Hey you guys! Hope that you are well. I don’t know whether or not anyone else has suggested it or you’ve thought of it but since you are going to step back and live more frugally have you considered buying a few Rai of land and using the same builders with exactly the same or similar house design and selling on for a profit ie twice as much as you built them for? Seems to me that you have already proved the theory and looking like a no brainer…what are your thoughts? Regards Simon

Thank you Dave, this is an important post because she has always been this way but we saw the channel as mine before so she didn’t want to be involved. Now it is ours she takes an active role and people that has criticized her over the years can see she clearly does not fit the stereotype they often projected. 🙏

Hi Ryan & Damo - I'm in Phen, Udon Thani and your thoughts & comments were very similar to my own experiences. As a Chartered Surveyor from the UK I was horrified/amazed/intrigued at the way the local builders did things - but your advice is spot-on you need to just accept it and appreciate that they know what they're doing - Just go with the flow !

My guide to building my house (nearly finished) I produced my design using sketch up (free app) but had I to do it as just floor / elevation plans as that was what they were used to Rule 1 Always always always get a good reliable builder and try to see previous work (Not doing so can end up with lots of problems like a sink with a 12% list ) Rule 2 You can if you feel the need (if alarm bells are ringing- why build) register the land / house in a company name with your solicitor as the front man. Rule 3 Have a reserve just in case (ie metal prices have shot up) Rule 4 Stage monthly payments with major payment on completion Rule 5 it is not the west - just don’t worry, you may expect double skin walls 50cm thick why ? 10cm is normal And as you say everything runs on Thai time PPE one of my guys has a umbrella hat for the rain, for the sun and for doing roof work. Offered a hard hat but were to polite to laugh but a polite ‘no it’s ok’ One of my strings to my bow is that as a town planner the first thing I did was chuck away the normal western guides and build expectations and ‘go with the flow’ 😂 Good Vlog as usual 👍🏼

All very good suggestions! We finished a 220 sqm (excluding outdoor patios), one story, four bedroom home North of Chiang Rai (rural area), 18 months ago. The "estimate" was about 3.5 million baht and 10 months to build, The final cost including upgraded materials and some modification to the outside was 4.2m million baht. The house was completed in 13 months due to COVID and material (roof tiles) shortages. I am very happy with the builder, workers, design and quality of the build. The only issue we had to address was the SCG cement tile roof leaking over the master bedroom during heavy rains. It took many trips and many cans of sealing paint to stop the leaks.

I'm currently in Nakhon Phanom, most houses here are built from wood and/or bamboo and are up on stilts because this area is very flat so when it rains heavily the water level rises dramatically, just don't forget that your power outlets need to be placed halfway up the wall.

We both our house in hua hin for 14 years ago, paid 1 450 000 bath. Then put in around 600 000 bath more in renovation, land and house for that is OK hua hin It's very funny to follow your channel and good luck with the new little boy Hello from hua hin

One thing I found because my friend had a house built for his son is that the house looks crap going up and the quality looks crap but once finished with plaster and tiles it looked incredible. His builders were incredible. Just a few finer details they let slip like the water feed for the heated shower protruded from the wall crooked but overall it was awesome. You have to step back a realise that the finished article will look awesome. Make sure good quality bricks are used where heavy bathroom fixtures will be fitted as we had problems when drilling into the tiles and getting a good fixing.

Great points mate... Great price and it will be great to see the end result when you guys get back there. Yes keeping your cool in rural Thailand is a must.. The builders are usually from the local area and you can alienate yourself very quickly if you come with the western "standards" and try to enforce that... I learned that first hand.. :/ Peace & Happiness! :)

Hi Ryan, Damo and Otis, another interesting and informative vlog. When we wanted our land fenced and walled, we asked the local village chief who to go to for building work. He pointed us to a monk in the next village who ran his own team of men for building projects. At the time we thought this a bit odd, but sure enough, he turned up with his men and got the job done. We explained how we wanted the wall and gate and he came back to us with a proper scale drawing, explaining that before he entered the monkhood he was an engineer, He more or less single-handedly built our front wall and elaborate gate. He also built a toilet near to our ramshackle sala that I had built with the help of a local farmer. We then asked him about building a house on our 2 rai, which he thought he could do for around 300,000 baht and was working on rough plans when he died suddenly of a heart attack. We not only lost our builder, we lost a good friend. !00's turned up for his funeral and one old boy said to us, "he will be missed by everyone. There is not a house in this village which has not got something that he designed and made in it, from extensions to coat racks, he made them all" What a lovely tribute. Sadly our plans died with him and as yet we haven't built anything. God bless you all 🙂🙏

Here in Indonesia they work from 8 till 12 go to lunch then come back from 2 till 5. You must be there every day preferably all day or mistakes will be made. You must supply coffee, water and random packets of cigarettes which they share.

100%, my wife and I had a larger budget as I sold my house in York for about £300,000, £200,000 (about 9M. Baht)of which we set aside for our house build, but the same rules apply. We managed to find 4 rai of land for 2 M., just by the Ko Lanta ferry,which was split 50/50 with her sister, I then made a legal loan to her for 1M. for our half, that way I still own the value of the land, but not the land itself. She then legally leased the land to me, which enabled me to get the 'yellow book', and as a bonus, a Thai I.D. card. We then found an excellent builder who built us 2 large Ayutthaya style wooden houses up on stilts, the main one for 3M. and the smaller one for 750,000. with a proper contract so we only paid when each part of the build was completed. Our life now is amazing, we grow rice, fruit, vegetables and herbs and when I have finished building the large pond, our own fish.

Excellent summary. I paid my local village builders as we went along for labour only (day rates ranging from 300 to 500 baht), I got all the materials for them, I showed photos and videos of things I wanted doing and I made 2D and 3D plans and even a couple of models of the house and more complicated aspects and it made them understand exactly what I wanted and helped them no end. I watched them closely whilst I was on site and when I was off site buying more materials once I returned I inspected what they had been doing and on a couple of occasions asked them to redo something I wasn't happy with. I also gave them drinks and snacks everyday and gave them a small bonus after each phase which they all loved, just like you say. In then end my house build came in at 5k per sqm using quality materials and I'm happy with the results. I had quotes from Thai and farang building companies before we started and quotes ranged from 10k per sqm to around 18k so I saved a lot of money, had a great experience, and I was able to make a few changes along the way which improved the end result without costing anything more. Your place is beautiful and you both did a great job (especially Damo) in ensuring your team did a great job for a great price.... well done.

I just finished a house in Borabue, Maha Sarakham, built on 14 rai. Slightly larger than yours with some extensive outside accommodations like a kitchen (complete with an area for my American style grill) and large semi-enclosed sitting/eating area. All in for about 700,000 baht. Our builder was great. He has built everything on the farm so far, hog barns, fishing area, solar panels, and so forth. Was it like what I did in America? Oh hell no! LOL But I am quite pleased with the end results. Bottom line, go with the flow! Work WITH the people, but stay out of the way. Use common sense on when to interject your thoughts. And having a Thai assist (wife, friend, whatever) makes a BIG difference. And when I return in 3 months to stay long-term, I know that I have a solid base to develop my future in Thailand around and a builder to do it. Well done project and the associated videos. Looking forward to your continuing journey!

Hello Ryan &Damo, I have been following your blogs for about a year now, very laid back, relaxing and informative. My wife (Thai) and I moved back to Thailand 2 months ago (from Australia) to our village in Beungkonglong, we have built a small resort (5 cabins) on one of our blocks and will build a small house next, start about December. All your information is up to date, informative and valuable. I am lucky like you to have a wonderfu l wife (12 years now). We have a Thai friend who is an architect and from my drawings he is making a set of plans for our (small) house, we use local builders and get along really well with all of them. One thing to note is that the local councils now require building plans to be submitted for approval, it is about 10,000 - 20,000 TB to get these done professionally, this of course depends on the size of the construction. With so much rain lately progress has been slow and muddy however, all is going well, Love your blogs keep it going, Regards Ronnie Begg

Hey Ryan and Damo and Otis, I agree with everything you said. My Thai friend has 4 rai in Northeast Thailand and what we thought of doing is to build a metal building about 10 by 20 meters. Then after we get that built we would build what we want for bedrooms and living spaces inside on each side of the building. In the center would be a kitchen. I haven't done the research on what the original structure would cost but hopefully it will be gentle on my pocketbook. I will have to go look at your previous video and see what the new house looks like.

It is possible people, believe! But please secure your land title before you build, don't take verbal agreements! Families can turn on you when money is involved, make sure you apply your own oxygen mask before others!!!!!

Yep the beer's important but... After the work's done not before! When I was building my place (Building it myself with the help of friends.) a buddy, a professional sheetrocker with all the tools, two foot sawhorse ladders, etc., agreed to put up my 1200 square foot ceiling (Close to 40 sheets of sheetrock.) with me as his helper. He came, I gave him his case of beer, sigh, nothing of note done that day. When he returned, understanding beer when done, we got the ceiling installed in hours, this was years ago but I'm pretty sure it was less than half a day from start to finish. Lesson learned, it cost me two cases of beer instead of one, but believe me, I'm not complaining. 🙂

Very good video Ryan & Mo. A Very good list of do's and don'ts. I helped my wife build a home in Ban Phai Isan. Two Rai was about $5000 usd and the house about the same size as yours cost $17,000 usd. It a very nice home for us. Always look forward to your videos. Next, we want to build a restaurant!

I build my own house in Indonesia. My builder or a boy would go buy materials but they always bring the receipt to you. I made the mistake of just screwing it up without looking thinking I was showing trust but was told they want you to read it.

Most excellent advice. I wish I had seen this video before we renovated our home in Isaan. Many of the things you mention ring absolutely true and can save you some real serious money. We did fine and are extremely satisfied with our results but looking back we could have easily saved 25 percent... significant. You can create a lot in Thailand with that extra available cash flow. Great video guys, very helpful for newbies.

Thank you so much for sharing. This was a most informative video. My fiancee has a couple of rais in the eastern part of Surin and wants to build a house there. But it will be in 4-5 years from now. I'm retired and she still wants to work a couple of years more (we live in Patong). She'll turn 50 next month and I would not be worried about taking a cost of 500k. It's not the end of the world.

I absolutely agree with you 👍🏻👍🏻 it is possible to built a house for that money in rural thailand areas 😊 my father in law just told me, that their house had cost them around 300k baht. It has around 70sqm and is pretty cool 🤩 good luck with finishing your built 🙏 it looks pretty good so far. Look forward to videos from the finished house! My girlfriend and I are planing to do something similar on her land in Nakhon Si Thamarat ☺️

Excellent advice across the board. I do feel having Damo as "clerk of works" really helped a lot and explaining some of the things the "stupid Farang" may want but just can't get the point across regardless of your Thai ability. Given that you had the land the costs were exceptionally reasonable and from what I have seen here the build is damn good! Missed seeing Otis in this one BUT understandable given the nature of the blog. Do you have issues with termites (ปลวก) in your area? My friend lost most his house to the little buggers!

Great points and more. In the US as an Architect I've spoken to many people who even in the USA don't believe you can buy or build houses for cheap moderate quality. In fact, when I started speaking out as a professional, platforms blocked my posts and builders hated the idea here because it lowers the profit as you said. There are people right now in Arizona, Tennessee, Alaska, Texas, the Carolinas and more that are building homes for $40 - 50k USD, which is about the equal of what you built. Great job. I hope to do a small build/ mini resort on 1 or 2 Rai on day. I also liked you small talk of 'building for the kids / in there name" as a great safe way & deeper connection in regard to the foreign builds. Keep it up.

I build our house in Lao Vang Vieng used various local builders your advice covers all what we experienced during our build we have a fabulous house it’s quite funny everyone who visits thinks we spend Tens of thousands couldn’t be further from the truth my only advise is be clear what you want & ensure you check of every stage step by step as it will save you money in the long run when somethings not right point it out politely over a bottle of beer…!!!

General rule of life - do not build on other people's land. Build on your own land - and, if you want to give it away later then that is your choice. Also, my cost would be 100,000 baht more - I would hire Damo as the construction manager. 🙂

If you're concerned or worried about building on your wife's land, you can create a superficies agreement giving you the right to build on that land and legally retain 100% equity in that construction which you can lease out or bequeath. Not to be confused with a usufruct agreement which ends your ownership/use rights when you die. This is a fully legal process that can be registered with the Land Registry office. Any decent Thai lawyer can assist with this.

I like this series. There are so many cheap CAD programs where you can design your own house and just translate the specs. Is it possible to make prefab teak or wood homes locally, or do you have to hire an outside company from elsewhere that specializes in it to do it top to bottom?

I know there are prefab wood house companies, but I was not sure if it was by province or regional, or do they provide the house, and then you have to hire locals to put it together. Also, I am American and expensive as a Californian is different from expensive as a Thai. I am seriously thinking of selling my house and just setting up in Thailand. A prefab might be cool, because I can move it from place to place, and just rent the land underneath instead of building a permanent home.
