I am in the market for a new home in TN. When I see a home has been staged I know it is overpriced. I refuse to even consider a staged home. Who paid the money for the staging? Who thinks berber rugs, plastic plants, and cheap furniture are going to make the house bring more money. Are they trying to distract me from how small the yard is or how tiny the rooms are? Staging is a big turnoff. House has a lot of space-- is a decent subdivision $650K subdivision house listed for 1.5m.

The owners live in this house. That is just the way they have the furniture set up. "With an average investment of 1% of the sale price into staging, about 75% of sellers saw an ROI of 5% to 15% over asking price, according to data from the Real Estate Staging Association (RESA)."- NAR website. River Sound subdivision has had 12 homes sell for an average price of $1,067,000. You might be confusing this neighborhood with a different one. We wish you the best in your home search. I guess it depends on who you're talking too! A lot of people in 2019, 2020 and 2021, thought they were over paying for homes. Turns out they made quite a bit in just a couple of years.
