There is a new affordable prefab home company getting ready to start production in America. Roombus is the latest prefab company attempting to make housing more affordable with their modular smart house, Nest. Nest comes in 3 different sizes starting at just $59,000 for the 240 sq ft home called Nano. Roombus joins the likes of Boxabl and Studio Shed in providing more affordable options as affordability seems to be becoming harder to attain. Right now they're taking reservations for the homes for $100 but it is yet to be clear when production will officially begin. In this video I look at who is behind Roombus, take a look at their lineup and talk about some of the cool features they're offering.

The larger one is super cool. Love the technology features. But I'd really like to see photos of actual homes. Like you, I'm always a bit suspicious about builders with no actual show homes and just designs. That means they haven't gotten the bugs out of their build and test and production processes or really understand their costs and supply chain. There's a lot of risk for someone prebuying one of these. I wouldn't want to be buying the first one off the assembly line, but I hope they do well. Great concepts! Thanks!

Prefab structures really only save you building time. They never talk about the costs outside the structure. You still need a foundation, utility hook-ups (which can involve a lot of trenching), then there are transportation costs to get it to your site, plus a crane and crew to place it on the foundation, and how about the cost of the site itself? Now if we're talking about California, the cost of the lot alone can approach a million dollars so it wouldn't make any sense to put an $89,000 prefab on a lot that expensive. So I'm not against these cute prefabs but stay grounded in the realities of ALL the costs involved not just the price on the web site.

I just moved to California, and would like to clarify: - You can buy land for reasonable prices, within ~1 hour of major cities like LA or San Diego. - Reasonable = under $200,000 - Now, if you want to live in highly populated places, then you are north of $1M. But that is the same in other popular places like Atlanta, NYC, Boston. And I assume also same in places like Dallas or Austin.

What are you doing making videos about Roombus when you don't know spit about them? They have an Email address on bottom of the web page you looked at. Can't you Email them about kitchens before making a video? It looks like a bunch of computer-rendered BS to me.

What a fkn joke. No wonder people are living in the street.. let’s see , 20-30k for property, if it’s even allowed, electric water septic. For another 20k. 5-10 +K for taxes. Lol I’ve a 3 bedroom on one acre for 700 a month. Taxes and insured. 2 car garage, a tool shed bigger than that shack. At your calculations my house would be a bargain at say 400k I’ll sell to any interested. But hey you guys live in a place where a homeless gardening shed with nothing cost 300k to build so...😂

These options offered by this company have great potential in responding to the current need for affordable housing. I could envision the smaller units as temporary housing in the aftermath of a natural disaster. Your videos are both informative and humorous. Your asides are funny and crack me up! Sorry to say this, but the fewer details they present the more likely that it is just shiny CAD File models they have got. Most of these businesses fail eventually when they realise the enormous cost of a factory and a sales organisation.

Looks more like a software company trying to figure out how to build an electronic house. So far they've built precisely one unit, with no shortage of hype, pushed-back announcements, and digital 3D renderings. Vaporware wrapped in melamine dreams.

Keep the reviews coming! I need affordability and want the features, plus I only am going to buy if they have that IRC standard. I’m concerned about the wait times as the possibility for a company to fold could happen in this roller coaster era, Boxabl is an example.. Love your channel.

I have been looking into Roombus but am starting to wonder if they might not deliver what they promised. I hope that’s not the case but there are no real world examples or reviews.

These prefab homes sold today are way too small and way overpriced. We need to go back to pre-cut, fully packaged, factory-built but site-erected homes of which millions were sold and built in in the 1950's and 1960's.

From what I see. Is just nothing more than an idea being fleshed out. I see no actual product..... So I wouldn't order one because it may not exist? You may never. Get the home you order.?

These are okay for California, but the flat roofs aren't going to work in snowy regions. They have the solar panels up there at such an angle that they would be completely covered with just a 6" snowfall. And do you really want that whole bedroom wall to be glass in a cold climate? *shiver*

The minimum sq footage of a home in GA is , according to some sites, 70 or 320 sq ft.... Its fudggy on the minimum per any state; yet, some states are blunt and say it while some other do convoluted BS that confuse you on the size a dwelling has to be to be considered a home on its own.... If you call any govt office or person working within these departments and ask they may say it but ask for a law, mandate, regulation, or something that gives you legal backing behind the tiny home being a home on its own... also see if you can be grandfathered in if said bill should change anything... I mean you don't want to find you spent money and was good under the laws but they change them later and trying to force you to move the property or tear it down.... In other words, people suck so you have to protect yourself against it.... LOL🙃 What a Great time to Be Alive.... LOL😬... I also looked at the website and it look like a cash grab to reserve renting or buying the object... I am not sure you would want to spend as of yet until you can confirm this is legit. Also, is the renting a rent to ownership or what... I mean you still don't own it and what land will it be located on since you don't own it and if you should not be able to afford rent. Is it all locked into contract on that being the price for as long as you renting it.... does it transfer... something like that of NY's renting laws. I would rather buy over that option to be honest but there's no product to buy as of yet.. I may end up paying more later if it is legit just to reserve but that is something I am willing to risk because this company is barely up as of now and the site is lacking a lot of information.

I genuinely don't understand the "high tech" smarthome features being incorporated into homes. I haven't ever heard anyone that isn't in silicon valley vocalize their desire for their homes to be tied to their phones and apps. It sounds more likely to ME that "smart" features are a further layer of excuse to jack up the prices to make them feel "premium" with crap no one actually cares about in a house.

$59,000. Is NOT affordable. For poor. And homeless. Or elderly at like $1,000. A month that price is up there in the roo high price. Or. They can make it like 40 years same as cash. Super low payments. Tint houses where originally created for poor or homeless at like $5,000. Or LESS. assembly line model T Ford type product super low price. Is possible. 🏗🏡🏠🧱💒🏘🏚

I'm watching these videos for two days. And I came to a conclusion: These prefabs are just for the "owners" to say "I have a house". Nothing more. Having in mind that they are extremely small, where would you put that? Some 50 km from the city where you work and have to travel every morning and return every evening? Isn't that exhausting? I'd rather rent for a 1.000-1.300 $ per month somewhere in the city rather to buy something like that.......It's like a tool shed.......one bedroom one bathroom and a dining room? Where will guests sleep when they decide to come? If they decide to come since driving for 50 km to come and another 50 km to return, I guess it's more economical to stay at home and we'll enjoy our company and dinner through internet? Bulletproof? Extra safe? From flooding certainly not. From burglars certainly not. From overwatch from the "big brother" certainly not. Try concrete. It's safer. And anti eavedrops technique can be installed

I do a land search and I want zoning and gas water and electricity and sewer or septic. Thats everything I want. I did find an actual land company I'm my state. Beautiful spots 300 miles south of suburbs. And I want land in the Bananna Belt in my state. Kerry Tarnow I'm doing my due diligence to be successful. Many thanks to your insight.

I would like a rent to own option as well. I have been looking at single wide manufactured houses and there are 3 bedroom units in that price range. they aren't smart houses but certainly bigger

The company was in fact registered in the summer of 2021 in CA as Delaware entity, so this means it is theoretically real. Still does not make it actually legit.

The homes look really good and I'm locked yourself that rent option would be great hopefully eventually it will come to the states here where I'm at the ranch ridiculous it's anywhere from $800 to over $1,500 a month you was talking about the middle class people that make it really hard on them they can't find the place to live in lots of end up with no home or no place to go I enjoyed your video look forward to your next one have a great day

While Roombus appears to offer some really affordable solutions and cool tech, in terms of roominess, interior space, and overall aesthetic, I'd have to go with Mighty Buildings 'Super Quatro' model. They're designed with consideration to affordability, functionality, and family needs. I think if Roombus offered modular rooms connectivity to enlarge their homes as needed, its products would seem more appealing for small families as well.

Could you do a video explaining the other costs associated with purchasing and occupying one of these? I.e. costs of land, connecting to the internet water electric and sewer grids, potential permits required, etc.

I've seen a TON of videos on here showing these modular/prefab homes in parking lots or lots owned by the manufacturer. I'd like to see videos of them actually installed on customer's sites. Most of these seem to be just prototypes of start-up companies. I never see these homes actually installed anywhere in real life.

I don’t think this company will make it. There is a lot to be desired in the background of the company, the logistics, and I doubt the pricing is going to stay this way. And I’m kind of shocked they are able to use “Nest” I have to wonder if it’s trademarked because I feel like company Nest is likely to move into a similar area and trademark it in a similar way. I kind of get the feeling this is a start up where the people behind the company take the money for a large salary and don’t hire people for necessities. I get funky vibes from them. It’s almost like they are ordering these from an Asian wholesaler and then customizing it. I can’t see how they are going to have a warehouse in LA??? This seems like a lot of things dressed up as something it’s not. But maybe I’m wrong!

At first sight, I liked Roombus' house better than Boxabl, but after researching further this company seems sketchy. Basically, no online presence, no physical presence, and the founder is from Nigeria, the country known for big-scale scams. Boxabl is huge, large following, received immense financial support from the public and even they didn't manage to come up with such upscale, smart concepts as Roombus claims it did with their team of like five people, seems unreal. Hope they prove me wrong but does anyone have similar thoughts?

Those houses are worthless invest that $50,000 so u can buy an proper home they are overpriced and honeslty not worth it some of em have life span of 50 maybe 70 year and what are u gonna do after 🤷‍♀️ in addition they are vey small no personal space if u have a family.

affordable to whom many cant even save up enough for a down payment for a cheap home with land for similar price and banks wont work with most people even when they do have the down payment money on cheaper properties

I’m about to buy a small home in Arkansas that is all chopped up in little rooms with a long kitchen. I would love nothing as much to find a small hope option with two beds one bath and an efficient kitchen. This looks close

Let me start off by saying finally, someone who knows what they are talking about and showcasing. Love your direct honesty and wish you much success with your channel here. Now regarding the above ROOMBUS Prefab and Smart Homes. I cannot find any phone numbers to contact this company... Nor find out their options of buying or renting for under $600 a Month... Their website is nice but kind of lacking the more important subject matter including talking to a real person or locating real contact information. Thanks for your reply in advance.

Interesting! This one is worth watching, although I think the floor plans shown waste precious square footage. I'm watching this in May 2022 and there are photos of interiors on the website but zero floor plans, which I think is fishy.

Yeah still not too affordable for people making 30 Grand a year. And with this current administration and the inflation skyrocketing lower middle class or upper lower class will never be able to afford one

Nestron’s shipping price is included in the overall price of unit. Which unit are you looking at and I will tell you what the cost is including shipping to port?

@@sarala1jan right just like any tiny you order in the states, transportation costs to get to you. Shipping overseas is added to unit price and is still under cost of most other units of similar size and luxury made in the states. Then transportation to you is separate. Yes I work for nestron on my own.

@@KerryTarnow I've been considering a tiny home for a while now, I have the space for it and have been waffling between prefab and custom built. Prefab is the best option in case something happens with the property and I need to move it. My roommate is 71 and medically infirm. She's not bedridden or anything, but we both know she won't live another 10 years, so, the house would be like a suite for me, and complete living space when I leave. I need something affordable, so, $500-800/month, considering putting more than that in savings for a while if the manufacturer does down-payment and financing. What I'm getting at, is you have helped distill lots of information into something that's actually helpful in a very practical way! The 1st video I saw was debunking the legend of the tesla house! That one hurt, but opened my eyes to the amount of fluff I'd have to sort through to get useful information. I can't tell you how useful you've been in such a short period. I subscribed to your channel less than a week ago and because of your efforts, have helped me plan better financially, as well as figuring out the style, size, and amenities of the house I'll end up with. Whatever it is you're planning to accomplish, I believe you'll do, in short order, sir!

This is easily the coolest prefab yet. Beats Boxabl, Cube2X, and Zennihome. I really hope this company makes it and these are available in 10 years when I start to look for property to put one of these on.
