@TT1012U

Dario36515 problem with that is that will never change. It will all come down to supply and demand. It’s temporarily a tenants market. Landlords are thirty for tenants and lots of tenants are scrambling to find or maintain employment. Some landlords are increasing rents just to cover the possibility of not being able to raise rents for 5 years. Just no winners in this equation. That landlords should have kept that tenant just to have the income and then be able to market any rent he wants in two years when the economy sees a fraction of some sort of stability.

EXACTLY, it doesn't make sense! *Which lends me to believe there might be something else going on here, I mean, **_we never got the landlord's side of the story._* what if she was a difficult tenant who was costing the landlord out of house and home? what if the greedy district was taxing the property beyond the landlord's capacity to absorb the cost? Maybe the house is going to need major repairs that the landlord will need to make payments on in order to afford? *We can't judge someone until we know.*

*N Why* you need to learn to withhold judgment unless you have all the facts. First of all, why didn't the media reach out to the landlord for their side of the story? That's pretty shady to me. Second, most teachers whom I know have either switched their courses to online format or they are being paid for sitting at home while their schools are closed. Notice how this news story does not even address this issue and the woman doesn't mention it during her interview.
@sean2015

@Truthfears Guilty no actually you don't know what you're talking about. Many landlords are average schmucks like you and I who live month to month just to pay their bills. My mother was a landlord and tenants took advantage of her by moving in with boyfriends/girlfriends or other family members and causing her water bill to skyrocket. When tenants paid their rent late or missed payments altogether, she would miss her mortgage and the bank in turn would hit her with late penalties.
@sean2015
@sean2015 4 жыл бұрын
@Truthfears Guilty now you're talking in circles because first you said all landlords are greedy but now you're backpedaling and saying it's the banks. To answer your question, you do know (don't you? I hope you do!) that most people _finance_ their homes rather than buying them. In fact most people (close to 90 percent) don't even pay cash for their CARS! So why would you expect someone to pay cash for a house, which is usually much more expensive than a car. As far as why people borrow money to buy a home (as opposed to renting, like I do) they do it for one of several main reasons: 1) they view it as an investment. Unlike most assets, real estate tends to appreciate rather than _depreciate_ in value. In some cases it can grow in value quite substantially. 2) People like the idea of owning a home because it gives them a certain amount of "freedom" -- freedom to make additions or modifications as they see fit (e.g. a landlord won't allow his/her tenant to add a new bathtub or redo a kitchen, but if you own the house then you can do whatever you want with it and this can increase your home's value). 3) Buying a home can also qualify you for certain tax breaks.

@M Detlef where in the video does it say the woman is unemployed? Because I strongly suspect she's not. She's a teacher isn't she? All of the teachers in Chicago (where I live) are getting their full salaries ($55K and up) to sit at home. So either she's getting her full salary while she's furloughed or some or all of her classes have migrated to an online format. In fact if she's willing to whine about her rent increase then chances are she would whine if she had no income.

Ill be devils advocate here because it sucks for everyone right now. We dont know the landlords situation. It could be that they needed to raise the rent because of other issues. They might have gotten laid off or or furloughed and the only thing that is keeping them afloat and paying the houses are renters. So they have to increase rent to pay the house and other utilities. You can be a landlord oening 1 house and while live in an apt. Or with family

They might also be taking care of relatives who lost their homes during this crisis and needs the extra income to support them. We also don't know if the teacher is problem tenant. Such as making complaints to neighbors with landlord about small issues. I love how people don't think about the rise in cost to the landlord. Also what if she had signed a long term lease and hadn't had a rent increase in 2 or 3 years? It is a terrible time to have the rent raised on you but it is not like the news wants to cover that aspect. Also whats the market the house is in? It's entirely possible that the increased rent is still low for the area based on growth.

First of all the landlord can only raise the rent when the lease is up for renewal. Secondly, the owner of the house has his property taxes, insurance and maintenance go up every year, he has to pass those costs on to the tenant. Third, no one is forcing her to stay there, move. Forth, she's a public school teacher, her income was not affected by the coronavirus shutdown. Fifth, even at $1150, that's a beautiful house and a great deal.

He has the right to raise the rent and she has the right to move if she's not happy with the new contract.. What if he didn't raise the rent and she decided to move anyway? Could the landlord go to the courts and say "She can't move, I need the rent to feed my family! I can't find anyone to rent in these times. Make her stay and pay me rent!!" No. they wouldn't, and nobody would feel sorry for the landlord. If he can't rent it to new tenants, he loses all the rent for the time the house is vacant. This report is quite 1-sided. Was she paying 800s for a house that the market rent is now $1200s? Unlike owner occupied houses, rental property values are based on how much they rent for. So if the landlord needs to quickly sell due the tenant losing their job from the COVID-19 pandemic the rent must be at a competitive price so that the landlord can avoid foreclosure themselves.

Came into a situation like this when starting to help my mother manage her rental. The real culprit was the taxes more than tripling in about 8 years and my mom was only raising the rent like $10 every other year. When I came on the scene, the rent needed to be raised like $250 pronto just to continue to keep covering expenses, let alone any profit. We really like the tenant, and have been only proceeding with a $50/yr increase until we get the discrepency dealt with. But ultimately the tenant is getting a gift right now. Screw the taxes.

He's now raised rent on this home about 25% over market value. He's losing a good, long term tenant and during a time when everyone is out of work it will be hard to rent at the regular price, let alone the over market price. If he doesn't already have a new tenant lined up, it's going to really cost him to let it sit empty. I wouldn't want to be a landlord right now.

If LL raises it too much they risk losing that tenant. If they don't they risk losing that income. I do not think they are living with her. Based on what I saw in the video, she lives alone. They can do whatever they want if they are adults who are living somewhere else.. She has 2 jobs. She should have the money to rent another home with no issues.

I left the rental industry I worked in it for nearly 30 years, its not right how these landlords treat tenants, theres fees for every aspect of a rental its common for half the deposit to kept for cleaning fees they are nothing but crooks, they brought this them selves greed caught up to them

My sisters landlord is doing the same thing. Raising the rent $500 DURING A PANDEMIC after she lost her job and made little to no money. Karma will come for people like this.

Honestly, all of you people who have never own property call landlords heartless, taking advantage of others, goofy, and all types of names, until you become that landlord paying high property taxes. I rather not rent to anyone than rent under market value PERIOD. Business is business.

This is a non story. The lease was up the rent was more than was comfortable and she found another place. Am I missing something?!

Yes I took my money and brought a teardrop camper for the mean time. It cost me 2.5k for the tear drop but it saved me many hundred of dollars to come. Ill live in it until covid 19 goes away. Then I start to look for another place.
