Debt free is awesome..everything is paid house, cars, toys, never used credit cards..age 48 have a 400k home paid off..I grew up on welfare and section 8 no clothes for school the next day..no dad drunk mom..pay everything off..stop waiting..work 70+ hours a week and it's amazing what living within your means can do..cheers

They took out an equity line to build a new home and contractor split with money then bank panicked and started calling peoples loans in cause houses were worth less than loans at one point. They lost their show property with their old house and live in a travel trailer.

@@rayhayes1052 a portfolio risk assessment. they could simply decide they want to reduce their own risk. It might not even be related to you at all. It could just be that you're in a demographic that they feel over exposed in. Maybe they notice you've missed a payment, aren't getting pay checks anymore (they can look through all of your accounts) or that your accounts are headed in the wrong direction. it can happen, so it's good to be aware of that.

Yep, so are credit cards. I had BOA shut down 3 cc's with me having emaculate credit. Have multiple lines available so if a bank makes a call you can transfer your debt. Kevin is right, have those lines available for the what if, or potential opportunity.

HELOC's are good for having extra credit when needed. But, there is a yearly fee even if you don't touch it. Unless each bank has different rules on that. I got mine 7 years ago for an addition I never did. Haven't touch it, they charge me 50/year. No big deal, but just saying. Mine is good for 15 years if I need it.

Here's a real world example of why you don't put your house on the line for a loan: My mate's Dad started a company with his uncle and his Dad put his house down as collateral on the business loan. He was also using his superannuation, your 401k, to acquire company owned assets like real estate. Then the covid pandemic hit and the companh lost most of it's income. They tried selling the company but couldn't so my mate's Dad asked his uncle to bail him out temporarily so he wouldn't lose his family home. The uncle refused and instead losing his house my mate's Dad was forced to 'sell' (give away) his share in the business to the uncle including all of his retirement money he had contributed. Fast forward a couple of years post pandemic and the uncle sold the business for mega profits and is a multi millionaire. My mate's Dad still has his house but has no money in his retirement account lives paycheck to paycheck in his 70s. Moral of the story, only borrow against assets you are willing to lose when shtf.

Hey Kev you forgot to mention that when you get a home equity line they introductory rate then prime for the first year or 2. Also there is usually a minimum balance required for the first 2 or 3 years. So if you're going to get a home equity line at the lower rate for the first yearyou may want to consider consolidating your credit cards no sense of paying interest on $25000 that you just have sitting on the sidelines. Besides that I don't recommend people going into debt on their home just to have money sitting on the side for future investments
