Living in Miami, it scares me how many of these new constructions in Orlando are made with wood, even 2 and 3 story structures made of wood.? That won’t fly with Dade county code that I’m familiar with. Are those structures safe? How do you look for a home that’s built with block or concrete?

I just moved from Miami. Codes here are just different. We're pretty far from the ocean, the threat of a massive hurricane isn't as big. Also, the first floor of my home is cinderblock, the 2nd floor is wood.

Hi Ken, according to Mattamy homes website, there are still 12 new construction homes available in Celebration. Prices start at 1.3 million up to 2.2 million.

+ 1 for Sunbridge. I think what Tavistock does there will surprise to the upside over the long term. I currently live and invest in Lake Nona and am building a new primary residence in Sunbridge. See you in the “naturehood” soon.

Tavistock has done NOTHING to accelerate road infrastructure in Sunbridge, or even pushing cell carriers to activate the new cell tower there. Useless.

Hey Ken, I'm closing in the Hills of Minneola area next week. Personally, I think that area has potential to be the next Winter Garden in the next 5-10 years with all of the development coming that way, including the Crooked Can headquarters. How much appreciation potential is there for Minneola?

Another solid video Ken. Lake County, with the turnpike for a reasonably quick drive to Orlando, is an affordable option. The question is, will those in charge have the foresight to get a handle on the traffic needs now, or wait until they are playing catch up?

Question - do project managers on site really want to even answer questions, or are they more concerned with meeting deadlines imposed by greedy builders? I have bought 3 new-build homes in the past decade, and I have never seen project managers on site - they are usually in meetings with their bosses or show up only for scheduled progress meetings with the buyers or at closing. You're better off if you randomly run into another buyer and ask them how their experience is/was.

Not everyone is from out of state. A lot of people are locals that are just sick of renting. That said, you’ll have to drive to Lake county, polk, or some areas of Osceola County to find some thing that’s “affordable” something in the 300-400k range

My husband is about to take a job with Disney and we are so sad we will prob be stuck in a town home. No back yard for our kids. We can’t afford 700-800k for a decent single family home. 😢😢 PRAYING for houses to start coming down.

@@JessicaTheEngineer affordability is at an historic low but prices don’t seem to be moving down anytime soon with low inventory (rate lock in effect). In addition to looking further out, might need to get creative. For example, SFH with garage apartment to help offset mortgage payment, seller financing, assumable mortgages. Some TH’s may have a nice park / amenities in the front or nearby for the kiddos too. Just some thoughts.

I hate the new construction. We know about the down sides of sprawl and car dependency but the keep build these rows of mediocre kinda ugly single family houses without considering real community. It also doesn't look like they're focusing on affordable housing enough.

Everbe is also next to the county landfill and you can definitely smell it on the many days they burn off the methane. Just a consideration for it.

I can afford to buy a house now and there are so many good options out there with inflated prices and mortgage rates on because of the cost of everything is so high. I feel like buying house is buying a Bitcoin now. Very risky and long term investment. I decided to wait until the end of 2024 to buy a house. The fear of recession and market instability is very discouraging me to invest nowadays. Seems like cash is going to be king soon and it is already expensive to get it now. Trying to figure out what is the safest and best way to keep the cash and let it grow. What do you guys think about high yield saving account. You probably make below inflation rate but ability to access the cash with little bit of growth sound like not a bad idea nowadays.
