Two things. If your going spray foam insulation ... we did it and its so nice! If your budget allows for fiber glass only make sure to Mylar bubble insulation then fiber glass. That little reflective insulation type does magic in combination with fiber. The thicker your walls are the less cooling and heating for life. Insulation is one of those things that make or break the home in the long run. Once our pine tongue and groove goes up we have plans to screw the boards in ( this being removable ) for future proofing as we can add 4 more inches onto the home at some point and have a full 8 inches of insulation down the road.

I knew a couple that had a pick-up truck go off the curve in the road, and go through their house. When they rebuilt they got as far as the basement, and lived there for the winter. After spending the winter in it they decided to stay that way, and turned what would've been the floor of the first story into a flat roof. They loved it.

Happy news with the cabin start! Of course we all know that plans can and should change when required. The great thing is that you recognize that and are flexible enough to make the changes before you invested money and time. You're just an amazing couple. Love the changes! I can't decide if switching the kitchen and living room would allow you to enjoy the gorgeous view out over the deck better and utilize that prior wall of windows and won't have to carry groceries so far (like 15 feet is far!) But it's a great plan that will work fantastic. It's going to be a LONG two weeks waiting for the first new build videos! Work safe and happy videoing!

Love the new plans! BEND LIKE THE WILLOW TREE! The only thing I would do differently is to not have that wall between the kitchen & living room. With the way you love to entertain and the family events, it would be easy to adjust the areas accordingly. Instead, I would love to see hand hewn beams for that open cabin feel. I did like the wrap around deck, but understand your priorities. That's one of those things if you really want it, it can be done way down the road...when you are doing things for fun and not necessity. I had to laugh at how quickly you jackknifed into the cabin after the luxury of being in the basement, LOL. So, the upstairs will be one big kids playroom for the winter while the garage is built. Super cool!

Making an adjustment to your plans is a very wise decision right now with the economy like it is. If you know you can do without the extra space, it is the course of wisdom to keep things simple and not put yourselves under the stress that comes with building under dire conditions. You will be better off physically, emotionally, mentally and financially. I wholeheartedly agree with your joint decision to modify the build and to finish the cabin before building anything else. Using the living room and the kitchen as hallway is a great idea. Hallways are kind of wasted space, you just pass through them in some seconds and thats all the use they have. The architect who build our house made the hallway really wide, making the rooms smaller than they need to be. Three persons could walk through our hallway side by side at once, maybe four. Well, he also made a room for drying clothes without any ventilation... I think the new floor plan is great. Enough space for all of you, but budget friendlier. And cheaper to heat. Also in 10 to 15 years from now your kids will be all grown up. Who knows where they will be then? You can easily end up with a house that is way too big. The bigger, the more expensive. Your kids very well might want something of their own, not place their feet under your table forever. Good thing the property is that big, who knows? That might not be the only cabin you build. I think refocusing on what is really needed is a good thing. One thing i noticed is in the lower left corner on the plan, there is a door towards the stairs, but none to the living room. Maybe put the door to the living room side instead to the stairs. There it could block noises from the bathroom to the living room🤭

it is so smart to rethink what can be wasted space....the side porches probably won't be missed at all...smart choices are how to make the most of what you have......and I wondered why you would need a loft with that huge basement....can't wait and I will pray that the weather helps and cooperates with your plans....

Ok, I knew something seemed off about latest rendering of Cabin Plans. This IS NOT to slight Shaun! The rear view of the cabin eliminated the kickers. I would make an opening in the decking just left of your bedroom deck doors, with a gate and guard rail around it, then the stairs would hug the kicker headed toward the garage. That way it’s the least amount of deck space lost above and below. You could probably tap into you GFCI outlet for power for a light to be controlled by a switch above and below. That would keep it a covered stairwell and with a minimum of lost deck space. Hope that helps, and again Shaun’s omission is just not having looked daily at the progress of the job site!

Agree with a lot of your ideas! Cost is definitely a factor. You might want to reconsider your bathroom lay out for the kids. If kids get up in the middle of the night to go the bathroom they will have a long way to the bathroom. Just a thought

Congrats and wise decision. I was thinking cubby/tree house so just a little off. Surprised that you flipped all your plumbing to the other side of the house. Don’t discard the idea of full wrap around veranda. I understand cost but if built to cater you can always add or even mill your own timber down the track. It’s so good to see the excitement on your faces talking about your new plans.

I think that is so much better (especially, as you say in the current costs climate). Being in the UK, I am always surprised just how many bathrooms you guys have. 😮We get one for all the family. (though two toilets is better) if you're lucky you may get a shower too.😶 But, so glad you will be building again. No hard digging like you have done (except for the supports for the decks). You could always add more deck with the wood from your own land at some point along the way. (Unless you build the treehouse first. ) Have a great christmas with all the framily. 🥳🎅🙋‍♀ (I hope Jeff's chickens survive the cold and Antony's too. )

One thing you might want to think about before it happens is that as you start standing up walls and fastening them to the floor there will be leaks from the nail or screw penetrations. Good luck and keep up the good work

All great ideas..especially like the one storey idea, be much easier to heat the place as well as being more cosy. The only misgiving I have is having to walk through the living room after showering but that's just being picky and there probably isn't an alternative. Have you considered putting the fireplace and the TV on the exterior wall instead of where it is now? Then put single full lite doors on either side of the fireplace. This would give you one focal point in the room instead of two focal walls. And you would not be looking into your kid’s rooms. Then I would make the wall between the dining room and the living room a half wall and make the entry into the living room a little narrower for more room for a sofa on that wall. As a designer putting in long sight lines in a smaller home gives the illusion of a larger space. Think about being in the kitchen and looking towards the living room. Your eye would be drawn out the doors and at the fireplace. BTW one of the doors could be a tall window and the door next to the future office a true entry door. That way guests would know where to go to enter the house. You could make a space for some coat storage on the wall where the fireplace was near the entry door.

The walk around porch will save on your cooling bills in the summer. You will get all that money and more back over time. I moved and didn't have AC. I can tell you just how much a little bit of shade can block the sun from turning your home into a greenhouse.
