Firstly and sadly this is all by design, by design, by design. We are all being set up for the controlled collapse so they can do the not so great reset. We are supposed to own nothing and be happy. I just didn't realize how easily they have used school boards to run the show. The property tax delinquency sales just posted in our little paper where unbelievable. I think many working in tax offices everywhere don't even know the extent of their compliance. We should not have to pay property taxes at all especially on appraised values. if your home was mismeasured by the appraisal district, and has an incorrect square footage and thus it was overvalued due to a clerical error, you could be entitled to a refund for up to FIVE YEARS of overpayment. measure your own square footage and look up texas tax code 25.25c

Millions are permanently out of workforce and not counted. Record number of dual income multiple job households. A person with 3 jobs could lose 2 and still be counted as employed. Doesn’t account for underemployment either.

Do school district bonds work any different in Texas than they do in California? In California taxpayers are told bonds will be paid off in X number of years when they go up for a vote. Is there something I'm missing here ?

I agree and wonder the same thing. There also should be accounting for debt owed in the SD Balance sheet, and interest payments/principal reduction in the SD Income statement, annually, quarterly, monthly… I’m from California but now a Florida resident…here some Bond issues are voted on, not sure about school districts.

In my little town of Payson AZ the city council is being sued because they used an "emergency clause" to issue $70 million in bonds without voter input in order to take advantage of the feds most recent rate cut, judge will probably throw the case out according to the local becuse the council can't be overruled on declaring an emergency haha so it sounds like a chrevron deference situation with the city council and the court.

Great content, but I wish financial mathematicians would stop using the term "parabolic" to describe exponential growth. A parabola is the shape of a *U*. When you point at a graph that has no U shapes and say "when you see this parabola," it makes people who've taken geometry say WTF. Say it's increasing vertically or something.

$2500 per month rent for a studio apartment is even more absurd than à$25 an hour dish washer, but no one mentions the ever increasing cost of living increases. We only hear about slight wage increases. The $25 an hour dishwasher is most likely urban camping.

Large cities are just kinda stupid. Too many different and competing interests fighting for the same area. Remember it's not "this studio apartment is worth x dollars" it's rather that the demand for the property the studio apartment is built on is so high that it doesn't make sense to have as an apartment complex unless high rents are being charged. Remember it's property tax, not house tax, not apartment tax, property tax. So those landlords could be having all their bills jacked way up becsuse the demand for that property is high. If you can't afford the taxes and utilities by charging tenets rents, then someone who has a more profitable activity to use that property for will end up buying out the apartment owner. Same with restaurants, you only have expensive restaurants down town because unless you're making a ton of money there is no point in using that highly demanded real estate for the purpose of serving food.

That's one reason I suspect these big companies are forcing people back to the office, if so many people no longer need to fight to use the same limited down town space, then deman falls and all that fancy real estate suddenly isn't worth much at all because no one really needs to fight over it any more.
