Lockup with no front door, no garage door and no door locks installed? I would guess the builder has run out of money and I feel bad for the home owners because if there was not corner cutting before, there will be now.

Hi Russell, please be careful making contract comments. Most contracts define payments as being 'on account'. Denying payment can have serious consequences, best for the public to rely on legal advice when considering if to withhold payment.

Very fair comment- on this particular home, the contract was based of HIA - but your comment is correct, and appreciated- thank your mate. We all learn.

@@WABuildingInspections Hey mate, unless the WA HIA contracts are substantially different from those on the east coast, all this project would require to comply with lock up stage per the HIA contract would be front door installed and either garage door or internal door leading to the garage. Having said that, it looks like there are going to be a multitude of issues with this build going forward so we are really talking semantics at this stage

@@andyg9991 I’m sorry but I don’t get this. I think Andy is most on the money…if it had a couple of doors then to my limited knowledge that would constitute lock up stage? Then again, I would have thought that under the contract a lot more work than what had been completed would be required for lock up stage. I also have no idea why you would need to seek legal advice for the contract. Read it yourself? Then go back to the builder from there? It’s highly likely I am naive, let me know where I’m wrong 👍

@@TheCaptain001 Check out clauses 28, 29, 30. The client doesn't actually have a right under the contract to withhold payment. I'm not saying its fair, far from it but it is the case.
