Terrence Bilodeau, 35, lives in Fort Worth, Texas, and earns $280,000 a year as a real estate appraiser and landlord. He owns 12 properties that are worth about $2.75 million. Here's a look at how Bilodeau built his career in real estate and how he spends his money.

The 35-year-old real estate appraiser based in Fort Worth, Texas, checks his net worth monthly to see how far he is from his goal of $10 million. He's well on his way: As of January 2020, when CNBC Make It reviewed his finances, he's worth about $1.3 million, he says. He expects to hit $3 million in the next two to four years and $10 million by the time he's 50.
Growing up with a single mother, Bilodeau never felt financially secure, as the family struggled to make ends meet. Today, he views money as a way to make his life better. He invests most of his income in real estate and the stock market. The little bit of discretionary spending he does allow himself includes hiring landscapers to care for his yard, a housekeeper to clean his house and a monthly membership to a local spa where he gets massages. It's worth it, he says, so he can spend what little down time he does have with friends and family, or just relaxing.
Not that he has much. Bilodeau works seven days a week running his business, and he never takes vacations because he doesn't want to lose any income. Any time he takes off is time he's not getting paid. He plans to relax once he achieves more of his goals, which includes someday starting a family.
Bilodeau brought in a combined $370,000 last year as a real estate appraiser and realtor, and paid himself a salary of $280,000 from those earnings. As an appraiser, he works on behalf of banks to determine current and accurate property values.
His income is largely determined by how much time he puts in because he works for himself and charges per appraisal. Appraisals typically cost about $450, but he charges up to $2,500 for complex projects. The most he's ever billed in a month is $50,000, but most months it's around $30,000.

. Why do you want to feel inspired by people who are poor? When you’re around wealthy people you get inspired to do better in life. Trust me! I was making 42k / year and now I make $96k-$100k/yr with no degree... because I have all ambitious friends

@@Rafi88 Except 75k in student loans is not normal. The median balance is 17k. Average is 30k. Something like 70-80% of the people with student loan balances have less than 40k.

Friendly suggestion: you guys have plenty of videos of people making over $100K at a young age. I think I speak for most people when I say that we want to see videos of people making closer to the median salary of $35-50K and how they get by on a daily basis.

For those wondering, Terrence if a very smart guy, a hard worker (self-evident), and a great friend. He's taught me everything I know about real estate and helped train me as an appraiser. I currently make about $10,000 a month appraising evenings and weekends which supplements and actually outpaces my 9 to 5 income. Two years ago, I made maybe $50,000 total, last year $100,000 (started second job), this year I expect to crack $200,000 without issue (both jobs full throttle). Some things to keep in mind - when you're self-employed, you become a workaholic by default. When work comes in, you feel compelled to take it. All of a sudden, vacations aren't as enticing because you think about opportunity costs. For those asking about high monthly food costs, opportunity costs come into play. $1,000 a month is $10 a meal, 3 meals a day roughly. When you're making $100+ an hour, why would one spend 45 minutes preparing a meal and performing clean-up? That's $75 lost. What's a $10 meal at that point? Your decision-making changes a lot. You start to recognize that you are always trading time for time. If you have more time than money, learn a skill and leverage that skill to make money. When you have more money than time, pay someone else their worth for them to perform that task since your own time is best spent doing what you do best.

So i watched this video about a month after it came out, and did about 4 months of research on being an appraiser, talking to appraisers, all of that. I ended up going through the classes, the 79 hours and before I was finished I had secured a job and I've been at it for a few months now. This video along with research, hard work and tunnel vision, literally changed my life. Thanks Terrence!!!!

I totally get it... between what he'd have to pay and what he'd miss in revenue. That vacation is about 10k. It's not worth blowing that kind of money until you have a family. THEN the missing to the 10k is worth it.

Because thats the easiest way to exploit people lol. Low effort, massive reward. Just buy a house then up charge how much it costs to live there and boom some other person is footing your bills and lining your pockets so you can go to the spa and wear tacky frat brand clothes. I like seeing the variety of incomes. It shows how different career pathways and decisions pan out. And getting a six-figure income in a stem field, trade, or in real estate is actually very realistic. People seem to bypass that a lot of the six-figure episodes are of people who grew low-income or children of immigrants. That’s really inspiring!

I used to be one of those people who’d dismiss comments asking for more representation from those in the lower income brackets, but now I completely understand where these comments are coming from. The last 8 videos have featured salaries over 80K and it’s coming off as one note. Most have been landlords or aspiring landlords for example. It’d be great to see some in lower salary brackets - the median for millennials is around 69K at the moment. One thing I’d like to remind annoyed people about is that there is such a thing as participation bias; maybe lower salary bracket owners don’t want to take part in content like this and as such will skew their pool ‘CNBC Make It’ can select from.

I agree -- as much as seeing people succeed is encouraging and uplifting, this series could be a great platform to discuss challenges people face. How about single parents, people who graduated into a recession, ex-convicts who have trouble finding employment, crushing healthcare debt... Tons of topics relevant to "budgeting".

May have been better for him to have gone with a Lexus RX 450h F, a Toyota Highlander Hybrid or Lexus 300h - i think he wants a familial friendly vehicle with speed, but an added height perspective will change things up for him as well.

@@noxxider4361 Meh. My husband makes more than this dude, working for Amazon Web Services. He works in his pajamas at home for about 6 hours a day. lol. No weekends. Tech is where it's at for high salaries + flexibility + generous PTO, and health benefits.

With my wife we make about $280K as well and we live on $3500 to $4000 per month in Boston. We don’t feel like We are missing out on anything. I honestly don’t know how to spend like $13000/month. Seems crazy to me. I have everything I need, live in a nice appartment and park my Kio Rio in the street. I bought my macbook air with 20% discount back in 2014 and I’ll keep it till he dies.

florent B It’s unfortunate how those who are “obviously” wealthy are only the ones who flaunt it. It’s always a nice surprise to find out that someone has the means to live a rich lifestyle doesn’t. It takes a certain amount of humility I think, and too many people pursue wealth as a means to appear “better” than their peers. Do you mind me asking what you do for a living?

No cash is not king. Cash is trash. Cash flow is king you mean. And debt is your friend if you know how to leverage. It’s the most sure fire way to live a life of true financial freedom. What’s the point of barely getting by with cash savings
