I don’t know if China has caesarstone (which is quartz I believe) but we got white caesarstone and it stains! Glad your kitchen bench top worked out well.
Hi Mike, I've living in UK for over 40 years and have to do most of my house DIYs. I've used builders contractors before but end up pickjng up the pieces afterwards myself. You need to have a hawks eye and follow their works all the time. You've got a nice apartment after all those short comings, definitely worth it. Hope you continue enjoy living in China.

It's basically like a full-time job watching them and monitoring their work. Most worked well by themselves but some were really tough to deal with.

The fact that these things happen in every country still doesn’t make it right.
It will be a mess if you involve too many contractors in any project. BTW, the hanging bar table looks good but will be a potential problem. Better add a pillar at the to support it.

Hopefully there's a steel bracket (bar) underneath. Engineered countertops (e.g. quartz) overhangs should not exceed 14".

It's an all-steel frame underneath. i thought the same but so far no problems.
It’s the same everywhere, especially in major cities where demand and cost of living is high. I’m in San Diego, my friend has been remodeling her house, just an average house like any other family, for the last six month, still going. She told me it’s been a nightmare.

Beautiful! Remodeling is very expensive… yeah, even here in the US, saving money means lower quality work so in China, I am sure it’s no difference there. I am so glad you found the right teams. Very nice.
😳 It's been great to watch your apartment remodelling videos. I've just moved into my own Shanghai apartment (rent, not buy), and the stress of that was enough, so I can't imagine how I'll feel like when I remodel my own Shanghai apartment in a few years with my girlfriend. Hopefully I won't fall into the same traps!
I have renovated several properties both in Shanghai and US. To find the reliable contractor and well known brand is always the key. Mike has a good advice here. The good workers don’t speak too much but deed in real.

Hi Mike, im from hongkong. 裝修都有不同的坑,窗的話我們不敢用太大,畢竟香港有很多高樓,而且夏天多颱風。另外廚櫃質料不好,住了几個月長了好多虫子,油漆也不好,几個月後出了好多裂紋。所以老房子是挺多麻煩的,需要自己密切關注

You did right thing in the end. In a long run, it worth the trouble to replace it.
I got one of my key window replaced too. Lesson is that you go for the most expensive window you can afford. Any saving on Window will come back to you in the end.

I learned something new from your experience. Back in 2018, I went back to Shanghai to hire contractors to remodel the condo owned by my wife. We spent 250k RMB for a 81 sq meters 2 BR unit. In the US, we would spend probably 4-5 times that amount to have the same work done. We could have saved some more money, if we did not purchase most of the hardware from a large construction mall recommended by my designer. I think he gets some kickback by referring me to those high end stores. Anyway, it was a lot of hassles. I was constantly woke up in the middle of the night in the US by delivery guy due to time zone difference during the 5 months' renovation. I am glad it was over. I will be more savvy selecting contractor and purchase the materials in the future.

Perhaps appoint the designer to oversee the whole project? They would have the relevant partners that they work with, be it electricians, carpenters, sub-contractors etc… they also would be in better position to manage the whole timelines etc.

It will cost you at least double in total... unless you have money to burn... getting a good recommendation from friends and using ONE main contractor is really the way to go.

I bought a new house in Ottawa, the quality is so so so bad. The builder haven’t repaired for months. I’m stilling waiting day to day and month to month. I don’t know when my house would get fixed.

Thanks a lot for sharing these experience with renovating your apartment. These are extremely interesting and useful! The pitfall was unfortunate but eventually it was fixed in time so not too bad.
This window is tiny relative to the US standard. We have a whole wall of glass windows, and we are at a much higher latitude. Questions: (1) Why was the window assembled on site? Windows are factory made here and lifted up to position. (2) How come there was no City inspection?

You need a minimum of 18" of counter space on either side of the cooking stove (and kitchen sink) as landing area.

Studying with Teacher Mike is a pleasure scene. The big insulation window was installed perfectly by Lao Mike and the renovation team. The cabinet door colour and bathroom tiles dignified the characters of the home master. Every day we meet traps, there is a trap at a corner encounter us occasionally. But the big insulation glass likes Mike's heart deeply, transparency,keeping warm and healthy day and day.

There's a lot to know, but I'm super careful about the outside envelope of the house. Thankfully the windows did not leak. It must have been an expensive mistake, but that is life.

For me, the most stupid thing was not hiring a designer. I thought I could be the designer myself, it turned out that a lot of things could have been done better.
