There needs to be laws against super corporations buying en masse single family homes. If mega corporations own the housing market they can list their price no matter how unfair and people have to deal with it. Not to mention it prevents the ability for Americans to own anything

What price range home buyer will benefit? An actual starter home with 1-2 bed rooms w/1 bath. Be realistic about what people can afford on a budget that may only earn 30k-60k, and this will probably exclude minimum wage earners. Hopefully not a suggestion of a trailer home in a rental park where HOA will eat up even more money. I live in a town in illinois where i know these homes exist but as fixer uppers in order to be affordable. The thing is, most realators never list these to market but notify investors that rehab these to turn into rentals. Where is the fairness in that for the regular consumer, first-time home buyer in order to build equity?

Trump has never been big on details of how anything will work. That's why we never got infrastructure, healthcare, chips, or anything else he promised. They were all core tenants of his campaign the first time around and never came up with even a single page outline of how any of it would work - which is why those things never happened. I would suggest not holding your breath for any detailed plan for fixing housing. Famously, in the debate, he had "concepts of a plan" for improved healthcare - something that he's been promising for a decade now. If he can't come up with something that important, we're getting bupkis on housing.

Fixing the home interest rates does not matter since home insurance is unstable itself. More and more people are not able to even get home insurance coverage and others keep having their rates raised to the point that the insurance costs far exceed the actual mortgage. People need to start asking is it even worth buying a house when the house may not even be worth all the money that is being paid into home insurance premiums. Something has to change first with insurance companies before I would even think of buying a home.

@bmoreblondie6301 THIS RIGHT HERE ^^ The problem though is that no bank is going to lend you money with the risk that what you're using it on is going to go up in flames and them not get their money back. Unless you are going to pay them loan shark rates to compensate for the risk. That risk is traditionally pushed to the insurance companies. That is why mortgages are more lower rates compared to unsecured loans.

Yes and maybe we should get bigger credit cards to pay for groceries since the price is going up up up. More consumer debt through bigger loans is only going to make the problem worse in the long term. The houses, just like groceries still need to come down to affordable levels. Giving people more access to credit doesn't fix the primary issue.

We have a similar thing in Maryland. It is called ground rent where you purchase a home but not the land. You may have to pay ground rent, which is disclosed but some buyers must verify ground rent fees. Not all homes are subject to it but it is common in Baltimore City.

Lower the mortgage rate is only one part of the pie. Because a lower mortgage rate means people can pay more for houses. But that doesn't make houses cheaper. Because that makes the houses sell quicker and in a competitive market nobody will lower the prices on their real estate. Flatlining sales in some places are the only things keeping prices in check right now.

All they will build is luxury apartment rentals. The real problem is that everyone qualifies to get a mortgage nowadays. Home 🏡 prices are based mostly on how much a bank 🏦 will loan. Therefore, rates should remain high, and all persons seeking a mortgage should have to have a 20% or more down payment! No more 3%, 5%, 7%, 10%, or variables length rate, nonsense. We need to stop ✋🏻 this everybody should qualify for massive debt craziness 🤪. 🤓

In Ohio there is a government program where they sale you a new build home in a target area for less than 200k they give you a 20k "grant" and a mortgage tax credit (25%) but you are partnered with the government. It's a 99 or 100 year lease on the land and when you sale you have to pay the 20k back to the government and you split the profits of the homes sale with the government. Lol

I currently live in a block and stucco home but have always been infatuated with mobile homes and what can be done with them. Have you heard of or know of any restrictions ( not geographical or zone) of moving a unit and being denied set up due to age. Heresy has been even if it's a year old you can't relocate it. Just 2 common sense changes would EASILY bring restoration to affordability: 1. ONLY private citizens or private family trusts can purchase SINGLE FAMILY DWELLINGS. Corporations and investment firms can ONLY purchase high density residences or commercial properties. They CANNOT own single family homes except when they are the lender in a single family dwelling purchase where the buyer’s default gives property ownership to the lender. 2. Municipalities CANNOT require that ALL residences must be ‘site built’ (unless that was voted upon and passed by citizens). And if not, the local permitting entity MUST grant residential permits to manufactured , modular, or tiny homes on purchases of vacant residential land which is neither part of an HOA nor bound by ANY CC&R (assuming the residence meets all HUD codes and requirements, as well as all setbacks for the land’s zoning). I suspect this will NOT be ‘allowed’ as a solution because it would address the problem SO WELL that everyone who purchased after 1st quarter of 2020 would be underwater.

No regulations means homes can be built with inferior products and fall apart and the buyer will have no recourse to recoup their losses. People need to learn to live in homes that will withstand the climate in their areas and give up luxury item, it's been proven a round home holds up better in a tornado, concrete holds up better to fires and not build in flood areas.

Lower rates and more supply won't help home sales. While I agree there are affordability problems. It's more of a demographic and cultural issue. From 1945 to 1970, the whole "nuclear family" was the cultural norm. The traditional house and kids was attainable for much of the US population. Dollar had more purchasing power, your dollar went further, goods and services were very affordable, opportunity was everywhere. Fastforward, people can't afford student loans, a mortgage, car, daycare, healthcare. Especially when a college degree doesn't even guarantee you $100k per year. The whole pyramid fell apart, and these incoming generations aren't falling for it. As each generation comes in and the further we get from the post WWII era, the more people reject it. The "nuclear family" was simply just a phenomenon of the whole world being blown to bits as the US was the only game in town for nearly 30 years. And each generation after that thought it was normal and would go on forever.

If we stop putting so much into war & defence there would be money to help the problem in our economy. Stop the insurance ripped home owner off. Regulate insurance company cost & what is covered.
