1st trick- dont park car in garage. Use it as a gym and theatre 2nd- buy property asap, keep it alap. Enjoy the beauty of compounding growth.

We have been using garage as gym and kids play area till last winter. Since new baby came last year , we have decided to use half of the garage for one car just to keep it warm in case to take baby out in the morning for any reason etc . Other half is still gym ( mostly for spider nets and recycling bottles unfortunately lol 😂)

Its better to pay mortgae weekly instead of paying monthly,and dont add property tax to your mortgage...

Absolutely right . More frequent payments are very effective to pay off early. I agree with you. And we don’t have ppty taxes added to mortgage. Very valuable point 👍👍👍

And in our case , we are paying bit extra every month as lump sum to the capital . Just because increasing frequency doesn’t look safe for our current situation.

വുഡ് ആണ്. Plywood. പുറത്തു vapor ബാറിയർ ഉണ്ട്. പിന്നെ wall നു ഉള്ളിൽ fiberglass ഇന്സുലേഷൻ ഉണ്ട്. ഈർപ്പം വരില്ല

കേരളത്തിലേപ്പോലെ concrete വീടു പണിതാൽ എന്താ കുഴപ്പം. അകത്തു insulation കൊടുത്താൽ പോരേ. ബേസ്മെന്റ് ഒഴിവാക്കിക്കൂടേ

ഒരു ഇഞ്ച് മരം ( plywood ) ഒരടി കോൺക്രീറ്റ് നേക്കാൾ ഇന്സുലേഷൻ തരും. ഇവിടെ മൈനസ് 50 ഒക്കെ തണുപ് വരുമ്പോ ഹീറ്റ് ആക്കാൻ കോൺക്രീറ്റ് ആണേൽ ഒരു പത്തടി thick വേണ്ടി വരും! ! Plywood ഇട്ടു അതിന്റെ ഉള്ളിൽ ഫൈബർ ഗ്ലാസ്‌ ഇന്സുലേഷൻ ഇട്ടാണ് ഇവിടെ പിടിച്ചു നിൽക്കുന്നത്

@@joeandjinuscanadiancafeഅവിടെ brick cladding കൊടുക്കുന്നുണ്ടല്ലോ. അതിനു പകരം brick walls പണിത് അകത്ത് insulation കൊടുക്കണം. Basement പണ്ട് stone foundation ന്റെ frost resistance വേണ്ടി ആയിരുന്നു. ഇപ്പോൾ strong ആയിട്ട് concrete beam കൊടുത്ത് ഈ clumsy basement ഒഴിവാക്കിക്കൂടെ

മോർട്ഗേജ് പേയ്‌മെന്റ് സെറ്റ് അപ്പ്‌ ആദ്യ വർഷങ്ങളിൽ ഒരു ചെറിയ തുക മുതലിൽ വലിയ തുക പലിശയിൽ എന്ന രീതിയിൽ ആണ്. 1500$ അടക്കുമ്പോൾ അതിൽ $500 മുതലിൽ $1000 ( ഏകദേശം ) എന്ന അനുപാതം ആണ്. അതുകൊണ്ട് ആദ്യ 5-8 വർഷങ്ങൾ നമ്മൾ എക്സ്ട്രാ മുതലിൽ അടച്ചാൽ നല്ല ഒരു തുക സേവ് ആകും. $1200*12 rent = $14400 one year $1500*12 mortgage = $18000 in which $12000 interest and $6000 capital ( just for approximate numbers) അതാണ് 5 -10 വർഷം എങ്കിലും താമസിക്കും എന്ന് ഉറപ്പുണ്ടേൽ മാത്രം വീട് എടുക്കണം എന്ന ഐഡിയ പറഞ്ഞത്.
