When houses can't be like-for-like comped, you revert to the residential cost per sq. ft. in the neighborhood. McLean is a very affluent part of NoVA. New money buyers probably don't want to live in some older homes with out of date floor plans.

@0:27 there is a multifamily apartment across the street and they want 3million in a none gate community make it make sense. I don’t care how affluent you say nova is you might as well built it next to a liquor store and quickmart

@@MRKNOWITALL99.9 Gated communities are extremely rare in Mclean, VA, and the houses in the gates communities usually start in the $8mil. $3mil is considered upper middle class in Mclean. So, the quickmart and liquor store you speak of, is high end. By the way, that isn't multifamily. That's a badly designed single family.

@@kelgbrown007 6328 Mori St. is the house that looks like a multifamily unit but if you drive up and down Kellogg drive nothing in that neighborhood says that house belongs there. Granted it parts of No. Va. that have beautiful homes this isn’t it. These homes are 250k-375k at most. Ridiculous 😂😂🤣
