This scenario would be a nightmare for the tenants. Having the landlord living across the road sticky beaking through his curtains/blinds at your home all the time. Who was that? Why are you driving a truck? Whose moving in? Creepy, invasive and not worth the rent. I realise the landlord is elderly and possibly in the early stages of dementia but that's not the tenants problem.

Agreed - everyone is blah blah about dementia but I'm feeling that part three is going to set us all straight. If a tenant calls the landlord and asks for pest control services then he's responsible for pest control services. He didn't want these tenants because he didn't like the fact that they asked for him to do his job after they moved in. So then he goes whack a doodle and acts like Travis is not on the lease. If dementia is at the root of his paranoia, so what?

I own a rental property. I have an agent manage it. Avoids all of this sort of stuff. Absolutely worth the %10 of the rental fee. Eg I had no idea that the landlord is responsible for pest control. But when my agent requested I give them permission to get an exterminator in for a cockroach problem I just said sure and payed for it. Maybe if I ever end up with a few rentals and once I learn how it all works and what to watch out for, I'll consider managing a property myself.

I was in a basement suit and had huge Carpenter ants parading in a straight line through my living room and kitchen. Landlord called pest control, they sprayed. I came home around midnight from work, I hear feel a crunch with every step. Hundreds of thousands of dead ants like a giant carpet everywhere. I told a landlord about multiple squirrels in the house I rented. She told me they (the rodents) were here first.

Usually there is a main signatory. This is a case that really goes round in circles. For me the case is, did they pay the rent. Did they leave the property in decent condition. Sheer pride would ensure that the person leaving would clean the place from top to bottom and make sure that they paid the rent. As to who is living there, insist on photo id and do the appropriate financial checks. The thing is the property is in the same road as the landlord. Why didn't he just take pictures of people arriving and leaving. I have rented out property and did quarterly inspections, had a company monitoring and so on but still ended up with a bill to correct damage because the person living there had lost their job and left.
