​​@@seedsoflove7684I've seen a house where there were TWO ensuites but NO standalone/guest bathrooms. one ensuite was just a narrow hallway with a bend halfway down it, with the toilet at one end and the shower and sink at the other. almost impossible for anyone using a mobility aid to navigate, and just weird to experience in general. the long thin ensuite could have been turned into a bathroom guests could easily access just by adding a door along one of the long blank walls, but they hadn't even done that. it also had no space in the kitchen for a fridge of any kind. I assume you had to put your fridge in the laundry room next to the kitchen. I wish I knew who had designed that house because I had so many questions - it was just so unnecessarily angular and awkward! there were two houses on the block built at the same time and in a similar style, but the other one, while also angular in a very weird way, at least had a bathroom that wasn't an ensuite or a hallway and a space for a fridge!

It seems like a lot of floor plans are designed to be "unique" without understanding why the "plain" floorplans actually work... That's just my guess as someone who's live in multiple apartments.

I’m no architect, or engineer, or contractor, but first you need to know where the soil stack is, right? Maybe the bathroom had to go there. But then-you could line up bathroom pieces against the back wall, and make two rooms in front of it.

@@Trenchant468 you are on the right track. A lot of times they are trying to save money in the wrong places. Instead rerouting plumbing and electrical to accommodate a better layout they spend that money on high end furnishing because that’s what renters and homeowners see. They want granite countertops and modern light fixtures. But then complain the entire time when their layout sucks and can’t position their furniture.

Sometimes you can see that happening, but I have seen so many new builds with awkwardly shaped bedrooms, en-suites tucked away into odd corners and so on. Sometimes the architect just sucks.

TLDR: The old fashioned single wide trailer layout is nearly perfect. Definitely looks like the designer was trying to avoid that impression but there is a reason why it was so widely adopted.

Sooo much better! Love your book btw! Only thing I was missing was things like washing machines, drying racks (for clothes) and litter boxes. Still haven't found anything on drying racks online either. Other than that it has been so helpful, thank you!! 😁

The nee bedrooms are a million times better, but I like the old kitchen better. You get a bigger pantry and much less wasted space.

Like how the bathroom mirror always has a little (or a lot of) toothpaste splatter, except now it's oil and grease 😬 My splashback is polished and almost like coloured glass? (Brand name was Alusplash) and it's almost a mirror but not quite as stark. Similar effect but less stark than a mirror. Still needs more regular cleaning than something textured, but for me that's necessary motivation to be better at housework 😆

@Marian &, elementary/secondary school districts (in BC, Canada anyway) often have adult or continuing education courses for a reasonable fee. They may offer a drafting course; this is what Dear Modern is doing, drafting.

does this work with a low backed sofa or is the command position not as important in this set-up?

The couch still does have to command position because of its reference to the door, window, and its space in the center of the "room." I think dont you could make it work with a low backed couch, I think you would feel uneasy because there is *too* much room for energy to move. Your back is not protected by the couch, just your friends if youre having a party, or the island if youre at home alone, and if you have a low couch, then the island doesnt really feel like protection the way a wall would. Thats just my thought.

I think for safety, you need to have 2 ways to get out in case of fire, i.e., the door or the window. So, while you could sleep in any room since no one is going to come and inspect, I probably wouldn't recommend it. It's better to get blackout blinds/curtains, IMO.

It just comes down to what makes us comfortable. These aren't design LAWS they are principles amd suggestion, there to spare us the effort of figuring out these things, when more often than not, the solution that works for most people, will work for us as well.

@@younggod5230 actually it’s literally the law in some places. In my state a bedroom requires a window for exit in case of a fire.

@@younggod5230 In my country (Norway) a room cannot legally be called a bedroom unless it has at least one openable window with certain minimum dimensions (a balcony door does count as well).

The 1st design looks like they themselves designed it and didnt pay anyone to do the layout professionally (if they did they got ripped off royally). God I hope they went with your idea.

not sure if that small room is right, if it is, can you explane it please?.. in my opinion, qi from door is going directly from door to window and over the legs, so it seems to be disturbing for sleeping person and secondly working space in this room is something similar, if that person works in this room it´s to much "noise" behing back, working space should have turtle behind back, shouldn´t it? Thank You :)

Part of the old kitchen was this massive solar room so it looked bigger on the plan. He's also put the pantry between the laundry and solar room so you can store heaps of things there. Also there is space for extra cabinets if they really want to add more but in terms of functionality I think it's the same. One giant counter top + the normal one where the sink is should be quite similar

@@laetifico plus the island adding counter space. You can have butcher block to remove the space needed for a cutting board or get one of the fancy tops that remove to reveal a sink, a trash bin, compost, etc.

We’re buying a 2 bed cottage in London (yes) with a layout we can’t crack. 50sqm/520sq ft or so. It’s open plan kitchen dining but the front door comes right into the house (no hallway). ALSO it’s single aspect so the front door is also the window. Where can I submit this PLEASE😅 open to all input

Depending on their setup they might not have either of those two things, but yes it's a utility closet, just more likely for solar batteries & a charge controller & inverter since it sounds like they're doing solar power

@@ItsAsparageese Oh, that type of "solar" room, lol. I tried googling it and they suggested 'the family's private living and sleeping quarters. Within castles they are often called the "Lords' and Ladies' Chamber" or the "Great Chamber".' Which made no sense in context.

@@pyro226 the name for the solar does make sense in that it was probably the only room in the castle that had windows larger than arrow slots. It was the realm of the chatelaine where a lot of activities such as spinning, wearing, sewing took place because it had the most light. The window was usually oriented to the south for the most light and warmth.

As an architect/designer this layout make no sense to me. Why did you put the laundry so far from the bathroom/rooms and behind the kitchen? Nowdays you can literally sleep next to a washing machine because they made just a little noise. Laundry doesn't need a natural light because you don't use that place so much, instead, bathroom need it a lot. Natural light in the bathroom is so relaxing and help you to keep the room in a perfect % of humidity inside and reduce the % of mold growth right after a shower. The main door open directly to a piece of forniture (with a tv on it I suppose) and forcing you to move to the left of the room, that could be nice because is the living room but when I enter in an house I prefer to not see a tv in front of me. Btw I love your videos.

I think having the bathroom next to the kitchen and away from the bedrooms is weirder. Also the laundry is a lot smaller than the bathroom so that's probably one of the bigger reasons. And you say washing machines are quieter than they used to be but they still can't be super quiet. If they want to hang things up to dry in the laundry then sun and windows is better in the laundry than the bathroom but I do agree it's a bit of a waste of a window. I don't understand why they have such small windows to begin with, all the tiny homes I've seen have way more and bigger windows.

​@@laetifico Yes, the bathroom should be near the bedrooms, I'll probably flip the entire design of the rooms (bedrooms, bathroom and laundry bot, kitchen and living top). Anyway, due the orientation (if is correct), flipping the entire house will move the bedrooms from north to south, and you will get more natural light during the day.
