Even as an event photographer, you don't ask, "Can I take your picture". You confidently say, "I'd like to take your picture", or even better, "You all look great together, just smile for a moment and I'll take your picture". Same with door knocking, "I'd like to keep you updated on the market (or whatever), I just need to get your email." Also, what you said about pulling out your phone to collect contact info does really work well. So does asking them to pull out their phone and having them text their email/contact to you (I especially like doing this), as it's great verification that the contact works and it's for that specific person and you now have both a cell and email contact.
