Spent 15 years in a modular home set in the country. It was very energy efficient, far more than a stick-built. It was great and the cost was far less than building a house. It had 10" walls that were fully insulated.

Our first home was a manufactured home. When we had an inspection done, the inspector told us that people give these buildings a hard time, but in fact, it was designed by someone with actual credentials, unlike a lot of owner built or modified homes. It was a lovely starter home for us.

I grew up in the same manufactured home my parents live in still! They are great homes of you take care of them but I will say that they do degrade over time but still are a safe, and affordable option. I would absolutely live in a manufactured home again!

Waiting for my insurance adjuster to decide if my home is a total loss. I lost the entire contents of my home that I grew up in thanks to roof failure and rain intrusion during hurricane Ida. Several contractors say it's a tear down and others say it can be repaired. I have decided not to repair/rebuild. I am moving out of hurricane alley. I have been looking at manufactured homes online near Chattanooga and was so happy to see your video this morning!!! Great info

Be careful! If you haven’t already moved. I lived in north Georgia my whole life (close to Chatt -15 mins to get there if speeding) the storms have shifted and have moved up so I’d be a bit more weary the Home Depot on gun barrel was torn down a could years ago. McDonald’s in FortO completely destroyed.

My wife and I are remodeling a 1990’s manufactured home on a lake in Southern Missouri. We have found it to be rewarding and shocked at how well built it is. You are correct on your point about Location. This home is lakefront and was put on a stone foundation. It actually has gone up in value just the year + we have owned it.

My attitude is that I don't want to consider any real estate that does not include me owning dirt. I would rather own the dirt and rent the home than vice-versa. If you rent the dirt you will FOREVER be at the mercy of your landlord and NEVER stop making payments. I could be perfectly happy in a manufactured home, but I *MUST* own the dirt it sits on.

Back in 1992, when we were looking for our first home, the manufactured homes weren't as nice as they are now. But we loved the floor plan for a particular doublewide and had our home built using that floor plan. So nice to see how much they have improved since then, and, if we can't find what we want in a stick built, if we can find the right piece of land, we are definitely open to a doublewide for our retirement. We currently live in a rural area, and only got internet in 2005 (before that dial-up and satellite), so I totally agree re: internet. As to water and sewer, we've had our own well, and septic, and that would just need to be rolled into the total cost. Also, even though there is garbage pickup in our area, we're used to our periodic dump runs, so that really isn't such a big deal, either.....

We own a 1983 single wide. We own it free and clear. Yes we are in a MHC however. We totally rehabbed. We have new wiring, plumbing, windows siding, roof, heat and cooling. We also installed new stone walk in showers and toilets as well as bamboo vanity. We also turned our third bedroom into a dining room new subfloors. We doubled up for strength so we have 2 sheets 3/4 inch plywood new flooring the bathrooms have heated flooring. The kitchen has quartz counter tops and stainless steal appliances. Bedrooms new dry wall outlets and light switches. We had it inspected and currently up to code. In Jefferson County Missouri our home was appraised at a whopping $35,000 I was impressed. We love it. I also added barnyard shutters to the windows.

I have been home shopping since early 2021. What I do not like about manufactured homes is they all seem to favor HUD standards over DOE standards. Modular homes, which are built to DOE standards, are better for energy efficiency but seem to cost about the same as stick built homes in today's market. I would consider a manufactured home if they were built to the higher DOE standard of energy efficiency. Would prefer a home that qualifies for the Energy Star rating to reduce cost of ownership.

The neighborhood is very swanky and there are million dollar mansions all around. We are building a 400 apartment complex right in the middle of it. The home owners are not happy about it. I am surprised they got the permits to build there. I almost feel bad building it. This is one of the reasons we bought our house where we did. Because it was in a already developed area and there is no room for duplexes or apartments. Thanks again for your info!

My husband and I have been looking at many many different brands of manufactured homes. I grew up in one that was built in the 90's which was a very nice sturdy home. But WOW. Some of these companies are really decking out these homes with beautiful luxury features. Many of the "entry level" homes are featuring huge showers, crown molding, and laminate plank flooring. We're holding off to see if prices will level off or fall in the coming year, but these truly are the most affordable entry to home ownership.

Me and my husband bought a double wide through a reality company and it was a fixer upper it is on almost 5 acres, one main issue that we wish we knew before buying the property that was the creek that is right at our property line is that it floods our property when there is a lot of rain, last week most of my back yard was flooded, luckily the water went back towards the creek within 24 hours.

Location is a huge factor. My neighbors double wide just sold for $272790 in Enka/Candler NC. I paid just 100k for mine 11 years ago and the square footage and lot size is identical. 1998 model, 1970 square feet on 0.5 acre.

I have the same preconceived notions of manufactured homes as well, but I see a huge change on how they look. They look almost like regular, site-built homes. And love the humor! 😂

It’s funny how you referred to water damage when the first thing I noticed was the lack of rain gutters. The worst thing about manufactured homes is they look like mobile home trailer. The roof pitch is quite low and there’s no overhang. Homeowners can add rain gutters, but will be hard pressed to add longer rafters with a higher pitched roof that will protect the sides and windows of the homes. Thus, modular should be considered equally if the homeowner wants to realize appreciation when selling. Also, adding an attached garage will go along way to make it look like normal stick build home. There’s many garage kits that can do this cheaply.

The roof pitch is what it is because it has to be able to be pulled along the road and have clearances at traffic lights, etc. The height of the house is impeded by that. But if someone wanted to pay extra I suppose to have a roof custom built then I guess they could - but the roof would have to be a separate section - does away with cost savings, just buy a house. I have ALWAYS lived in manufactured homes, never had any issues whatsoever with the whole "protect the sides and windows" thing. I always change the exterior doors out to regular house doors, so I feel it is fairly mandatory to have a porch with a roof to protect exterior doors IF you change them out to something prettier. The doors and windows that come with the units don't rot - but regular house door (jambs) do. So if you do that then you need a roof on your porch. Also, we generally add a metal roof at some point, and you can adjust that overhang a little if you want; probably could do something with the underframing for the metal panels to increase the pitch if you wanted to without too much effort.

I just recently re-pumbed my ‘88 camper with PEX because that old grey polybutylene pipe is terrible. I’d never done plumbing work before, but with an Amazon kit, some parts from Amazon and the hardware store, plus watching some You-Tube videos I figured it out and saved a bunch of money doing it myself 😃

In my county in CA, you do not get permits from the county for work on a HUD home. You have to get all your permits from the state. Found this out when I had a new roof put on. County would not permit the work, had to get permit and inspection from the state.

*Helpful Tip * In regard to the person you had mentioned that purchased property in an area that does not have trash removal…. I know someone that has experience the same thing, just recently. I suggested that she takes the time to meet some of the new neighbors. Being a single mom with young children and living in a desolate area, I thought it would be in her best interest palled up with one of the neighbors. She b does not have a truck and she does not want to put the trash in her car or even in her trunk. So she has networked a situation where she puts her trash out , and they pick it up and she pays them what she would pay for trash service. She has also discovered who sells eggs and other country living needs. ;)

I worked for USDA rural development and they will do manufactured homes IF the dealer ALSO does site prep. But I believe they need to be younger than 1976, HUD certified. 30 year max term.

Currently manufactured homes are not affordable. They're about the same price as a small stick built home. I should be able to get a 16' X 76' manufactured home for around $55,000. They're pricing is anywhere between $80,000 and $120,000. A person can still find much smaller ones with 7' ceilings in the price range of $50,000 to $80,000. They're simply overpriced. We own a 90s Manufactured Home, We took it apart and reconstructed it top to bottom up dated bathrooms with top of the line materials, Marble countertops sinks showers ect, Sitting on 7 acres away from everyone but less than. 15 minutes from shopping malls Hospitals Grocery stores etc 45 miles from Charlotte, NC ,As nice as our friends 300k home for less than half the money ,will live here until I die.

I was thinking about putting one on a piece of land but my lender recommended I try to find a stick built house instead. I was told that it was because they don't hold their value like a stick built. I got lucky. I ended up finding a stick built that was never lived in yet. This was almost 17 years ago and now it's paid off.

Many of the "manufactured" homes are EXTREMELY nice and we are looking at them as affordable housing. Most I've seen look like single level ranch houses and would look perfectly fine in virtually any rural areas or developments.

I lived in a new manufactured home 2 years ago and it's a a nice home but by the time I moved out 2yrs later every door and window had crackes in the wall from floor to ceiling because it was on the tipicle struts in a park. The biggest problem is if you live in a park and you don't own the land. You would be at the mercy of their business. If you get a manufactured home or it on a real foundation and own the land. This will save you a lot of grief.

There’s a manufactured home community near me and it’s set up just like a stick build neighborhood. Everyone has their own home and driveway with a small front yard. I had never seen that before. They were all single wide tho.

We bought a 2005 Cavalier home (they were bought out by Clayton homes)...the home had a 7/12 pitched roof..2x6 exterior walls...2x8 floors w/ 3/4in plywood and 2x4 interior walls and attic space. With that said we sold the home 2019/20 for well over double what we paid for it and it has gone up $70k since we sold it...it's crazy. Location Location Location is what it is all about. The property was almost 1.5 acres..all sold together. We deeded the property as a permanent structure and all loans were available. We ha 7 offers the first week. Great investment for us. We rented it 8 years before selling and I put about 8k in to repairs. The buyers were amazed how well it was built.

I live in a double wide they arnt to energy saving imo I have issues where basements are better then having skirting pipe freezing issues so that adds to energy use because of heat tape and that also limits my box's 150amp service when trying to use wall heaters with oil, walls are thinner and and that means thinner insulation. New ones are so expensive now even the small ones I found it better to buy used and just rebuild it what I find nice is you can find bare frames for cheap and these can be used for additions this is what we will be doing next year depending on lumber costs.

1. I bought my first piece of land this year. 2: The manufactured house that I got is FHA approve. I already had my own agent and loan officer I was already approved for FHA and my wife made sure we could do this. 3: yes it is a very long process especially during the pandemic and supply sources. But worth it. 4: I had to read the fine print of the zoning and regulations for the county I was living in and they pacifically said “ no trailer homes” They seen my manufactured house and they approved me for it and said as long as my house meets the requirements it is OK and so far everything is going great

I'm a contractor. I have more problems to do repairs on manufacturing homes. Hard to match materials. Training to fix something and more things get worse on presses. Can't add a nail on any area that doesn't get damaged. There are good, for very gently use.

I currently have a manufactured home on a 1 acre lot with a mortgage. Is there a way to roll this mortgage into a new mortgage on a new manufactured home? My manufactured retailer is telling me I can’t do this. They are saying I need to pay off the first mortgage first.

I (MLO) just started offering construction to permanent finance loans with manufactured homes!!! Pretty cool stuff Then again I also do subprime on million dollar houses so I guess I don't discriminate... just trying to help anyway

I purchased a new mobile home which was double-wide. The company that was hired to complete the mobile home has done a very poor job. The interior of the mobile home is not completely set up or cleaned up. The Mobile Home Service that was supposed to be completing the complete job tells me it's my responsibility to complete everything and fill the trenches outside. What can I do about this problem? Before I can get the certificate of occupancy. Could you please cover these problems in one of your videos.

Va loan assumptions are best because you have to come up with a loan origination fee but you do not have to come up with 10% down payment or usually any down payment the va government grants a 10% loan guaranty so qualification is much easier

Although in my area manufactured houses STILL have a stigma I am going to research them. We're older and wanting to downsize from a 2,900 sf house. Looked into modular but not really feeling it. Modulars here are just too cheaply built IMO. Kristina would you move down from a custom built house that's paid for to a manufactured house? My house is 42 years old but well built and we have upgraded everything but the actual structure itself. I really just want to downsize and get out of a neighborhood. Thank you in advance for your input. Oh, one more thing, I mentioned to my daughter who is in real estate thinks this isn't a wise move for investment purposes. We are looking about 3-5 possibly unrestricted acres it would be placed on. I'll also definitely pour a full slab to sit it on.

What is the difference between a manufactured home and a single wide trailer. My county said I can have a manufactured but not a single wide. I rather have a singal wide. Do manufactured homes come in singal wide?

Kristina, love your advise on MH's. I am 70 years old, semi retired and looking toward a MH in the Springfield Branson, MO area. MH are pretty well accepted in MO. Any advise on mfg's to look at and those to avoid. I have found and am in love with a model from Clayton Homes, but the amount of negative press on the net regarding class action suits and poor construction results have lead me to look elsewhere. Thanks in advance for your remarks!!!!!!!!
