HAHA I bought a condo on that very block you're standing on (E flagler st) in 2021 for $165k now it's worth $280k and after the revamp of the neighborhood will be $500k+ (so great investment area). A lot of construction, parking is not so good, homeless is not so good, however on the flip side, so many things to do. Endless entertainment ( a Bowlero is coming this year), great public transportation, close to Brickell, short walk to the park/bayside, and close to the highway. If I could do it all over again, I would buy as an investment property instead of a primary residence and live somewhere in north beach as I love the water and greenery over there. Overall downtown is a fantastic investment, and great for a work and play situation. I'm 30, so I prefer to live somewhere more calm, less people, more suburbish.

I hope I don't bring the mood down when I say this but I had interest in moving to Miami a few months ago but I changed my mind or at least waiting until everything cools off over there. It's been a lot of shootings and murders over there lately. But if it's any safe areas in Miami please let me know because I'm afraid to move there.

Safest areas in my opinion as a Miami resident are (in no particular order): Brickell, Brickell Key, The Venetian Islands, Key Biscayne. Coconut Grove, Coral Gables, Pinecrest, Surfside, Design District and South Miami. In Miami Beach: South of Fifth and the neighborhoods West of Meridian Ave.
