I have watched this interview for several times and recommended it to my friends too. The most interesting part is that Jessie does not always agree with Sean so we can assimilate ideas from different perspectives as an overseas Chinese as well as from that of the locals. Truly inspiring. Would appreciate it greatly if Sean could make a tax expert interview to elaborate on property taxes including capital gains taxes and rental income taxes, in addition to miscellaneous compulsory costs occurring to the landlords both as house residents or non resident investors. For lots of overseas investors, it’s a very important factor for them to consider when deciding whether or not to invest in Malaysia property or whether it’s worthwhile for them to relocate to Malaysia as a retirement solution.

Actually there is one big exception about property marketed to foreigners : Park Regent. It was marketed in Hong Kong and Singapore with the help of Capitaland due to its premium price. It turns out to be the most successful condo in term of appreciation in Desa Parkcity.

But you can have oversupply and speculation at the same time. Sean says you should own three properties, which is impossible for everyone to do in a normal and not speculative market. When Park City launched their landed in early 2005, its below 500k 😂 and people in Kepong was complaining "ccrazy!!" Great video again Sean! The energy rating is important in a warm climate because you do not have to run the AC full blast when you have better insulation and shaded windows. The hotels I stayed in had concrete directly and as soon as you turned off the AC the temperature went to the outside temp directly. Correctly placed solar cells in West-E and Nort-S directions is another competence needed. Science!

Iol property has became a consumable item. It is wise to save in EPF which more a certainty in every year yield up at least 4.5% return. In asia, there is only a country name Taiwan which their property will be exponentially increased for next ten years which backed by their superior semiconductor industry that no one able to catch up . On further than that, Even Anglo saxon countries like Canada not seem to be sustainable. The new economy model will be adjusted the property price by the demand and supply equation.

Property price in Malaysia increased about 4% per annum for the past decade. So the yield of EPF could barely catch up with inflation. By the time we are 50 years old, the amount of money saved with interest most likely cannot buy the same exact property of today. So my advice is to do both, use our credit to get the property and continue saving our money into EPF.

We just bought in Lahat, erak near Ipoh. Why not KL? To crowded, Traffic jam, more expensive and over hyped. Our focus is quality of life not so focused on investment. Keep on mind: Last shirt has no pockets. Live first.

When u've gotten used to Malaysian life, u should go explore d genuine established residential areas like PJ, OUG, Bangsar, BU, Damansara Heights, many more... I spent most of my life in d west.
