Don't forget about basements. In areas where basements are "the norm" building a modular home on a slab is sure to reduce the value compared to surrounding homes. Kristina, I love your insights!

Kristina, I think you need to be clearer about the difference. You've been clear in the past. I think this was just a slip. I learned all this from you. Here's my short summary of differences between modular and manufactured homes (two horribly and unfortunately confusing name choices that in the end are just labels for the building code that they adhere to. ) Manufactured - delivered on wheels on trailerable frame, sometime in separate modules, considered impermanent even if permanently mounted. Built to HUD mobile home standard. Generally built in a factory but not necessarily indoors. Modular - built from substantial pre-constructed components or modules that can be more quickly assembled on site than stick built homes, designed only for permanent installation on a foundation. Built to permanent home codes for local area. Generally built in a factory, but not necessarily indoors. Some manufacturers build to BOTH standards with similar floorplans but different building codes. The code used is the deciding difference.

That said, a link to a webpage with the differences and implications would be a great service. I did a bit more editing in my comment trying to capture the important differences. With all that said, I think you should write a book on this. It would go well with your friend's land book which I just ordered! The set could be a pretty powerful help for people looking to become knowledgeable about affordable housing. You might even include a decision flow diagram. Btw, I neglected to say that I think you rock!!! 😊

I’ve walked away from land with minimum square footage requirements, and I’ve gone back and found out a dodged a bullet. At any point in the build out of the neighborhood, an individual or company can start putting in large, crummy homes. Nothing like seeing a nice, architectural home built with quality materials get surrounded by super cheap, tract home quality, super sized, shacks. I inspected one to find they had put in bare minimal sheer walls and skipped sheathing on most the home. The wet spaces were super cheap, builders grade, crud upgraded with granite. I’ve seen better looking mobile homes. Needless to say, the lot values went down rather than up.

Thank for share information.. one problem that HOA had lots of rip off and hurt people out of pocket. I have experience live house for 7 years horrible reason one person won and lawsuit to HOA. HOA got falsely everything and damaged.

Bought a "modular" from PH mobile home manufacturing. I call it a glorified double wide. Do think the steel trailer beams make it stronger, as it sits on a concrete slab. Net cost might have been similar to a stick built, & think the quality is a reflection of the attitude of less than enthusiastic workers. Have noted the mobile home sellers seemed to have quit making modeler's. I did have to get the TX Department of Licensing's after them & think that had to go back & redo 6 homes they had not set up right.

in my area one has to have at least 200 ft. of frontage along a road to add additional homes to property that enrages me as a property owner because homes in a subdivision aren that far apart nor are they that far apart in the trailer park literally right across the road

Some people have told me that modular homes are weaker at the seams of the house. I was considering a modular home after our house burned down because the rebuild is faster. Not since the virus it’s not. The delays of rebuilding is frustrating. 😢

Its bad here in Georgia. People trying to build retirement homes in the Georgia Mountains, and they find out that the builder has skipped with the money and then the contactor also finds out that the price would have to go up 30 percent more than what the contract says

I intend to work in the future with Pratt Homes out of Tyler, TX. They sell modular and manufactured. They have been around for I think 2 decades and have a model home lot with a ton of houses. They service Texas, Louisiana, Oklahoma and Arkansas.

I don’t agree with HOA rules, so I bought into a no HOA neighborhood. Sadly my 150 neighborhood has over 37+ know corporate owned rentals. They allow renters to park 18 wheeler truck cabs in the neighborhood. Investors target communities with no rules! Ps. We are also a private road community so these rentals destroying the roads. Help. I found a piece of property I like. I am in Florida and it is in a North Midwestern state. The property is surveyed and electricity is ran through the area to other homes. The area has a private gravel road maintained by all the owners in the division. The properties sizes range from 4-6 acres each. Should I fly up there to look at it? Or can I trust the survey? FYI... A modular home is to be lived in and not an investment. Homes today are looked at as investments. Starter homes are being bought for cash by investors and denying families their first home. We need starter homes so families could move up to a bigger home in the future.

I thought a modular home was built in a factory and fully assembled - placed on property that normally has a slab. Difference between Modular home and Manufactured home is the building codes used. Manufactured home build is using HUD specs: Modular home is built under stricter local codes. How about pre-fab homes?

:( man people out here trynna invest in affordable housing, and I just want housing to be affordable. Mobile homes in my area's prices have doubled since the start of the pandemic. its insanity. I just want to go back in time and buy a house before the prices when up. I would sign an agreement that I could not sell it for more than I bought it for. things were at least reasonably priced back then

Some of the information you provided isn’t accurate. Manufactured homes are based on HUD building codes and are typically built on a steel I beam so they can be moved (ie a mobile home/ trailer, can come in double or triple wide). A modular can be sent in two built pieces and then installed onto a foundation that is either a full foundation or frost wall, they cannot be installed onto slabs. I think your confusing some of your information with HUD manufactured homes and not modular homes. Some of the examples you provided on your videos are based on panelized construction not modular construction.

Yes! I wanted to buy a small house for now while we prepped to buy our forever home, but the only thing we would qualify for at 230,000 was a mobile home on a LOT. Sorry, but I don't understand owning a home just to rent the land that it's on. So we had to scour the internet and peers to find somewhere we could afford and didn't have a ridiculous minimum income requirement.

Yes, I don’t see young people starting families buying modular or manufactured homes . Typically retirees or singles who are downsizing or want less maintenance. They sell their standard home and buy them. I was fortunate to Build a Custom home in SoCal 40 yrs. Ago. So Far my wife still loves it. Lol.
