This is good advise to many new buyers regarding OC. Please also note that OC is given by PCMC and PMC without checking if STP is working or not. In all recent new projects STP is mandatory. In most projects builder does not build STP as per engineering guidelines and then there is foul smell issue that residents have to deal with for their lifetime. The society members will have to then figure out what is the issue. If possible please make a video on this educating your viewers

Thank you so much sir for taking my question regarding OC. Even if i dont get OC right now and wait till i get the OC anyways i had paid all my money to the builder. So i dont really know ke OC kb milega aur tb tk mera possession nahi hoga. So what should be the wise decision to make here and what are the rights of a owner because we have seen many times even after RERA verdict in favour of a buyer on ground nothing major happens.

In all underpass the tempos, truck dumpers, and bus drivers are very aggressive and don’t follow any rules. Many auto and taxi drivers also drive in double lane blocking opposite traffic. The authorities need to be strict to get drivers to learn. It will take many years to discipline

Punawale has the worst traffic jams lasting up to 2 hours, along with issues of water and electricity shortage. just bubble by builders even with new road traffic will be worse.. i made a mistake ...............there is no plan for road wideing .........do not fall in low price

@@Researchwell814Correct. Infact, nowdays salaries are increased so much in IT that youngsters have lot of money in hand. One of my friend was having 11 LPA package till March but he switched and got 26 LPA and suddenly he is so much behind buying a flat. Earlier he was not even interested cause salary was less. So IT salaries is actually motivating buyers to buy flats. + 2BHK Flat is now mandatory to get married for boys otherwise girls parents don't even consider him for marriage. This creates another pressure. + So many Punekars/maharashtrians friends of mine have left for other countries but still want a flat in Pune to retire or for their parents and with higher salaries abroad they can easily buy now flats in Pune. + Double income at home - both husband and wife earning a lot in IT gives more power to buy higher priced flats easily. All such points will never allow flat rates/demand to come down.
