I keep a close eye out when I am cleaning the blower wheel... incase one of the weights come off I want to see it and put it back on... Even when I buy a brand new wheel, if their is a weight laying in the box I will ask for another one if I cannot see where it was attached at factory..

@@WWHVAC Makes sense, if its not on the wheel when purchased...where does it go? I agree, ask for another one that has it stuck on the wheel. Then, I'd make sure its glued on solid or glue it myself to keep it there.

The time they took to approve your blower replacement was way too long for a rental property. Someone ought to pull the disconnect on their house for a week and see how they like it. They should have approved the work that same day you sent your estimate.

When I clean cages I take the plate out to to remove wheel it's easier to clean and less chance of getting cut

I would of went to walmart and pick up 2 midea 6000 window ac, those 6000 can cover 350 sq feet per ac, that's miserable sleeping in that type of heat, at night the hmidity climbs.

Maybe for a studio, that type of house you need a couple AC to cool down that house.

@chuckychuck 12k does the cooling of 2 6000s. Just put a fan to help circulate. Been doing this for 2 years in a 3bdrm house. Although on 100° days, it's gotten to 75° inside. If I had 1 more, it'd stay about 68 inside. Just speaking from experience. Landlord won't fix the central air so done what I need to. They replaced the compressor and condensor, but failed to clean the trash out the system.

Regarding the HVAC filter replacement and who should purchase and replace it. That depends on the tenant, I think. When the property is leased, I would want that responsibility stated in the lease agreement as to who changes it and who buys the filters. Just like the landscaping out front and back, who will maintain that, the tenant or a gardener. Same with a swimming pool, who pays for the pool cleaning and chemicals etc.? All of that should be written down in the lease agreement but in the end of this conversation, ultimately the tenant is paying for that in their rent or if they do the maintenance, they pay for it in another way. For a single-family home like this one I would say the maintenance of everything that has direct connections with the property should be maintained by the owner and mainly I say this because it makes sure the work gets done timely and professionally. Its simple to change a filter if you know how to just like its simple to free up a plugged-up toilet drain or a kitchen sink drain as long as you know how to and likely have the tools. What makes this approach best for both is the work gets done timely plus the owner of the property is not taking any risk the tenant is not doing the maintenance or not doing it properly causing damage to his home etc. Just like if a sprinkler or sprinkler valve breaks and shoots water onto the house every time the water comes on and eventually causes dry rot and wood or stucco damage to the house, to me that is on the owner but the tenant should give notice to the owner as soon as they are aware of it. In most cases with tenants and owners, lots of the tenants say they will do the yard, the pool etc. in exchange for a lower monthly rent. That works just fine if the tenant keeps up on it and has the skills but I have found over the lease duration most of those responsibilities tend to go bye bye which an owner then has to address or hire the work and increase the rent. Likely, the tenant can be shown how to do the filter changes and the owner can supply the tenant with the correct filters by the case so they have enough for the lease duration. If the tenant doesn't want to do that, the owner needs to maintain the HVAC just like they would the yard, pool and HVAC system. Not everyone is talented enough to change filters as some are hard to get to or you need a tall ladder etc. and that could put the tenant at risk.

That GenTeq motor is likely still a good "motor" except for the small $2 electronic part that goes out on the module. So sad that folks are being subjected to "power savings" but getting the shaft when it comes to reliability and longevity that should come with an $800 motor.
