Great video Terry. Would you ever do a video on squatters rights ? We've had exclusive and uncontested use of a couple of acres of agricultural land for over 30 years (land next to our farm) following the death of a lone man who previously farmed the land. Thanks Terry, very informative. Does the folio highlight any uncertainties about boundaries? Would you advise a prospective purchaser to do some initial Land Registry research themselves before a final decision is made on a purchase and then go to a Solicitor to thoroughly investigate should they proceed with a purchase

No, I would advise getting a structural survey done and some of the surveyors can do a digital representation of what is on the ground and compare it with the PRA folio filed plan. This will show any deviations/discrepancies.

Was looking at a folio/map of an old terrace house ( interested in purchasing) but the map/folio shows the entire row of houses on the one folio and map for plot of land containing all properties in terracem They're over 100 years old. Seems strange, why would the property not have its own folio?

It's unregistered/registry of deeds property

We are borrowing some money from parents to buy and one solicitor has suggested that we put a charge on the folio to reassure sure a son in law pays his part. Is this something you would recommend?

Don't have enough information to advise, to be honest.

When looking at a folio, it makes reference to the land but doesn't specify the property on the land. What am i missing here? Is there a separate folio for the property?

Hi Terry. Great video. My Parents currently own two fields. They are planning on transferring one of the fields to me and the other field to my sister. The fields are approximately a two minute walk from each other, but there under the same folio number. How would you go about getting two separate folio numbers for each field?

Just do the transfer. Land registry will open a new folio for the site being transferred
