Miami and all of Dade County is a rip-off....I lived in South Florida for over 38 years. Remember renting large Studios and 1bed/1 + half baths on Collins Ave for $800/mth..now they are like $2000 plus. And the places are not really that nice...old buildings and moldy atmosphere. There should be a rental cap on properties with an evaluation on landlord rental habits. I see in the near future a housing collapse because no one will be able to afford these high prices and thousands of properties will be empty. Homes as well. Don't forget I told you so.

Since when, Is a landlord responsible for taking care of a tenant's children ? If she can't afford the rent. Why is he talking about current market rates when he is saying the reason for the increase is his costs? Why doesn't he ever mention what the costs are? 🤔 Maybe....just maybe... it's because his costs haven't doubled and he is just using the current high market rates to increase profits. Hmmm....I wonder.....

Because he is lying his mortgage should not change they may have increases property tax so why not raise her rent by $200 a month that would be giving him an extra $2,000 a year

@@donna5790 Are you a homeowner? Mine increased 400 a month last year due to insurance, and it just went up another 100 as of this year. Thats 500 dollars in 13 months. And I live in Georgia. All those hurricanes get passed onto the owners. Damage or not. It goes up straight across the board for everyone.

FL has had a record number of new citizens. Mass migration within the states. (As has TX, AZ leaving from CA/NY/NJ mainly) Everyone is moving there thus supply and demand. The weather disasters caused homeowners insurance to jump over 59% sometimes more depending on the company. The trades for work are done is double the prices due to supply chains in material and inflation. It sounds expensive but their housing market is cheap relative to NJ/PA/NJ/CT/etc. For a 3 bed 1 bath duplex/apart/townhome you could find one for around $800/$1250 now their $2k...

That landlord is full of crap. I've been in the real estate business for most of my life I have a lot of residential and commercial property My expense have not gone up that much that I would have to charge someone double the rent especially on residential rentals. Sometimes the commercial properties things can change quickly but that's only if you're building brand new. This landlord's taxes has not changed one cent or his insurance has not changed one cent because of inflation. Taxes and fire insurance do not change due to inflation if your property's in good shape it will not go up hardly at all. The only reason he's changing the rents on these people is to get more money that's it, and I'll be honest that's not always the best practice You get somebody in your property that can't afford to pay $2,500 a month rent You get one or two months out of them and then they quit paying I would much rather have a payment of $1,200 that someone pays consistently every month and I don't have to bother them than to charge someone $2,500. He needs to get some backlash because he is full of it This is absolutely a lie that he's telling his tenants.

Till 2020 i was paying 1200$ and now I'm paying 1800$ per month for 800sqft 1/1 apartment in same building in hialeah. And I remember how difficult it was to Get this apartment 2 years ago.

For a private 3 bedroom 2 bath house in Florida, that sounds reasonable. I live in California and a 3 bedroom apartment ( not house here in most cities could run around 3000.00 or more per month.

@@alexrossi4464 I live in CA as well. The "going rate" of the area is ONLY decided by the slumlords. They don't decide rent on minimum wage, average wage of a renter, or anything relevant. Just to make more money. It's all a scam. All Landlords are Bastards.

You can debate this is not how it works but from experience, as soon as my landlord raised my rent, I went to find a cheaper and better place. I did this at least 4 occacions before getting my own house.

This is horrible and my landlord raised my rent $450.00 and then he asked me to leave the following year, so that he could get even more money from the rent. He has turned my life upside down, it is so hard to find an apartment in Miami because everything is expensive. Now, the air conditioner broke and he refuses to fix it and I have been in the heat for over two weeks and the windows in my living room are broken m, so I cannot open them. After 13 years of renting from my landlord, his true colors surfaced when he saw the opportunity of making more money. Any landlord that is raising rents in the hundreds are greedy.

Mortgage can change if he pays insurance and taxes via escrow. At the very least his property tax and insurance increased but it didn't double. He's being greedy.

Not true. If you pay via escrow, mortgage can increase if taxes and insurance go up. I don't know about Florida but in Georgia if you make a down payment of 30% you don't have to pay through escrow.

Landlords are a predatory class. He is using other rents to justify the jump which implies its greed not costs. Prices go up but they don't double. And he is making profit regardless, someone else is paying off his asset. Even if the tenant is just covering cost this man gets ahead. As I always say, if being a landlord is so hard why doesn't he sell his properties? I'm guessing its because they are lucrative.

Predatory? You think anyone or any company who owns a property that rents it is such? That is just a ignorant statement. When someone buys property the expenses vary based on many factors. Landlords buy them because it is a investment/business just like people who invest in the stock market, bonds, etc. Real estate is like any other investment but requires constant work, its time consuming, etc. It ensures credit to the owner, which enables more purchases, etc. No one sells products or rents a home without looking to make some kind of profit. People would not go into business at all if it was not profitable. That is the point of being a entrepreneur. You can work for thyself or someone else. Real estate grants someone the ability to work for yourself, also taking on all if the responsibility yourself. People will always need somewhere to live but they may not always buy the same products. It is a guarantee plus business if ran properly. The more you have the more money you can make, the more you can upgrade the property, etc. That is the idea of all business. It is consumers who can chose what they want to buy. With real estate one does not a degree, license etc it grants anyone the ability to get into the business. This is true equal footing to find success in a truly open field! Market prices on other products occur in ever aspect if business. That is how you get market rates, coupons, the ability to have choice. It is not greed to be comparable to the market. It is doing good business and not price gouging. A landlord can charge whatever he wants it is again a consumer who says its worth paying or not. That is what Professionals in different fields are also for. A Realtor can help homeowners and tenants with researching , negotiating, etc. I myself am both a Licensed Realtor, homeowner and landlord. The owner takes all the risk and has to deal with both good and bad tenants. They can get stuck with a bad tenant who damages the home, doesn't pay or hasn't in months thus owner pays bills using their money or they lose their home in full! The credit is bad, affects all of their assets, future. Any profit made can be spent on one bad tenant. If they destroy the home, squatters, etc. No one needs to rent or buy. everyone has the option to if they choose either one. They just need to get educated on the process, responsibility, laws, expenses, etc. if they want to. It is not for everyone it is not easy but if it were everyone would be doing it! Though to make a statement as you did is very insulting especially when you arent aware of all that goes into being a landlord or owning a home. I hope I have explained enough for you to at least see the subject under a diff perspective rather than all being "predatory". Take Care Holly.

No rent control, yup thanks to the landlords that banned rent regulations back about 30+ years ago. Even today, lawyers and attorneys for both the tennants and landlords are still fighting over the rent cap landlord out there don't want a rent cap and tennants ar stuck paying for a 400 sqare foot room in a total of $1300.00+ a month within 4 years the prices went from $600 to a whopping 50%+ hike in the rental market, seems like another housing market crash in my opinion

There is no right control in Boston either that is why where I grew up the North End where it was predominantly Italian the apartments now are $5,000+ for a one bedroom.... however all of the towns and cities that took the people on subsidized housing now completely undesirable because so low income people are criminals and druggies. Look at Worcester Massachusetts look at Springfield and all these other areas like Lowell all of these cities that have high crime rates are because the people that are getting free rent are all conjugated there! Also if we allow everything to be free rent these people will never get off their asses or contribute and they want to have Prime real estate and people that are working they want them to have to live elsewhere people who aren't willing to work are going to have to move on to another Community they don't get to sit and do nothing and get to keep on living for free in prime real estate for nothing! They are literally making their landlords go broke!

We had to break our lease because our rent jumped by almost 400.00. Our rent in our new place is 400.00 cheaper. Landlords need to stop saddling us with their expenses and leave us alone. If they did that, chances are they would be at 100% occupancy and their bills paid. Everyone would be happy. Gouging the working poor is not the answer.

I do not see how this is controversial. Inflation has affected everything! There can be no rent control when there are is property tax contro, homeowners insurance/rental insurance, appliances, work orders and materials, repairs that may be needed, any hoas or special assessments fees, water/sewer costs, and more! etc. The prices all go up. The landlords can not pay these increase in prices out of their pockets. The issue with supply and demand will force house prices to go up when there are more people looking to rent a home than there are enough homes. Landlords/homeowners are still people and have not only the cost if their personal property but, they have to maintain the costs, permits, COs, etc that are attached to the home they rent as well. It is a risk and a business to purchase a home. If the landlord doesn't pay the bills they can have their home foreclosure on. The landlord takes all of the risk when renting their home out. Many tenants damage the home, don't pay rent and you have to evict, increased costs, time off work, etc these all decrease the profit that landlord made on that home. Thus when a new tenant moves in the landlord could be in debt for $1k at least. The rent money they charge is not always pure profit as if every landlord is greedy. There are a lot of extenuating circumstances that go into renting ones home. Many tenants do not see those costs because they are built into the monthly rent. Rent increases then are re calculated based on not only the expenses but, the current market. Whomever owns the property is irrelevant frankly as the home still requires certain expenses that are to be paid. The difference could be the employees they have working on the house, realtors, management to collect monthly rent, pay taxes, etc. That is why in order to qualify for county owned homes that are specifically for people who fit certain income guidelines are able to pay the subsidized rent because the state then gives them a tax write off for any loses incurred as well as the rent is paid to them using tax payer dollars. Being a landlord is quite stressful, time consuming, etc it is not just off free or tons of money. There are many states that have now implemented laws that focus more on the side of the tenants than they do on the property owner. So much so you will find some homes empty because the owners do not want to rent their homes and be told what they have to do or get from the prospective tenant(s). If the tenant has children it is that much harder to evict them so a landlord can potentially have tenants in their home who have not paid their rent for months/years while awaiting court, social program help, etc. Thus the bills still have to be paid or the homeowner will lose the home to foreclosure. That is why not every landlord is able to keep costs much below market rate at market rate or need to double current rent. It depends on how their mortgage/loan is written, other major expenses. When some prices rise that are associated directly with residing in the house the price will then go up and usually iit gets passed on to the tenant. This is just the facts of homeowner and renting. I think it would make it more sensible if the Fed and states could set a price for each kind of home but, it isn't feasible when there are to many factors and our economy continues to grow. Anyone speak on Social Security needs to start demanding we revamp this system and provide financially more as these are the most vulnerable among us! The worst is when those depending on Social security, VA benefits, Disability, retired and only receive $1,000 a month (most people get $800 a month on average site says) which is way below the poverty guidelines better yet Extreme poverty (to where those getting welfare can receive in benefits in certain states up to $100k a year and can work full time and still qualify for housing, etc meanwhile in NJ someone gets disability social security and can only make a additional $10k a year or have their benefits taken from them. Many are so POOR they do NOT qualify for low income housing!!! Explain to me how this is proper?! Social security and these programs people rely on because they can not work, are sick, ill in some manner and yet instead of talking about truly revamping this system because there are caps on income when someone collects from these programs that keeps people in extreme poverty. Their only getting a max $12k a year and that if it is not taxable (some states tax peoples social security disability payments!) I think much more people need to address this extreme injustice. Americans in the richest country should not be literally too poor for housing and end up on waiting lists! Meanwhile recently we have illegal immigrants in which the gov whitehouse web states we are spending $1k a DAY to house these people, food, services, lawyer fees to fight deportation, etc all on the tax payers dime! Though we have Americans/american children suffering because their parents are physically unable to work/sick/medical treatment/mental illnesses/too old/retired/etc. How does knowing this fact change your views? We need to demand action be taken. American tax dollars should go to Americans first and foremost!!! No one should be living in extreme poverty unhoused in America when clearly we have the taxes to fund over 6 million illegal migrants so far and those we didnt count but are receiving welfare, healthcare,/insurance, education, etc but cant legally work dur to status illegally being in us. Can we as Americans come together for our fellow Americans who need help? A Country who chooses not to help its own people first can not claim to care about anyone else! We need major reform!

Why mount inflation on the tenant though? If you as an owner have the monetary power to get a property why not take our money (bc is not yours). And go buy another property and make more money that way? Yes taxes go up but that doesn't mean the tenants has to be the one paying for that. And those HOAs fees! Don't even get started.

If you want rent control then you need government tax control insurance Price control and all other cost controls as well you can't just put it on the landlord if all of those costs go up and then call him a bad guy.

Expenses on a property did not go up by double, why is this guy thinking he can double rent and not deal with a upset response from the tenant? Landlords are becoming too greedy and they leave the humanity behind, don't become a landlord if it means increasing the rent by double to pay the bills, this is irresponsible.

It's not "what the market will bear" - it's what the market tells customers they have to bear. One problem is that, when you take so much of the pie, every other industry is going to be shorted because of the exhorbitant price of rent. Plus, they add on ticky-tack fees now. It's gone way too far. Get a grip landlords. There doesn't seem to be much reason for it either.

After what landlords endured since the pandemic started, I can’t blame any of them for raising their rents. Especially not with inflation the way it is. I’m so glad I bought my home now. And all the inflation is practically paying it off for me.

I mean, I understand their costs, but they have to balance that out in a better way though. The object is to keep tenants in the place if you have no residence, you can’t make money then you mark your place is sit empty because you have no residence because residence can only pay with they can afford to pay. Residents have more than just rent to pay there are utilities. There are other bills and if they have children.. there are some residents who may be on a fixed income due to the fact that they are elderly so you have to take in consideration all of that. Resident still have to take on food and gas and other bills not to mention what if they’re helping out a loved one themselves so landlords have to be a little bit more considerate the fact that people are only people and people can only do what they can do.

Cities raise your assessment another $50k every year, so your profit literally goes paying the cities, NOT the landlord. Add that insurance rates go up and the maintenance costs have risen. Most of the rent hike is NOT going to the landlord.

Raising your assessment by 50k does not mean you now owe an additional 50k. As a home owner the prices of houses in my neighborhood doubled. My assessment increased 100k and my insurance increased $500 that YEAR, not per month - per year, he's being greedy.

If you don't want to deal with landlords and paying rent, then be responsible, build your credit, and take out a mortgage on your own property, doesnt have to be a House you could even buy a condo, but I'd rather make mortgage payments to a bank, than rent to some person who has complete control over your living situation, and your rent and can raise your rent at any point in time. Youre just better off owning your own house

I was on a program where they were helping pay my rent but when the program ended hey I had to start paying so that's what I did just like any other American that lives out there that works hard. Let's get America back on track.... My landlord also raised my rent this year it's what he's done every year it's just something that happens you just got to reach out there to other resources like a salvation army they can help get you caught up. But you got to pay your rent that's the American way some of the reasons for raising rent is ridiculous I can agree with that but it's the way he's always done it not this man on video but my landlord

No. There is no reason a landlord should be doubling your rent. Income isn't doubling. Give me one single employer that has doubled their employees wages. This is about landlord GREED. Landlords have no business raising the rent that high just because other landlords in the area are doing so. They just want to maximize profits as the expense of someone else's misery
