@ it’s all relative, the homes for $400k will be pretty small and quite outdated. Where as in the surrounding suburbs you can get a nice brand new home for $400k

A house surrounded by pine trees has a lot of pine needles in the gutters, dead muddy grass, flies and trees going thru the roof. Not loving all the trees.

@@Lombarski Maybe if you move to Sealy then it won't be that bad. Austin County where it's located out in the western metro area, and Waller County it's twin are booming though, but it's still way less traffic. Once you get near Brookshire to Katy from there, then that's a different monster then😁

Yeah the FM roads are gonna need to be widened. Some have of course, but until the toll road crooks get stopped, banned, fined, and locked up so we could use the money they've stolen from us, then we could get some Metro Regional Trains, more BRTs, LRTs, Urban Gondolas, People Movers, ARTs, and even Subways to avoid it most of the time.

Relocating back to be close to family that live in that north suburban area from the western US (not Cali lol😂) I like how cohesive and aesthetically pleasing The Woodlands is vs majority of Houston. My only concern being single under 40 would I be driving back into Houston to do social activities. I was very impressed when I came in the spring with the upgrades like Market Street, Hughs Landing, The mall being upgraded, Ritz Carlton. Real Estate appreciation Woodlands seems like obvious choice but socially would i be hauling 50 minutes down i45 to do anything after 9:30pm LOL

Thank you, Kyler. The Woodlands is very nice place to visit like once or maybe twice a month specially for shopping and to experience everything it has to offer. I think for Paul and I Cypress might be the best choice. Bridgeland, Townlake, Dunham Pointe. It seems to have everything and the location seems to be one of the best. We also like Woodson's Reserve in Spring Texas but we are not yet sure if that would be the best choice for us. In the beginning when we started researching the Houston Area, The Woodlands Hills was our most favorite and we still love it but it doesn't seem to be the right choice for us. Once everything is set and done and we are actually living there, everything will be new to us. We've never lived there so there is going to be a lot of learning and adjustments since we still currently live in Toronto, Canada and it is already so cold. We absolutely love The Highlands as well and the list goes on. One thing is certain, we want to be, and we will be on the North side of Houston and right now Bridgeland Cypress is looking like the absolute best option to buy a move in ready house such as with Tri Pointe Homes as an example, and then dirt build (a 100 ft wide lot with the maximum SQFT that is allowed) our dream home with partners in building. I love The Woodlands! Before moving to Houston, my husband and I always loved the woodlands even if we weren’t able to explore the place yet. Now that we are here in Houston, we’ve been scouting and exploring the suburbs area so that somehow it would be fair for us to make decisions on what suburb to settle and buy a house taking into consideration a great school district (since we have kids), a safe area, a good ambience (lush greens, nice parks) and accessibility to everything and honestly, the woodlands would always make the cut (even more than the cut)☺️. Although I-45 may be somewhat a downside living in the woodlands because of the heavy traffic but for us that’s just a minor issue from everything the woodlands has to offer. However, the woodlands is quite built out already and since we want a new construction home,we might be purchasing a house in spring or conroe so the woodlands would still be an easy access anytime. 😊

Our so n and his family love in the woodlands. We want to relocate there from Virginia. We wanted a new home so we went to Grand Central Park. We fell in love with a home. Our son who got his master's in water flow and works for the state of Texas looked at charts and said he's very concerned about serious flooding there even though the developers elevated the land. He said before it was built, flooding was 30 feet high. Have you any information about the possible level of flooding?

@@joanmcivor954 I’m on the board here and have lived here 6 years. The engineering plans for GCP are sound. There will be no flooding issues here. All of the fema maps have been revised for the developer to build homes here after they bring in enough dirt to raise a section out of the flood plain. I grew up across the street in River Plantation and parts flooded and parts didn’t. Water and gravity are very consistent. I see no issues with GCP but your best bet is to hop on a call with our team and we can explain all of the reasons you shouldn’t be concerned here in GCP. We really would love to help you here. Grand Central Park residents have to deal with central Conroe folk and they are definitely something else and not a good way. Also, the businesses in Conroe some are shady. 🥴
