When I sold my house in AZ in ‘21 the market was insane and houses were selling in a day or two. They’re now sitting on the market for 90+ days with lame $5K price cuts. How is that demand exceeding supply? It’s not.

Houses sitting on the market is usually due to asking too much for them. When you can't sell the house at appraisal, then you have a market demand problem.

Not the same amount of demand in every market, as every acquisition in real estate depends on very local conditions and comps. Some areas do still have quite high demand and people are still willing to participate in bidding wars and pay higher than original asking prices, while in other areas, houses are sitting on the market for many months and inventory is starting to reach pre-covid levels.

Funny how the media continues to lie knowing we all see their BS. My neighbor has listed his house here in SoCal for 849000 for over a month now and no offers - and I haven’t seen a lot of people coming their opening house events as in past open houses in my neighborhood in the last four years. In all honesty I couldn’t even buy my own house at its “market value” with a 3% interest rate, not to mention a 7 or 8 % interest rate - it’s nuts!

The whole “real estate” market is so manipulated and controlled I wouldn’t touch it with a 10 foot pole. That 850k house isn’t worth more than 500 and I don’t even need to see it or know how big it is to know that. Did you know that rates were always over 7% between 1970 to 1991? People have been spoiled by the low rates. Unless inflation magically drops we will probably only get 0-1 rate cuts this year. The fed wants to cut, but it also wants to get inflation to 2% despite it being 3.5% and keep going up. Many people also think the real inflation is much higher.

Even in 2001 when I bought my house the interest rate was 6.5%. I don’t think it’s the interest-rate that’s the big deal, I think it’s the actual price of the house. My house has supposedly tripled in value from what I bought it for in 2001. I could not buy this house today. Couldn’t even come close. So it’s not the interest rates in my opinion, it’s the actual price.

I bought a 350k house in 88 for 9 percent adjustable loan. Fixed was like 12 percent. Kids these days have no idea

@@evinwhiteson4902 That would have put your payment at $2500 a monthly roughly. That would have put just your mortgage yearly payment around $30,000 before taxes/insurance. In 1990 the average household income in the US was only $50,000. Even if we assume that your lender allowed you to go to 40% debt to income ratio that would have put you at earning a min of $75,000/yr. Thus you were in the top 10% of all income earners for that time period. Right now to be in the top 10% of income earners you would be making $165,000. One making that much is not complaining about by a house in places like Florida or Texas. SO no you are are the one who has no idea what they are talking about. Also $350,000 in 1988? The median sales price of a home was $93,000. What kind of luxury mansion where you buying? I am throwing the BS flag on your whole story.

I live in middle of nowhere Mississippi and from another middle of nowhere Bridgeport Ohio and i can tell you, im not buying a sht shack for 200k. Never going to happen. And thats all they want to sell for. Far far over valued. I could buy, in 2003, a huge 5 story home with a three car garage in Vegas, of all places, for 150k. The market, as far as I'm concerned, is dead. Dont see that changing.

@@BREEZYM6015 Damn, dude. You can't even find a home for that cheap in Bozeman, MT right now. A 2 bed, 2 bath home with 982sqft of floor space is going for $810,000! And the house is trash! The median home price here is $856,618. Most homes in the valley now value at over 1 million dollars, and foreclosures begin at $550,000!

If I put my townhouse right now on the market and sold it to myself, I couldn’t afford to live there. It’d be cheaper to downgrade back to an apartment and I’d be paying near $500 a month more for. That’s literally the ONLY metric I need to evaluate the market. They can gaslight all they want. The numbers don’t lie. They do.

The recent interview with Jamie Dimon is everything he's saying with it getting worse to live in 25-26, anyone that's paying attention can see what's going on. I popped on a real estate website there are more listings right now than there ever has been and this is the affluent area of Franklin/Brentwood, Tn and the houses are not moving even with massive drops. It's also made the list of most million dollar homes, it was decent mix of housing now there's hardly anything under $600k. I live in a nice neighborhood it still took 6 months to sell a house down the street dropped it from 919k to 750k before it finally moved. All the other idiots are still listing theirs at over 900k good luck, I'm not buying till I know what's going on with the economy. The last thing I want is to lose my house right after buying it.

The best time to buy real estate is when market crashes. But if u already own & want to move into new home, e.g., contingency, it’s def a challenge unless u get u rent out ur current property, which presents its own issues.

There is no inventory issues in my area. Houses are seating for sale everywhere. Houses that were bought for less than 300k before Covid are listed for $700k now. Crazy times.

Yes, short-term buyers thought they could buy - hold home for just 2-3 years - and then double the price they paid. Delusional! And I have been in R.E. for 25+ years.

Thanks for your efforts,. Much appreciated, What is really true is that vallue and price are two different things. Those houses you walk by I wouldn't want because they have no value for me. I can't live in my house and that house at the same time. If no one buys the price is zero. You are taxed on price. not value. If you buy you set a price and the taxes follow and the gov't prospers. Prices are arbritrary, Keep your money. When the gov't owns them all then they can tax that house of cards. LOL

My mother lives in Bowie,...I live near BWI airport,......my girlfriend and I just got back from the Eastern Shore. You are correct. Everyone in our area who sold a home, and cashed in, is loaded and can't wait to buy, buy, buy. So many govt jobs,....so much money to spend. No fear, no worries, no concerns.

@@s99614 not in the hood, but it does in the upscale areas like Canton Fells point Federal Hill i’ve been trying to buy an investment property in Maryland since selling my old one a few months ago and every single time I put an offer in somebody beats me out I’ve decided to give up for the rest of the year. It’s extremely frustrating. There’s hardly any supply and people are getting over asking price in almost every situation. Pennsylvania’s the same way there’s a big world outside of Florida Florida has major issues because of insurance so that’s obviously going to have an impact on the housing prices but most of the country the housing market because of limited supply is absolutely a sellers market. I sold my property in three days a few months ago with multiple offers and it was just a red brick row house.

I am not seeing these problems where I live in Iowa. I just checked the Sheriff's website and there is only one property in my county on the foreclosure sale list. Average homes in my area are much less than what I am seeing listed in Florida.

The reason they are propping up the housing market, is because they don't want mass defaults and negative equity scenarios like 2008 etc, and the reason they probably don't want that is because of the banking. In other words propping up home prices is an admission that the banking sector is in trouble. That's my take on this. The preferably scenario is to get more buyers, but with high interest rates they can't really do that easily, so their main focus is to try and bottleneck supply and keep the home prices up that way, because once the supply / demand balance shifts, home prices will correct, and that wouldn't matter if lots of people were employed...

Home prices will not go down much, dollar depreciation plays the important role the more it depreciates, it also reflects real estate in a positive way. Land will become valuable than houses

Because there’s no state income tax. If there’s not an income tax states need to make money in other ways, and the most common are higher property taxes, sales taxes, and car registration fees. It’s good to do the math when comparing different states because state income tax is only one factor.

bunch of contractors jumped in to rockford housing market just because it was way cheaper in compare to other areas near chicago, I know guys who bought several 4 or 6 unit buildings and single family homes, all for rent.

Crazy how when you've been employed by a job for years, you only go by doing things the right way and work hard, go in everyday because you don't have the option of working from home, but yet just a simple 2 bed 1 bath house to come home to and relax feels like a luxury mansion. As a result you're all the time tired and only feel like taking a nap. We just have to have patience and don't give up, and use this time to save up because one day later on down the road I think our time will come when our persistence pays off and we can own the little house we always dreamed of.

I agree that things have changed a great deal. Even with my very limited experience. I bought my house in 2001 at somewhere around 6 1/2% interest. Refinanced again at 4.6 and refinanced again at 2.3 and the last one was a 10 year mortgage. Which I didn’t even know they had but I took it. Anyway, paid it off five years ago. I could literally not even afford to buy this house now let alone the payment, so that would be now. the value has tripled according to this crazy market. Absolutely nuts.

They are propping up interest rates by subsidizing them- so they are actually subsidizing the LENDERS not so much the homeowners. The market won't support the mortgage rates otherwise. The HomeOwner gets to write off the interest against taxes, so a double benefit! Where do I sign up?

I live in the Sarasota,Bradenton area houses are still selling like crazy here...a 3/2 1 block away sold in less than 2weeks for asking.....A 7.5% 30 year fixed is a REALLY good rate! The dream world we were in of 5% or less 30 year fixed is a big part of the reason we are in this inflation mess that we are in. remember back to the 1970's and 1980's for over 20 years you would be lucky to find a 30 year fixed for less than11% just saying.

A dude named Jared from Las Vegas now lives in Florida with a youtube channel. He marketed his sell side service today for 3%. Listing, pictures, showings. No mention of buy side fee, so some brokers alreasy are jumping on the bamdwagon to fend only for themselves , even though the buy side fees do not have to go away until July 2024.

Great info Michael and so true! Two of the three homes in my community that went under contract in the past 30 days are now, “Back on the Market”. Historically in my community of 550 homes, there were about 20 homes for sale at any given time, during the pandemic, about 10. Today…..41.

Pre-pandemic is long gone. Used to be able to be able to buy a $200k townhome for $1400 (nothing down) now costs $300k and requires a lot of cash down for a $2100 payment.
