I recently return my apartment after 8 years of rent , cero damages, nail holes filled, clean and not a single piece of trash. I didn’t even have a deposit but it’s a matter of civility and respect.

Good for you. I am the same way. Before I left my last apartment I cleaned everything until it was sparkling, including the inside of the fridge. I shampooed the carpets. The landlord called me afterwards and thanked me. He said he sent in a cleaning service after I moved out, but there was nothing to clean. I think it is just common decency to leave the place as clean as when you moved in.

Here in Sweden 🇸🇪, a tenant is supposed to clean each and every corner of the apartment before moving, and on the day of moving out, the keys are handed over to the landlord at the apartment, the landlord first checks everything in the apartment to see that there are no damages or un cleaned part ( windows also) .Even the oven and fridge are checked. Then if all is well, then the tenant will be free to go but if any thing if not all the apartment will need to be cleaned, they tell you there and then that a cleaning bill ( it can be between $ 500 - 1,000 ) will be coming to your next address 😉. In other words, here you do trash the apartment at your own risk 😂 it can even result into a police case.

That house looks to be a 1500+ monthly payment. The renter also didn't pay utilities. If she got laid off from her job like many others. She may not be able to get a job of her qualifications to maintain the lifestyle she was living. The simple truth the landlord would be in the same spot. Now or later once the tenant runs thru their money.

my late husband was a kind man who believed he was put in this world to help others. He had talents as a landlord and his tenants loved him. We still had a minority of tenants who behaved disrespectfully when they were evicted for non payment. I came to believe that a lot of factors come into play; drug and alcohol dependence, cognitive disability, unemployment. The main thing is there are just some people who are rotten to the core and there is no cure for stupidity.

@@apv5774 I’m they have all their information if they did the rental approval process they all do which is a credit check. This isn’t what it seems. Tenants are in fact usually good and respectful or income property investors would not be in the industry. You see this is a scare tactic to shame people into paying their rent. I’m wondering why didn’t this woman take the right steps to insure she was also covered in the cares act? Is she lazy or is she double dipping? See I try not to make too many assumptions without hearing the other side first.

I have rented. Return the property they way you got it, then you get the deposit back. If you don’t then you don’t get some or all the deposit back. I rented for years until I had enough for a down payment

There should be a law that all landlords must put all rent paid to them into a high interest bank account, when the Tennant/investor moves or is evicted the landlord pays back every penny the Tennant/investor invested into the property, the landlord keeps the interest. If the landlord refuses to return the money the Tennant/investor invested,then they tenant/investor gains full legal ownership of said property free and clear of all debts incurred against said property.

After everything is done the moratorium will lift and landlords can file for damages and rent -- these tenants are not Scott free. A moratorium is a delay or suspension of an activity or a law. In a legal context, it may refer to the temporary suspension of a law to allow a legal challenge to be carried out This is a momentary stop on evictions -- not a pass on paying rent and walking off

I have 17 properties and have become a millionaire in under 10 years of real estate investing, retiring from my career in 2014 at 42yo. All of my tenants have excellent credit and i would not rent to them unless they did, nobody has missed a payment much less been late, despite having issues and i have their SSN's so the second they would pay late it would go straight to collections and I would not hesitate to go to small claims.

That's ok. Landlords are getting smarter. They are now issuing 1099's to cover their loss to the tenant at the end of the year showing it as income to the tenant. This now increases the tenants yearly income as if it was an extra job and the IRS dont play. So for the next 6 years or so the tenant wont get a return until they pay that extra earned income from the 1099 the landlord issued and turned in with their taxes to the IRS. So tenants think they get the last laugh, well times are changing!

Most of these landlords do not go into detail and explain things like that. They just want the money. And a lot of renters are clueless they think that just because their stuff is there and they pay rent they own the place and can do what they want. Landlords need to stress these things before handing over the keys and the renters signing the lease. The whole process should also be recorded.

why imprison them? then us taxpayers will have to fund them. it would be better for us to have the ability to start garnishing their wages from their employers. So in order to do that, all landlords should do employment verification on the renters and get down their supervisor or HR contact information (email, phone, mailing address). Then we need to allow landlords to garnish wages, social security, retirement money, money straight from their bank account, etc PLUS legal fees. That way, we can always hit up a lawyer if need be to help us garnish their wages through the courts.

Someone needs to create a publicly searchable database. Landlords that have had similar experience can post the person's information. Then when someone comes to rent, you put their name in and see if they have been a good tenant, or a naughty tenant.

I have a corporate landlord. They bleed us for rent. And they don't care to fix anything. I need to buy soon. Or move to a high-end apartment complex where they provide nice units for high rent because I'm already paying high rent. My landlord is going to hike up my rent again this summer to make up for revenue loss from non paying renters. I'm predicting between a $100-$150/month increase

@@CandiceMMartinez If you want to buy, wait for the foreclosures to come up. There will be a flood number of houses for you to bargain. If you are looking for an apartment, good luck. Rent prices will go through the roof soon across the market. Rent prices increased at least 20-30% in my community, Brooklyn NY, so far, and going strong.

My mom rented our first house. I grew up there and have many great memories there. It broke our hearts to see the mess the f-ing freeloading tenants left. She ended up selling it so as not to go through it again. Shame on these thieves.

This is why I'm not interested in pursuing rental property as a potential income stream. Yes, it can be lucrative, but then you hear about incidents like this. There are too many a-holes out there.

Do not be discouraged by this. I own several rental properties in the valley. All you need is a good trustworthy property manager. Sure they take a big cut of rent(up to 20% monthly rent). My 9 rental properties bring in over $11K in net money monthly. Not too bad who came to this country in the 90's with nothing, no degree, but a dream to succeed. Real state is and will continue to be a solid investment for generations to come.

Well you see its pretty much a fool proof industry because youre covered by the law. But when the government decides to temporarily change the law and extend it this is what happens. Pretty much violated the landlords rights.

I seen a bill brought forth in Nevada to not show evictions on credit report. California law say you can't discriminate against felons from renting your place. Legislatures can keep protecting tenants which will lead to less mom and pops landlords and only big corporations , which leads to higher rents.

Seeing this boils my blood. I remember when I was 25 I was evicted after falling on hard times and bad decisions.. I held my head up high and went above and beyond to leave my apartment in spotless conditions , filled in holes , and offered to clean the carpets .. it wasn’t my landlords fault

In my opinion if you add up the time spent on paperwork, going to court etc etc, I think it makes more sense to take whatever tax deduction for damage, repairs and clean up you can. A judge will never award $7,000 in cash on the spot. It will come piece meal sometimes taking years to collect.

In my line of work, this is very very common sad to say. 1 condo had 9 doors broken up out of 15? Some people live like squatters no matter how much they make because it's not their home so they can care less and since they have done it before and they got away with it then they just keep doing it! 90 percent of my turnovers for the property managment co. Always involve full paint, replacing doors, fixing clogged sinks n garbage disposal, replacing kitchen drawers and dumping all the trash they leave behind..and dont forget the lovely holes that put in the walls!!!

Just FYI - I'm told that evictions aren't necessarily showing up on one's credit report anymore. Apparently, you now have to do a separate check. So, potential landlords, be careful.

@@ladydragon7777 How? If you want to lease something you have to demonstrate an ability to pay and a history of being responsible to pay. Years ago everyone screamed discrimination when poor people were not given mortgage loans, and when the mortgages weren't paid then they screamed discrimination again for approving people for loans that they couldn't afford. If you have an eviction due to economic hardship, that can actually be explained/proven by employment history. But no you can't just not pay and destroy property for fun and then scream discrimination if nobody else wants to rent to you. Lol

everyone in the home rental biz will eventually bump into something like this if they are in it long enough. renters have more rights the landlords in most areas. in my area, the city of Seattle does not give a rats ass about landlords rights. it always the landlords fault for everything. its why so many small landlords are just selling their rentals and getting out of the biz.

Welcome to the nightmare of being a landlord: Over the years we have faced thousands and thousands of damages done by tenants. For example: pet odor from excessive pets not listed in the lease and unclean litter boxes, flooded floors when plastic bags and food was placed in the toilet clogging the septic lines, toilets overflowing and ceiling damaged or falling completely. Tons and tons of trash and broken furniture left abandoned in the apartment and left in a filthy condition, pets released in the yard and left by tenants etc. We have not raised our rent in fifteen (15) years, we pay all utilities except electric, we repair and maintain the premises. We have spent $100,000 to maintain the rental in better condition than the home we live in. Yet, we have tenants who do damage and do not pay, or pay a partial long before Covid in 2019. We are good landlords and work with our tenants when they are short or can't pay, but we are too soft and kind for this business of being a landlord.

I wish my landlord did better background checks. All my landlord does is credit and employment checks but no criminal background checks. As a single mother, I would prefer the other people living in my apartment complex to be better vetted. I pay a high rent, above market rate, and I know nothing about people living in the other buildings. I checked Megan's List and none of those sick fucks live in my complex so that's good. Still, landlords should do thorough background checks for the safety of their renters.

Same thing happened to me too. After the tenant left, I have to spend over $10,000 dollars to fix the apartment. There is nothing I could do to the tenant due to all these care act and now the rescue plan. I'm sick and tired of tenant taking advantage of COVID-19 law to not paying rent and trash the property.

There's a lot of things you see that never happen to decent renters but always seem to be in photos of homes of "disadvantaged" renters claiming the landlord won't make repairs. Torn screens, broken windows, broken doorknobs, broken kitchen cabinets, broken oven doors, any number of doors hanging off hinges, filth-encrusted stove tops, twisted blinds, holes in the walls. These people think they can live any old way, let their kids (and pets) destroy the place and believe anytime they break something the landlord has to fix it, then go crying to the media when the s/he puts off repairs and everything they've ruined reaches critical mass. Meanwhile anyone with sense knows the tenant didn't rent the place in that condition and can see that nothing that's broken that supposedly makes it a "slum" is something that broke or fell apart on its own. Those landlord let the repairs pile up because they know the people will just destroy something else. Some individuals honestly think they can live like animals and a landlord's job is to wipe their ass and clean up their messes. Any who refuse to do that is a "slumlord".

You never owned and operated an apartment building or filed an unlawful detainer lawsuit. She can easily burn up $7000 in attorney and court fees and get absolutely zero for months worth of time and efforts to get a collection judgement. The judgement is usually a useless paper that means nothing. Vandalism.....I had the cops show up to see a trashed apartment. The guy even stole the dishwasher, cut wires in the walls, shit in the oven, poured cement in the toilet. I tailed him when he moved and the cops went over there after seeing my apartment in shambles. They couldn't do a thing. He told them ''I live that way. You can't tell me how to live.'' Maybe 2 years later I heard that he was stabbed to death in a drug deal gone wrong. He was a tenant who was already there when I bought the building.

I won't be a landlord again. they use the single family dwelling like it is a kids jungle gym. there is always more damage than the deposit. the landlord does it for the tax deduction and property appreciation. when all is said and done there really is no profit from being a landlord no matter how expensive the rent is. She thinks that there is only $7000. in damage but by the time you account for her labor and cost of replacing the unseen stuff it will be at least double. Not a good business to be in right now. Renting house properties is a tough investment, apartment dwellers are a different breed of cat. When appt. renters abuse a property, most other apt. landlords won't rent to them again. some folks get lucky but not many. I love the "investment class salesmen" and their scam selling RE rental investments. what a rip off.....

Expecting to have to continue tinpay rent when you're able to pay is "getting treated like shit"? If she doesn't like that she should use her $24k as a down payment, buy her own house and see how she likes it to have to pay for taxes and repairs and do her own maintenance on top of "rent" (miggage).

This is just crazy to me. I respect my landlord too much to do this to her. I’m so happy to finally have such a great landlord now though because they’re not usually so great. Mutual respect is key here. My last landlord would have deserved this- he was terrible. Worse than terrible actually- heartless is more accurate. After my traumatizing experiences with him, I started to hear about tons of people who have gone through similar things with landlords that don’t behave or act as if their tenants are even human. There are plenty of awful renters who will take advantage of people but there are also landlords who are even worse because often the bad ones plan it ahead of time and manipulate and lie to the tenant from the very beginning. I wish I saw a little bit more balance right now in the cares act aftermath

Here in South Africa we also went through the same thing. My tenant ripped out my kitchen, when out my permission, replaced with a very low end breakable kitchen, did the installation himself, cannot find him. Tenants in South Africa have more rights than the landlord.

There should be a law that all landlords must put all rent paid to them into a high interest bank account, when the Tennant/investor moves or is evicted the landlord pays back every penny the Tennant/investor invested into the property, the landlord keeps the interest. If the landlord refuses to return the money the Tennant/investor invested,then they tenant/investor gains full legal ownership of said property free and clear of all debts incurred against said property.

@@ladydragon7777 as a landlord our tenant money just goes to mortgage, we pay for HOA, for property taxes, for maintenance etc. If tenants skip rent we have to eat all the bills. Nobody is forcing tenants to rent houses they cant afford. Before making all these assumptions about landlords I welcome you to become a home owner and a landlord and then talk to me. Everybody plays a victim here while recieving government subsidies, also feel entitled for free housing. Nothing is free in this world, not even in socialist world.

I'm small landlord with one 2 family house in New York. Tenant hasn't paid since Dec 2019 piling the rent dues to 33k$. Tenant has brought multiple unknown guests to live in Nov 2019. Lease was expired in May 2019. Holdover notice was given to all in Feb 2020. Tenant was last seen in September 2020 but unknown squatters still here. My elderly father has already depleted his emergency savings and his life savings are about to deplete by July 2021 at max. The govt has screwed us and we have no where to seek justice and compensation.

Sadly you will have to wait until all this has passed. Once that happens take them to court for as much as you can. But sadly, you are going to have to eat alot of this because of the risk. The rewards are great, but so are the risks.

Renting or not, that’s still your home for however long you live there, make it nice, keep it clean, I never understand the attitude of oh, it’s just a rental. So what?! Just because you don’t own it means you trash it or don’t clean anything? Those are the people that are dirty anyway & never had respect for themselves or anything in the first place. They belong in a barn.

I went through this same thing in California. Finally today Sheriff did the official lockout. I have bags and bags of trash knee deep that renter left along with destroyed furniture and carpet. She owes me over $20,000. I hired an eviction attorney and now I’ll go after whatever paycheck she has. She played the COVID Card , continued to work and collected unemployment. Oh and I’m liable for her water bill not paid for a year in addition to the rent she hadn’t paid in a year. All rules favor the tenant and I’m sick of it. There is very little help for landlords.

My old landlord i had was caught destroying the apartment i was living in. They destroyed the kitchen sink and toilet destroyed all the water line's. Even the water line's under the kitchen sink and also destroyed the kitchen sink. She was caught on security camera. When she was on the witness stand she denied everything. When they played the security camera' footage's she was like crying. And my attorney goes now who is telling the truth. She was arrested and charged with allot of charge's after she stated she had done that to other tenant's and she was court ordered to pay all the money back to them for damage's they had to pay plus interest. And she had to pay me also allot of damage's. And when she was done she had to show the judge she paid everybody back and all the fine's. The judge then told her that she is going to be sentenced to 50 year's behind bar's. And she was like why the judge goes nice try threating me and my family.

By the way, I had a bad experience where my rental unit was seriously damaged; water leaks, heavily stained carpets, scratched vinyl tile, broken doors, punched in ceiling, broken sliding windows, broken door bell, damaged smoke alarm, some damage electrical outlets, kitchen cabinets, missing fridge drawers and shelves, thick burnt food on stove and in oven that could not be removed. I have no clue how people could live a newly furnished unit to that state in less than 2.5 years. And guess what, I was told I could be the one creating these damages because I entered the unit without a third party after the tenants had moved out the day before. These ex-tenants took me to court when I did not return their deposit and also not provide a safe and clean unit for them. While cost of repairs by professionals were more than $5.5K for only the major repairs not including the cabinetry and some minor things (which I fixed them myself), I received $900 only for the judgement.

@@belchannels Oh my goodness that is awful!! These laws need to be changed right away, I am so sorry for your loss and for everything you went through. I would take to the Internet with pictures of them and also on craigslist which they do here, post their pictures and say don’t rent to these freaks!!

@@sungirl2656 Her new landlord did try to reach out to me for reference but unfortunately I missed her. And I found out the ex-tenants sublet her house when I went to serve her my papers. I could only pray the new landlord had better luck than me. I did not have the tenants pictures. I presented the 'before' and 'after' pictures, and said logically that there was no reason I vandalised my asset which could be re-rented out in the same month after a simple deep cleaning. I lost 3 months' rental and wasted lots of time to refurbish the unit and scheduling appointments and getting quotes from contractors. I feel landlords should be equally protected. It is a misnomer that landlords profit from the rentals and perceived as bullies when in actuality, landlords are at renters' mercy.

lol obviously most of the people in comment section are landlords. This is why I will never buy a house period. Renting has no RISK. Fire, floods, earthquakes, major repairs, tenants don’t pay, mortgage repayments/property taxes not paid. As a landlord You’re screwed.

And just like that I will never be renting my home ever. I rent out my motorcycles and the most that has ever happened was they laid it out sideways on the street with Road rashes on the side of the bike. Mostly cosmetic. So the smaller/cheaper the property the less angry you may become

*You can arrest them for destruction of property, that's what you need to do, they completely destroyed that place. You have to do something. You can't just let it go, you should sue them, that's what you should do, get your money after they get arrested, the girl gets arrested then you can get money damages from the courts, they get it for you after a person is arrested anyway. It's called restitution, just do it that way, because that's ridiculous. She can't get away with this.*

I almost bought a home a few years ago to rent out for income, so glad I didn't. I can only imagine how frustrating this would be.
