Had been travelling around region for my work, i was glad to have a 99 years lease to weather various storms. Some what when i work regionally, to invest in 50 or 60 years estate, i felt the ROI runway was too short to ensure a proper exit path. Singapore policy of 99 years seem great to me personally and for investment, shorter lease will incur much higher risk on owner. I model it as funding - ownership - running, almost all estate in Asia are on debts, to shorten the lease, personally felt being less appealing and higher risk. However do felt WP is spot on to debate on this topic, i dun know the best answer, lets hope with deliberation, a better resolution can be born.

A young couple in their 20's buys an example 50 years lease bto ,if they live beyond their lease where would they stay

Perhaps multiple option type of lease hold with option selection between 100 yrs lease and 50 years model, still selling at different prices base on the land price zones proportionally to their term. 100 years tagged with 5 yrs MOP with capital gain tax of Core area 30%, Outside Core 20%, outskirt 10%. 50 years lease tagged with 10 yrs MOP, no capital gain tax. Could this solution be better cope with affordability (lesser interest) and minimize the potential of apartment flipping for profit?

a young couple should buy BTO instead of buying an expensive resale HDB with 50 years lease in a prime area. That is a choice they make and they should know before they bought it. Please don't blame the government they consumption

Long time ago - there was a thingie called “Postal Price” - an established HDB resale price solely for HDB only as HDB is the only buyer/seller of resale n new HDB units. Every HDB unit was affordable ~ a 5Rm 108Sqm is only S$72k in Yishun. I m sure a similar model can be assimilated by Pte entity - eg Property Guru via appointed by tender from HDB. A flat rate commission is endorsable.

Wonder why more flats ate builded yet they are getting much expensive than ever probably are not because costs materials have gone up rather h d b wants to have higher revenue year after year . Just asked why D24 n Musang king durian so expensive both are durian whether how the quality are is all are the monopoly of durian cartel called the shot. Afterall durian are dropped from trees nothing special depend on how much revenue they want every harvest there goes to h d b the same monopoly.

If you got low pay, you buy oranges instead of treating yourself to durian, right? So you buy 4-room BTO in suburbs first instead of demanding your parents give you money from their CPF to buy that resale exec in prime location, right? Why Opposition supporters so greedy, yet so brainless?

Young couples first timer, with little saving should buy BTO with government subsidies instead of buying expensive resale flat with shorter leases. If you insist, dont blame the government with lease runs out.
