I was sold on McDonough until Powder Springs showed up......PS seems like a very nice city. I like the high concentration of home owners. PS has a strong black middle class as well as above average household income.

Yes sir. Definitely a great little city. Cobb a county is also hard to beat. I love Henry though but Cobb as well.

I lived in Powder Springs, GA and absolutely loved it. I loved the fact that it was somewhat rural because that kept it more like a home feel (nice and calm) and less like a city feel (loud and too much going on). I have lived in many places and I still miss the feel of Powder Springs.

I’ve watched several of your videos on different cities in GA and I really like your videos and I love them… I currently live in Ohio and looking to relocate to GA and you do a great job of making it easier to see what’s going on without having to travel to GA to look around Really appreciate you for that… you do such a great job…

Hey bro, with you being on the grounds every day in the city, you may be able to answer this question for me. What is the fix & flip market looking like for real estate investors in Atlanta these days?
@raymondrileyjr2 жыл бұрын
Not a good time unless you can score some off market deals. Right now with the shifting marketing we are not in a upside situation from the open market. Meaning it’s extremely harts to buy a home on the open market for 200K that’s worth 300K ARV that needs under 50K for a 50K profit. Just not seeing that opportunity. Now if you’re buying deeply discounted off market properties yes you can make fix and flipping work because there is still some buyer demand in still a supply deficit market.

The schools arent good in Powder Springs. So if u are looking for good schools, then its a no. Powder Springs some years ago had good schools. But once more folk moved out there, the schools went down. East Cobb schools is what gives Cobb schools a good rating Powder Springs is West Cobb. Powder Springs Schools have low scores.
@TheOriginalCryptoPimp2 жыл бұрын
Are you saying, not one single school in West Cobb is good? I'm asking because you said schools--PLURAL. I can't possibly believe all of the schools are terrible. Including Private and Charter schools? That's like saying "Chicago is bad". The entire city isn't bad.
@raymondrileyjr2 жыл бұрын
I’ll have to disagree with you. The performance data shows a above average performance in 75% of all schools in Powder Springs. The other 25% being average with state level performance. I don’t know of any school regardless of grade level performing below the state average. Thanks for your comment.
@Adam-zy9fv2 жыл бұрын
@@TheOriginalCryptoPimp i lived in powder springs for a long time, there a ton of schools in that area. Many of the public schools are generally not great but not the worst either. The ones that are really good tend to be the exception though. There are a lot of private schools there too which are generally good. Overall, not as good as they once were like the person above said but at least there are a ton of options in the area

There are NOW Two High Schools in PS, McEachern and Hillgrove(new) both are excellent schools, great athletic programs State Champions, Region Champs, academically both test at or above average. Now I graduated from McEachern 19 years ago things were a bit different, but the schools are NOT BAD by any means
