Finds eroded shack, revamps it into heritage landmark home

When Ju Tan and Courtney Janak searched for a home in Santa Fe’s historic downtown neighborhood, the only affordable spot was an un-permitted shack on a corner lot well-exposed to passersby and in danger of the adjacent eroding hillside.
“The lot sits in a depression and I remember the first time I came, I thought, ‘oh, this is really bad feng shui’”, explains Tan. “It didn’t feel good at all, but when I walked into the site somehow I felt like it could work, there could be a nice nestled feeling within the site to build a house.”
They filled in what had been a literal cut in the hill, built retaining walls, and began nestling their home onto the small lot. To achieve the required Pueblo-Revival style look of the neighborhood, they opted not to use adobe since it would have required an expensive 4-foot-thick wall (to reach efficiency standards) and instead built with stick frame and a stucco/cement cladding in earth tones.
Appreciating the feel of natural materials, they chose adobe for the floor and Tan spent weeks treating it with a linseed oil finish (for both colors and as a sealant).
With no real carpentry experience, Tan built most of the shelving and much of the furniture in the home using recycled wood. He created a stain for the kitchen cabinets and shelves using a mix of vinegar, rusted metal, and water.
The roof is outfitted with wooden “canales”, rainwater drains projecting out from flat roofs on Santa Fe Style houses and water is captured in barrels with a total capacity of 300 gallons which Tan uses for watering.

I was born in Albuquerque, we lived in Old Town for a while, and in a part adobe old home. My grandmother is from Zuni Pueblo, and the colors and textures of NM are in my dna. Even though I now live by the ocean in NC, I'll always love NM's sacred beauty, it lives in my heart. And, this home is an absolutely beautiful personification of the spirit of Sante Fe.

A lot of respect for Ju actually working on his home. I used to be a construction worker and I would hate when rich home owners walked though with their pals and said they are building this or that...like, no you're paying people to build it, cut themselves, get headaches, sweat to build it. Ju seems like a really cool and no pun intended down to earth dude. This house is so cool too.

My first project as a contractor was for a prominent Reno art dealer who wanted a Pueblo style house. It was much like this house, a stuccoed wood frame structure. Ceilings were tradition Vegas and latillas imported from New Mexico by the owner. Floors were all brick. Seeing this nice project bought back a lot of old memories for me.

It’s another “sad” autospell event... vigas (my autospell wanted to change it to Vegas, as well). I lived outside Santa Fe [in Eldorado]. 20 years Albuquerque (youth thru college at UNM), Corrales, Alamogordo, Las Cruces and returned to purchase a home in the Rio Grande Conservancy District of ABQ. Sandia High graduate. Even though I’d been all those places in NM, it wasn’t until the Eldorado home, with vigas, latillas, saltillo tile floors, and where we had a kiva fireplace did I learn how to build a “proper teepee” fire. I loved seeing it again. New Mexico is ethereal and this video completely embodies it.

Is Ju Tan formerly from Singapore or Malaysia ? His accent is so familiar. What a wonderful family home in a lovely city ! In terms of design, I LOVE how the home was kept to the adobe style with gorgeous painstaking handiwork, and from one who admitted he grew up in a city with very rudimentary experience in woodworking. Kirsten's channel is such a pleasure : a natural, honest approach, letting the people and homes speak for themselves.

Northern NM is is very cold and snowy. If it's 11 degrees here in Taos County, maybe 75 miles north of SFe and an average of 7,500 feet elevation, then it's maybe 16 to 18 degrees in SFe. You probably want southern New Mexico's low elevation and much warmer clime. Carlsbad is always warm.

Rosemary, Oregano and Sage do exceptionally well and then you have to heavily rely on local regional plants-which, once you figure it out, are stunning. This right here, is my dream-there are properties all throughout NM that could be made incredible and I dream about what these amazing people did, constantly. It was very warm in the winter and cool in the summer, the insulation properties of adobe are EXCELLENT,,,, it has stayed strong for over 125 years, and my grandchildren live it even now here in 2023!! His explanation of an adobe wall's r-value is a bit misleading. First, New Mexico has a separate set of rules for Adobe construction. Second, most adobe homes these days are built with exterior insulation which wrap the adobe - providing adequate insulation and the benefits of a thick masonry wall. He's technically right, you'd need a number of feet of adobe to achieve the r-vale he states, but nobody would do that, they would just use exterior insulation. I'm a big fan of adobe if you can't tell.
@ZeoCyberG
@ZeoCyberG 3 жыл бұрын
Well, general issue with building codes, etc. is sticking to established standards but lacks the flexibility to easily accept alternatives. Like R-Value is only one of many ways to manage energy efficiency... Thermal mass, being another, for example, which Adobe and other earth based structures can take advantage of... There's basically many ways to get the same end result but the system is designed to avoid liability and thus unless it's common it's very hard to try anything different...
@MichaelJanzen
@MichaelJanzen 3 жыл бұрын
@@ZeoCyberG Agree completely. I think the codes focus on R-value because they have numbers to put in the codes. Thermal mass, vapor, water, and air protection is so much more difficult to codify.

Reminded of Don Van Vliet's response to David Letterman; when asked what his painting meant to him. Don replied - ''I'm just trying to turn myself inside out.'' The same can be said here of the inner beauties of both the recorder & recorded.

I like the design and the material. Indeed, when one can do it with good friends is a joy.

Ju Tan sees beauty or potential where others do not and turned that lot into something beautiful. He probably bought it cheap but now that property is worth so much more. BTW he is from the beautiful island city of Singapore ~ he has that unmistakable singaporean accent.

Santa Fe architecture is so relaxing. :) Especially compared to the jarring architecture of Denver. I always hate to come back here from vacays in NM. :(

Great Santa Fe digs! Love the colors that came out on your walls=none better! Also really like the industrial style lights above your dining table, they just fit. Enjoyed your creation came out great, our home is Adobe as well, the skins or outside layer are cement, oh well, thank you both for sharing your creation, enjoyed your video %100!

This is an amazing house. Ideas and choices so simply made, executed and beautifully explained. Great that they don't need air con. The skylights worked really well and the lighting was fun and whimsical. I'd be almost living on that roof I think!
