Exactly. But people overlook that "minor" problem. In many towns/cities you can pay $100K or more for a sliver of approved building property. Then there's permits, compliance with building codes, payments for utilities and sewer hook ups, and so on. Add in contractors, since some towns don't allow certain non-approved contractors and/or a lack of skills to do the work by new owners. Often costs mount up so much that's it's wiser to build a house you can sell, instead of a modern hermit's shack. My city recently approved installing tiny houses on certain sized properties. Most houses built since 1970 would not qualify... not to mention if your relative decided to sell their house 10 years later. (They "own" your house since it's on their land.)

Be sure to proceed carefully if considering Incredible Tiny Homes. As of August, its business license had lapsed. It laid off a significant portion of its workforce a few months ago. It requires payment in full up front. I think maybe it started out good a few years ago but tried expanding too fast & too broad. I looked at them, seriously, as an option when it was still focused on all wood homes, but I ruled it out because as a retired attorney, I heard way, way too many promises mixed with "trust us," but saw very few promises come to fruition. I'm not saying don't buy one, but I'm saying proceed with extreme caution & only after exhaustive due dilligence.

I’ve built several tiny homes,usually modular 16’x12’, because the sections can be moved without a special permit. If they have a gable roof with the ridge along the 16’ center, they can be joined longitudinally,forming a third section between them. My recommendation for someone wanting an affordable tiny home is put the first $8,000 into the purchase of some good quality tools. First section would be the kitchen/ bathroom,the most expensive part.You can put a stackable washer and dryer in the back 6x12 part with the bathroom,the rest being dedicated to kitchen. On the center line put a 32” window in the bathroom with the plan to convert it into a door to the bedroom when you have CASH to build the it. The entrance door is set to one side on the opposite end. You have room in the kitchen for a twin bed or,as I chose, a recliner to sleep in. The transition room between the kitchen/bath and the bedroom is a simple 4’x12’ double closet. The third section is the living room. If you build this project while living in a small travel trailer,the progressive expansion feels enormous. The 624 square feet functional wired,plumbed,insulated, drywall inside,smart side siding,5 in 12 shingle roof cost me about $12,000 to build sixteen years ago. I’m sure it could be done now for no more than $22,000 bringing the total to $30K including tools and an I Pad to learn construction. My wife said I can move back into that mansion,but she doesn’t want to go with me. Sometimes you just have to choose what’s most important.
@randyross5630Ай бұрын
Maybe 16 by 12 where you are, but here in my State it's under 150sq feet with no permit, and or 12 by 12, or 10 by 14, or 8 by 16, but throw in a Loft, a None Attached Deck, and another under 150sq building on the other side of the Deck, and it's Doable for a Solo Person... Just Throw in a Septic Plan and Tank, and a Well, and You Got Yourself all Hooked Up in a Way that only a Septic Permit is needed...

An excellent post, Kerry. You can count on around $40 per sqft for a shell with interior wall studs. All you need is insulation, wiring, plumbing, sheet rock and finishing, floors, cabinets and fixtures, and the other things that turns a storage shed into a mini-house with 2x4 walls. Yes and some place to put the house, along with land improvements (foundation, electric, water, and sewage plus permits and usually contractors @ $130/hr for stuff to get you past inspectors). Any house shell below $40 is usually imaginary. For a $10K home you'll be looking at a finished 8x10 utility shed. Today's $100K house (in most towns) will be a very small house on the back of your relative's home.

Thank you so much! Amazon doesn't really hold companies responsible for truthful business practices, we've been victim of this. Amazon also allows companies to pay people to give them a 5 star rating now. Reported companies are not even notified of the complaint. This may possibly be part of why Amazon is facing a new court case for padding reviews and being bias towards certain sellers. Bottom line, you can no longer trust the review system on Amazon, they defeated the purpose of the system themselves. Easy to see proof is in your video. Fire example, those 'reviews' are questions about the product and guesses about the company that is offering this thru Amazon. So they are not reviews. A review by it's very definition is an assessment of a product that has been owned/purchased. How can people write a review of a product's quality, design, features, etc, if they are still at the stage of trying to investigate how to buy it? They can't, simple logic. So Amazon reviews go, logically they are no longer truthfully reviews, not a system to help inform about product experiences. They've become a means to promote good or bad products by a manipulated system. It's about greed. Thank you for such an informative, helpful, and truthful video. I'm sure you are helping save many people a lot of wasted time. 🙂👍

Most of these companies list a 70k kit but show a render with 400k in actual finishes and land cost. Per usable sqft/comp finishes they are not that much cheaper when all is said and done to a normal build. We checked prices in Colorado, Costa Rica and South Carolina when we built. Once shipping, land prep, finish materials and construction were added in the useable sqft cost was very similar. The build times are quicker so that adds some value if you are renting during the build.

A word of caution for any Amazon listing that seems too good to be true: check the reviews and make sure they match the listing. There has been a rash of scammers who take over the listing for an actual product that was being sold and change the picture and listing description while keeping the reviews so it looks like they have lots of happy customers. I saw a listing for one of these affordable cabin kits and most of the reviews were for a pair of work boots, with comments like "I bought these for my husband and he loves them, but they run a bit small and had to get a size bigger." This has apparently been a problem with a bunch of inexpensive electronics items coming from China for a while now, and the technique appears to have spread into tiny homes. It's not a guarantee that the listing is a scam, but if the reviews are for a completely different product I would advise caution before handing over your hard-earned money.

I saw the thumbnail and the title for the video and my thought was that the "Big Problem With Affordable Home" is what will work and what you can legally live in are far different and the cost is extremely different. I saw what looked like stacked shipping containers and that made me think of the local Kueber project from 2016. The Kuebers are a married couple, both movers and shakers and they had the idea of building homes for the fastest growing household size, people living alone. They bought 3 lots in a neighborhood of small houses in the process of gentrification. They saw the supply of cheap, small houses wasn't meeting the demand and prices were skyrocketing. Their idea was to build 2 container houses on each lot. It seemed like a workable plan, the tiny lots are cheap, shipping containers are cheap, easy to get and people were building container houses for very little money. They tried to get building permits. About a year of that and they saw the cost for each container house was going to be way more than the value of the houses in the neighborhood. The permission to build and unnecessary expenses required was several times more cost than it could have been built for. So, they gave up. I can easily find cheap tiny houses people have built that I would love to live in just like the people built them but, we don't have the freedom to do that.

Thanks for clearing this up Elon should start sueing these people for using his image with false advertising. It very damaging to his brand. Temu, aliexpress all are joining in on false representation of products, size, price, etc. This will be the major downfall of shopping online. Along with a major cause of mass returns. I also feel spending anywhere near 100k for something a fraction of the size of a real home with no land is ridiculous and the price gouging needs to stop.

Just curious. I was wondering if you know any sources that show in either a map or a ,list what the overlap is for all the real prefab companies is. Curious to look at Pennsylvania, USA look at just the companies that service that region and then compare and look at reviews.

Thank you for doing the detective work. Some people can easily be taken with a 'bargain'. Amazon has become such a haven for unscrupulous sellers and they continue to go unchecked. And those three 5-star comments, lame! A video on real lower-cost options (

These type of homes on Amazon have been around for a while and "journalists" like the person at People magazine don't really do any due dilugence to verify it's legit, they just know it will get traffic going to their media so they are part of the problem. It doesn't take that much research to verify, like you did. I've also seen low cost homes on Amazon that the picture is of the "finished" home but if you check the list of materials closely you find it's just the metal framing. No sub-floor, no floor, no interior or exterior walls, no ceiling, utilities, cabinets, or appliances. Thanks for the good info!
@cheery-hex24 күн бұрын
hm! I just watched a video about a guy who bought one of these, ONLY for Amazon to contact him and offer him an UPGRADED tiny house, same price. < (only AFTER they heard he was doing on video @ it of course). he ended up receiving the house they show in the photo, which is obviously way more pricy. now we know why Amazon did that!!

One of the challenges in the US right now is all of the FUD on many subjects because of data that is partially correct. One side says 'this is true!', the other side says 'this is a lie!'. Both are right and wrong. But it gets people arguing and maybe that's the point.

You have to know that a large part of any house construction is land, septic (you won’t be able to build a house like that in a development with sewers) water and usually foundation.

These remind me of previous fads. Hot rods, cafe racers, and craftsman homes were once DIY innovations to make what was available to you do what you wanted on a blue-collar budget with sweat equity. When the end result became popular, the OEMs, and companies started selling products that mimics that style but defeats the purpose by removing them from blue-collar budgets and eliminating the sweat equity. Container homes and barndos were the same kind of innovation, and now companies are moving to defeat their purpose by removing them from the blue-collar budget and requiring no sweat equity. If you want that incredible container home, procure your land, google surplus containers, start watching Bob Villa, and be prepared to get your hands very dirty. It won't be easy, but you won't be disappointed or ripped off by some company trying to sell you a pseudo-custom concept at a premanufactured price. In other words, built > bought. The cool kids build their cool stuff. Wannabes buy some engineer's preconceived and marketed notions of cool at an inflated price.
