I live in Missouri." The 417" as they say. My parents ran a trailer park. From 85-2000 wasnt awful. But it got worse with the methican Americans. I will never ever rent. Buy and sell, no rent ever ever ever. But im not a people person. 90% of people are out for their own and will stab you in the back for 5$. Also most 25-30 year old Mobile homes are not fit to live in anymore. Especially if it hasn't been maintained. Even if it was maintained. They are built out of the cheapest materials possible. They do not hold up long term.

All the major new Apartment Complex’s by me in Pinellas County, Florida use to be a mobile home parks.The only ones that are protected for now is the 55+ parks.

I can tell you tho often times when people are forced out like that. Many (not all) people will make sure the interior is unlivable when they leave. So the park often has to tear them down

This is absolutely happening, literally had our trailer park bought by an out of state California company. Rent raises come fast, even had two in one year. They raise to the point where its almost the same as a house. I had to move last year. I still have family and friends stuck there.. getting gouged with no where to go.

This recently happened to me. I got divorced a couple of years ago, and the kids came with me. The only affordable housing was trailers. Last year, the park got bought out and the first thing the new company did was raise the rent by 35%. We were making it, until then. I had to go into debt to make ends meet for a couple of months. Fortunately, I got a promotion, and my raise covers most of the raise in rent. Without that raise, I may have lost my kids.

I lived one. Nice quiet, well maintained. Then the Vultures bought the MH Park and and up went the rent 3x in 1st year. I'm retired andcafter that i couldn't afford to live there any longer.Sad but between doubling electric bill , and another possible rent increase at 1st of year ...I moved to NC ,stayed withvl. daughter,son in law .On my own again in small peaceful apt. Hope and Pray other Elderly people are able to survive what's being done to our World.😢😢

Several years ago, my husband and I almost bought land to make a trailer park here on the Gulf Coast in Texas. Trump brought an energy boom that is still going strong in my state. I'd long been familiar with the housing crises that Edmonton, Canada and the Dakotas had gone through. We settled for buying a single-family dwelling instead (in fact we bought two but one proved problematic to rent so we sold it at very little profit). These aren't for manufactured homes, and I don't think they have the same desirability, but they are a great way for a retired person to make a passive income. Retirement without a plan equals a short life for most men. Living on the property, puttering around on it and being able to have some extra $$. But not a slum landlord. Also, we have three rentals and we do make a profit and we charge current rates.

fair market value for a mobile home doesnt really mean that much. mobile homes depreciate quicker than cars. I had a friend that picked up an old one for 5grand, im thinking it was an 80's style.

My brother is retired and his lot fee went from $185 to $580 in the last three years. He had a good retirement and job but the mill he worked at just closed. He was diagnosed with Stage IV colon cancer. Without insurance and out of control inflation, I don't know what will happen to him or to me. I'm facing a huge increase in property tax on my house. We both worked our entire adult lives into retirement but we can't afford to live anymore.

If the property you own already has someone else's home on it, regardless who owns anything, if the family is not made whole for their home, and you're the 3rd party to the home owner forcing a loss onto them by your next -- within your right -- decision then yes, you are the predator in that scenario. Next time, remember the home comes with the property because people need homes and you're also people.

Being a landlord is a privilege you get to help so many families I get it when tenants don’t pay the rent in time or pays it at all the landlord suffers . It is the responsibility of the tenant to pay rent or at least communicate with landlord when they will be late like that the landlord can make their moves accordingly . I believe better communication is needed between landlords and tenants to come to a agreement where both parties can win at this landlord tenant business .

@@BusinessSkrub You have a very distorted view of what landlords deal with. Most landlords aren't rich, they usually own less than 4 properties(that includes their own home), and the costs of maintaining those properties are ridiculous even with good renters.

It's always "Sorry you're hurting financially, but the rent is gonna have to go up" and YOU end up sacrificing while they continue maintaining and they seemingly have enough money to go out, have more than you, do more than you and there goes your disposable income that YOU can use to get higher up the ladder. "Poof." You really think the struggle of a person renting is anywhere near comparable? The people who rent are usually single, make just enough to get by and WISH they could find any kind of opportunity to not feel like they're sinking. Looking for a place? Oh well, that'll be an application fee, we need to see your paychecks for the last 3 months and you better make WAY more than the rent or you won't qualify and we're just going to go ahead and take that application and meeting fee, good luck! People are affording lifestyles they can't afford off of the backs of the struggling and shrinking middle-class and working class. I still don't own my own home, I still have to rent from other people despite getting upwards trajectory in my life. Now here I am being told I need to feel bad for people who have multiple cars and homes when I have ZERO. Those people? They got those homes or large sums of money out of divorces, deaths in the family and literally did no work for the money so in the end? They're defending an investment by refusing to break-even. They make the choice of moving into an apartment and "Saving up for their second home", so they charge the equivalent of the land tax, utilities and an extra little bit on top as profit to make some of their own rent back for basically nothing.

I'm glad I'm not worried about the value of the property if the market crashes people are going to get "hurt." Eventually, property values will be so high that only 10 people in the world will be able to afford them and top earning corporations.
