I had my home dryer catch fire and smoke up the whole house. Fire dept had to be called. When the repairman came he told me the thermostat went out and that caused the problem. Clothes just got hotter and hotter until it caught on fire. I dont know if commercial dryers would be the same, but its a thought. Hope you find the problem. Be safe.

Mark - suggestions for you. 1. Buy a white paint bucket, a blue paint bucket from Lowes and use your orange home Depot bucket so you don't get the buckets of money mixed up. Having them all the same color is obviously confusing. 2. Paint your keys for your coin boxes different colors and put a corresponding colored dot on the washers so you won't constantly use the wrong keys. Just match the key color to the washer and you'll never have to swap keys to find the right one again. Thx for the videos! Always informative!

Mark - suggestion: Don't tell people where your laundromat is located. In Chicago there are a lot of break-ins AFTER the owner goes on YT and TT and tells people where he's located. It happened to a consignment shop. They did a TV interview and the next day people broke in and stole everything.

I would look into advertising to people traveling through the area that you are open for business. People traveling have to use a laundromats or coin operated washer and dryers at hotels. You could try advertising at hotels and along highways and interstates

Now that the apartment and the shop are rented I TOTALLY think it’s worth buying the 6k machine(s). You are doing a great service to that small community and if you ever decide to sell, it will be way more appealing with larger machines that would convey with the property. That aside…you should put a vending machine outside the building. The local residents and shop guys in the back would probably appreciate it!

You must have a new customer or two that is in construction or something tracking in all that dirt. Or a dirt biker? Maybe bringing their trash in too because they come in straight from work (or play) and it's easier to drop it at your place? I would love to see video of what's happening :-)

You should take the parts from the two broken washers and make 1 running washer and swap the parts from the lower dryer to the upper dryer. Your customers like the higher dryers and it gets another washer up and running. As far as going to three phase just doesn’t sound cost effective. Finding a good repair man seems like it should be higher priority with all the down machines you have between both laundromats.

How often do you guys clean out the dryer ducts? I see you clean the lint traps, but the ducts also need to be cleaned out. It could also be a faulty heating element in the dryer.

The area in back of those clothes dryers could use some 5/8th drywall. Those open stud bays and spots where the old drywall is busted is a good way to have a fire spread thru the building. I also think the tenant in the apartment or someone cleaning out their car(s) is adding to the trash in there. Keep on keeping on....

These machines cost so much. How does it work buying a $6k investment machine when people are probably just going to use whatever you have anyway. If everything costs that much wouldn’t this take like 10 years to break even on any single thing? Not factoring in loan interest but partially factoring in electricity, rent, insurance, maintenance. Then isn’t it about time to replace it by the time it’s paid off? I don’t get how you can afford all this cost and break even let alone be profitable at all. Plus you have to spend time running out on quarter patrol. Or i assume the machines stop working if they’re full. That’s a constant looming task and you could miss a random super busy week causing down time. This prevents you from spending that time working for a salary for example with that time. Doing low effort manual labor. Seems like I’m missing something. Sounds like a cool business i just don’t see how you could ever actually make sense of buying any machines though. I’m sure used ones would still take years and probably break sooner causing a similar profit margin.

It is possible a big machine could bring in $100 a week on its own but hard to know for sure. My big machines in my other laundromat make much more than that. That's $5,200 a year and about what it would cost not including install. It would also make the business worth more. The big question is would it actually make that much, less or more.
