I love seeing the towns. Location is so very important. I hope to live in Italy without a car, so no matter how gorgeous and perfect the property is, if it is not within walking distance of amenities, I'm out!

Love this house. The yard is perfect for dog, garden and patio. Bonus shed for supplies. There is a lot of house for the price. It does need a lot of work. The 3rd floor is probably livable while work on other 2 floors gets done. The bonus attic space is great. I love the town tours. Perfect to know what you can get there. Im going to rewatch to see if there is bus service. The steep stairs would probably be a deal breaker for me though.

There is almost always bus service to all towns. Especially a decent sized town like this. It would be regional so it would get you to Viterbo or Orvieto.

This would be a great property for me. I would use the ground floor rooms as an art studio and a taverna, the first floor as guest quarters and the top unit as my personal home. Yes, the wall between the kitchen and dining/living area needs to come down. There doesn't seem to be a lot of work needed. Good sized rooms. Some new windows, updated bathrooms and kitchens, possibly the wiring. Walking distance to town amenities. The backyard is not overwhelmingly large yet plenty of space for a dog run, small vegetable garden, flowers and few fruit trees. Overall, an excellent price for the amount of space. Best of all: no car necessary!

I agree that the space offers a lot of potential with manageable updates. Taking down the wall to open up the kitchen and dining/living area will create a lovely open space! The location and size of the backyard are definitely strong points... And yes, the proximity to town amenities and not needing a car is such a big plus! 😉 Naima

This would make a fantastic family home. I’d make the ground floor the kitchen and dining, then living and office on first floor, bedrooms on second, I’d rip out as many internal walls as I could!

Brad is absolutely right! Of course, there are rules that need to be followed everywhere, but in the more peripheral villages of this area, the regulations tend to be less strict.

My guess is about €50k, too. I would definitely add a bathroom on the ground floor, especially if it becomes a taverna/work kitchen. Having a solid leak-proof roof is a huge bonus.

Probably a ton. Maybe €15-18K!?! If it had a stellar view maybe. But with a garden already and the lack of a spectacular view, in this case I would pass.

Was that a mural of Sophia Loren on that building when you were touring the town? The 2nd floor apartment looked like the best one but a lot of stairs. Just thinking about climbing those daily make my bones creek.😂😅😂😅

Agree to disagree. Bottom floor yes (30% gut of total). Middle floor moderate (15%) Top floor (10%). I think just over 55% gut job. Of course the definition of a gut job varies for everybody. The top floor with a competent couple helpers I could do in less than a week. There’d be no need to redo wiring or plumbing just replacing appliances. Do some tiling knocked down the wall complete paint job clean the floor is good. I think all the windows on that level were good. Regardless, I see much much worse places for much much more money all the time. I still have it in my winners column.

When you talk about meters, csn you relate that to feet? For instance, the back runs out 30 more meters.... I have no idea what youre talking about. I assume you're American? Lol, the rest of us aren't as adept at conversion... yet! 😂

Multiply by 3. 30 meters is about 90 feet. If you’re interested in moving to Italy you should take a few mins and figure it out. Km to miles: Multiply by .6 (100km x .6 = 60 Miles) {Yes I know it is .62 not .6 but I’m talking about in your head conversions here).
