Can’t wait to see the finished build. I was really inspired by mediterranean homes when we visited Portugal a few years ago. If we decide to build in the PI, that’s the type of style I would love to have built.

Hello Wilma & Greg. Fun going on this field trip with you!! Wow, they are making very fast progress. The structural columns all joined together in that way makes for a super-strong house! The house will never fall down and will last for generations. I agree on building a single-story home to avoid stairs. My home in Japan is also a single story. If Sandy and Ellen are willing to share, I’m interested to hear the land cost there compared to Dauin. They will have a very lovely home. David in southern Shikoku, Japan.

Ya really like the way they build with columns in the Philippines, both vertically and the horizontal beams. Makes the house very structurally sturdy. Looks like its going to be a nice house. Next video could explain the orientation (east west north south). I the cement road on the south side of the property? Thanks for sharing, Wilma and Greg...Jim

Looks like it will be awesome. Very best of luck to them. Thankfully they are there to oversee the build. I heard all the warnings, but wanting to get it started put a project manager in mine while I work overseas. Money went missing, Lumber shop was never paid. He ended up in prison, but I never got my money back. A hard lesson harder learnt. Thankfully all completed now and looking beautiful in Isabela.

nice floor plan. are they gonna have a pool or some kind of water set up for soaking in the sun. I like how he gave the contractor a deadline and a penalty for being late. but they need to be careful, putting that kind of pressure may cause shortcuts in building.

Correct, you need to strike that balance between speed and quality. They may do a pool, the couple still discussing that.

With regard to the penalty clause, it was the builder that volunteered the late finish clause, we don’t want them to rush the build, we want a quality build .

That rebar needs to coated to prevent rust inside the column. I’ve seen rebar that wasn’t prepared properly it isn’t pretty. I see rust already forming.

I have seen at least 50 homes being built. I have never seen rebar coated. Question, did you coat your rebar. If so, was it the building practice of your contractor/where is the home located?

I'm curious do they put some type of barrier between the ground and the concrete floor. Like a heavy duty plastic to keep the moisture off the concrete

We will see. Some do, and some don't. If in a dry climate usually contractors do. In the tropics most just layer in gravel and wet gravel before the pour.

Sometimes you see a sheet as a termite barrier, if termites are a problem. If I was building in PH I would insist on a moisture barrier although on this property they are on quite high ground so probably not a problem here.

@@StephenWestrip I live in Florida so the build process is exactly the same because of the hurricanes. But they always put a moisture barrier for the fact that concrete is like a wick it absorbs all sorts of moisture it will actually degrade the concrete

Not available here, would need to special order and have shipped in. Also, I know just about every contractor with 20 miles here. Not one has installed that product in and around this area.

Had the same questions when I was building there. Why post and beam with infill instead of real concrete block? The answer is the hollow block is like sandstone. It can't support even a few pounds of load. It's made locally all over the country by hand using cement and sand and various types of forms. Real structural block is only made in a few places and needs to be transported to the islands at great cost.

Varies greatly by area. Starlink averages 100 mpbs, in Dumaguete 500 is common. Where I am fiber varies by day 40 to 100. At Sandy and Ellen's, not sure if fiber is available. Probably use Starlink.
