So, the bottom line is; this isn’t an affordable prefab home! It’s a package of parts for barely a shell. To make it actually livable will cost at least double and that doesn’t include a piece of ground to put it on! Which is why people are living in RV’s all over the country.

This is so true, my brother is an rv salesman and right now the only people buying are people who intend to live in them and many of those people don’t get approved for loans bc interest rates on rv loans are also through the roof right now

So true - easily double, excluding the land, utility hookup, septic - some form of foundation (depending on code in the area). For the total price, there are many areas in the US (albeit more remote, less jobs, etc.) where that will get you a 3 bedroom home on a nice lot.

People don’t realize that if they can’t afford a home in the area, they live, they can easily move to an area elsewhere where there are affordable homes, and most of those areas aren’t far from City’s and work. While I do like that style of home, the manufacturing of these places is what terrifies me. Because you know these companies are going about building these as cheaply as possible, which will make many of these manufacturers cut corners that they shouldn’t and cause people huge headaches down the line. Much better to find a new area to live that you can afford as opposed to getting something you don’t know much about and there is no data yet on the longevity of the construction and parts used.

My grandmother bought her wood siding home from a catalog in the early 60’s. It was 1000 sq ft. According to my mom, it came in boxes and you hired your own crew to assemble it. I loved the hardwood floors and big front porch.

At this point of homes being overpriced and mortgage rates being outrageous, I think people should start building their own homes again like the people in my grandfather’s era did. Back then you did not have to pay the mafia fees of what they call permits now. Rent and mortgages are getting to the point that it’s almost better to live in a tent.

From 1808 to 1940’s Sears, Roebuck sold kits homes in 370 different styles, from Colonials to bungalows. In 1920’s prices ranged from $ 600 to $ 6,000. In todays dollars $ 8,400 to $ 84,000. Many of these are now million dollar homes. From the pictures on line, they look a lot nicer than that box of a home.

For me, the ability of Home Depot to adjust building plans based on local codes/ordinances is a critical plus and distinguishes them from virtually all of the other builders I am aware of. For anyone who has attempted to build smaller homes, this has been one of the primary obstacles.

He should have shown a completed version of what you get for the $44K. I can build a 500 sq ft dried in wood structure with no finishes, no MEP's,.. no doors or windows,... for about $5k. Steel is the least energy efficient matrial to build a structure where you need to cool and heat the interior to live in. You'd have to be amoron to pay $44k. And by the time it's finished, it appears the price would be closer to $100K. These are over pried flashes in the pan. The gayboy who got all of the views on a post obviously has no clue. He just lucked out with the views. I have no desire to even go look for it.

And I have a patent on a concrete and steel modular building system,.. so I'm not against steel. I any any DIY'er could build the same 500 sf dried in structure with steel for much less than $44k. It's just a prefab steel stud kit apparently. This is nothing new Building that small a structure out of steel is just a Rube Goldbergary. And for that price is ridiculous.

In pricing a retirement home, I'm looking at steel frame homes. You put the proper insulation into that home, and it will be just as snug as a bug in a rug, as with the wood frames. But it will be cooler in the summer, since the metal does NOT hold the heat from the sun, and radiate that heat back into the house... like my wood and brick home does. PLUS, I CAN GET MORE SQUARE FOOTAGE IN THE STEEL FRAMES, FOR THE PRICE OF WOOD FRAME. YES, YOU NEED TO READ THE FINE PRINT: NOT ALL COMPANIES OFFER INTERIOR WALLS WITH THAT STARTING PRICE. Since, YOU are responsible for buying and designing your interior of your Steel Frame home, YOU CONTROL THE COSTS. You don't add up the total cost of the interior, until you are ready to build, and YOU ALWAYS PLAN AN EXTENSIVE NUMBER OF OVERAGES TO PREVENT YOURSELF FROM GOING OVER BUDGET. Hey Kerry, imagine three of the less expensive prefabs from HD, with a courtyard in the middle, inside an industrial greenhouse. Like the Nature House movement in Sweden. Your prefabs would serve different purposes, main bedroom, second bedroom in one, kitchen, dining room in another and living room, office in a third. There are lots of greenhouses out there that could be converted to serve as the shell. Prefabs that cut costs with - no insulation, no worries about weather, one kitchen serving all three. Rooftop ventilation, solar panels for power, woodstoves and geothermal for heat/ac, water recycling and off-roof collection for back-up to a well, and room for year long family agriculture inside your greenhouse. Put it on a few acres in the country, seems like paradise to me. Maybe it would be crazy expensive up front, but it might be worth it in the long run and it would be nice to be that independent without being a reclusive "Mountain Men" type.

That's an out-of-the-box idea. Interesting to think about homes inside a greenhouse. Definitely a thought I've never considered. I might rather live in an Earthship type dwelling, but I'm not sure. I'd like to try both for a few months and see what I like about each.

This is a funnel for Home depot to sell you everything you need to furnish the ADU, which is where they are going to make their money. Good business model for them, as consumers are tapped out for renovations, but if they're looking to gain some rental income, this is a great option.

There is a really cool company in New Hampshire USA called the Shelter kit. It's a pre-cut kit, fully stick built and affordable if a person is willing to build and act as the GC for foundation, plumbing, electrical ect. It's very similar to this.

Since the kit only contains steel framing and wall covering, for around $44,000 one could purchase two, creatively conjoin them, and stage rooms as desired. There would only need to be one kitchen with appliances. Two bathrooms along with the 2-3 bedroom layout would be ideal.

Yeah $80+ for effectively a shell is actually kind of expensive when you consider that’s just materials. I think the average small contractor would build it from scratch cheaper. Also not the quick few day install like the more true options. Love the content!

Having built a prefab 3 bedroom house with a full basement in 1982-3 I already knew there wouldn't be much beyond walls and a ceiling. After watching your excellent video I started to ask myself some questions based on my experience. How well can you insulate this? What kind of wind force will this stand up to? What kind of snow load will the roof sustain? Anyway, it was fun to watch. Great job!

Thank you for doing this video! I get the impression the corporate overlords are thinking if they can get us used to tiny homes, we’ll need less money and space to survive. Don’t get me wrong, I like the idea of time homes, even more, tiny homes in tiny home villages. But if corporate America’s getting involved, it’s going to get ridiculously expensive, little independent companies will be bought out or forced out, and local government is going to charge extra fees, permits and taxes, and make extra requirements to take advantage of the struggling working class and poor.

Great review! As a 20 year building professional this caught my eye. Just as I suspected, there is no cheap solution to building these days. This kit is nearly twice the price of my framing labor and materials (using traditional wood lumber) for a custom designed 500 sf ADU in the San Diego area (a relatively expensive place to build). There are so many variables in building an ADU related to local codes (which determine where you build with respect to property lines, how many square feet you can build based on your specific zone and lot… just to name a few), not to mention tying into your existing utilities which often requires trenching to access and upgrades to support the additional draws to the infrastructure. In my market, detached ADUs require their own solar (usually around $10k). Then you have all of the other costs like rough plumbing, rough electrical, insulation, drywall, cabinetry, countertops, appliances, plumbing fixtures, light fixtures, and so on. These kits are a great idea but could become a nightmare for someone with no building experience.

Thanks as always for a great review Kerry. I listened to another reviewer from Louisiana yesterday. One big issue here is the usual, weather resistance. Saying a building is hurricane resistant is not saying much. Everything resists high winds for a while. Saying it is Florida Hurricane code compliant is what we want to hear. No wind rating and no snow load rating. Saying the roof deck is optional...Hmmm. Does that mean it requires a different roof system??? Also this requires that you buy doors and windows. Impact resistant doors and windows aren't cheap. I've priced them. Those sliding glass doors are neither secure nor useful in climates with lots of bugs. The screens are the first things to fail. That said. hooray for a steel frame!! That I like and it looks cool. I wonder if the build can be raised?? Seems I could be.

I like your vibe approach to research, dry comedy, & inspection of facts. Well done! Thanks for hard work & constant search. I stay on homestead with limited housing and these builds are super important to study. Honestly everyone just look at the damn blueprint and start replication, the mobs can charge whatever they want for a small size home. They are eclectic and modern but a fraction of square footage our forefathers basked in; is our housing crisis solution really cramming people into small spaces? Learn more to build and do, it will save you tens of thousands, and you’ll say you did something with your life. Haven’t seen all your vids Kerry but I’d want to know more about the 3D printed homes, they seem in same ballpark price range but may have interesting approaches for content purposes, maybe you’ll hit that 30k thumbs up (almost there!)

I assume HD sells all the parts and accessories needed to finish these homes. It would be great if they had a mix and match list of recommended items to choose from. That would eliminate the arduous task of finding things that may or may not be compatible with the shell.

Complete parts list at a bare minimum. I occasionally do fab work and car part installations and the more complex ones done with pre-assembled kits are _always_ missing something. The item's description will usually say something to the effect of 'everything you need' but hours into the project I'll be short of adapters, nuts, screws, bolts, washers, or some specialty item only found at one place on the other side of the city. -_- Never thought the day would come that I'd need to seek parts at a plumbing store for a nitrous kit install on a car. Your last statement is something they ought to have. It'd be great to add some character to a prefab home without concern about whether or not something fits, making unnecessary runs to the store.

And you have to already own the land. Again, they’re marketing this as a second unit on an owned property, like a MIL suite or guest house.

@@72Dexter72Manley72 if it's a gravity fed system yes, but if the land is such that the county determines you need a pump system then it gets much more expensive. If you want to grow any of your own food you need a well or to connect to a community water system. I live rurally and we have a large community water system that costs thousands $$ to initially buy into (you buy a share). Here you can dig a well for bathing, toilet, and garden use but it has way too much iron content to use for drinking and cooking. I live in a very rainy part of the country and rainwater catchment wouldn't be sufficient for full-time living and gardening.

You did a nice job on the review….As for the kit, it is a crock…by the time all is said and done it is not worth it. Even if done yourself, your time is worth money, chasing permits, inspections, material shopping and pickup, and then hiring all the contractors for whichever parts of the build you can’t do yourself will explode the price. Home Depot doesn’t care that you buy the package and it goes unfinished because a person bit off more than they could chew.

@@keltaruusutravels4024 Didn't say I wanted a company to care about me, the point is that once a person buys it HD has no responsibility for helping a person finish the house and that person may be stuck with an incomplete house. They also will not tell that person what all is involved. DIY is not for unskilled people. As for your comment about being afraid to work. I was a carpenter for 28 years and never once had to advertise to get work. Most of those 30 years I was a self-employed finish carpenter working for several developers at one time with 3 crews of sub-contractors working for me. Followed by 3 years of self-employed remodeling and then 6 more years of self-employed lawn care and landscaping. That was all after 6 years in the Navy. Oh, and add to that, while working those jobs I replaced the entire roofing and siding on my own house. Done all my own electrical and plumbing. And repaired my own cars and trucks, from engine replacement to brakes and everything in between. And probably today work more hours in a day than you!

They used to sell whole home kits ranging from 80k to a few hundred thousand. It usually included everything accept appliances. They weren't prefab though, but they did come with detailed plans.

When you have set sized windows and doors and can only buy them from the same manufacturer, you would know there is going to be excessive overheads. Best option if you have some spare land and want a single storey dwelling, is to find a manufacturer of doors and windows first and base the design around those on a simple cad package. If you need an Architect for planning permission, it might only cost one to two thousand dollars. The amount you would save sourcing your own materials would probably cut the cost of the project by at least a third even with Architects fees.

I have studied this home a lot. Plus 1 home site is very informative. This home would still be far less than many of the prefab homes you showcase. Most of the same size prefab homes are $300,000+. One point in having a small home is supposed to be a small price. This company gives significant support to make these projects successful. Many building departments are now encouraging ADU’s. This home, in my opinion, has a lot of potential, especially for those capable of DIY. Don’t discount this house!

Exactly my thought. I was about to purchase the smaller version ($33k) two weeks ago and found out its just the basic shell. I did the math on in and it actually very pricy. Only reason I wanted this option was because I wanted to get through permits and build quick without having to go to the hardware store all the time to get materials for the week. But with all of the extra things you need and if you are already handy enough to put this together, you might as well stick build a plan you can buy already complete for $1k.

The problem I have with most of these homes is the construction is on par with a tool shed. The construction codes just don't allow many of these structures to be built. Just adding a room on a house requires 2x6 walls and the roof structure has to have minimum R40 insulation.

All and all if you bought this for around $50,000 drop $15,000 or $20,000 into materials and finishes exc. did most of the work yourself getting help with plumbing and electrical if necessary then purchasing a small piece property you would still be way under 100,000 in total cost of home land and install so with all the extras I say it’s still way more affordable then your average mobile/modular/trailer home so yeah if your truly in the market I think it would be a doable option to consider for a boho minimalist free spirt tiny home lifestyle setup

Finding property is another challenge. A lot of areas won't let you use prefab construction. Add price of land, digging a water well, getting electricity and installing a sewer system. Those 4 things alone where I live will run you about $300- 350K.

This reminds me of the Lustron Homes from 1950 except that those were larger, complete kits and had a variety of styles and colors to choose from. Unfortunately they were to far advanced for the time. Only about 2000 were sold and the company went broke in 1951.

They are close to 70 years old, so the porcelain exteriors are showing less "lustre" but the design is so fifties phenomenal....and in such great colors like deep red, deep turquise, gray and yellow. Those Concrete Geodesic Dome Kits are cheaper for a shell and more fire resistant and it sounds like, more insulated. Heat also circulates nicely in a dome shape. A little more ugly maybe, but bang for buck. Metal building also have condensation problems which really are not nice.

even with the crazy price of most building materials now, you can build that home for a fraction of that price. a friend just build a 3 bedroom home for 55k, stick build, nothing special, nothing fancy, but still a solid house. i understand pricing is different on where u live because of property costs and how much it costs to get concrete poured and so forth, but that is a small home, u can stick build that for a lot less and with those finishing's too. you can learn most of what you need online.

I’m still interested because even doubling the price for infrastructure wiring, finishes, unexpected costs, etc. might keep you around 100k. Not bad compared to pricing of finished homes relative to this size. I like they require you to present to local county authority for building codes sign off before purchasing. Our land is rural, unrestricted so I’m optimistic we could do something like this. Would get a quote from local contractor, too, to compare to new build costs.

I agree with Ihab and Kirk. Where I live, the average price of an old house (that would most likely require renovations adding to the cost) is STARTING around $350,000... Again, for an old house. I'd much rather put that money into something new, where I know exactly what it does and doesn't need. Even if I ended up spending twice as much for the initial kit, it's still quite the bargain compared to "buying other peoples' problems," so to speak. Food for thought. THe first home I bought after getting married was a two-story Dutch Gambrel made by Sears. It dated back to 1930, and was extremely well built.

A modular home, at least in PA, is about $50-100 per sq foot, and those usually come with basic appliances and are better than just a flimsy shell. They sell them as small as 1,000 sq ft (which is twice as big as this tiny thing) and for square footage, the modular home is actually cheaper. If you can find something around $50-60 per sq. foot, you'll be getting almost twice the value as this thing. I can't really see where this thing would be anything more than a camping hut or something, which is why it is called a "getaway house", it's not for actual 24/7 fulltime living. It's like a vacation spot in the woods or something, something like a log cabin. You wouldn't use it as a primary home.
