House Tour LP6 • I was Surprised by the Price! SUPERB Value Las Pinas 5BR House and Lot for Sale

This house was probably made by the same builder as the other house also in Las Pinas with a similar design and price. There are so many things that I like about the house. First is the aesthetically pleasing built-ins. Most builders will give you built-ins that look old and ugly. Not this house. The built-in shelves look like high-end furniture, especially the one before the dining table. The cabinetry is elegant and at the same time practical. Even the bedrooms have different feature walls that show exactly where to put the beds. You can just put the beds without headboards because these feature walls may act as headboards already. Second, the utility areas where your staff will spend most of their time are all beautifully finished and covered, with ample light from the skylight roofing that even the homeowner wouldn't mind staying in those areas. The clotheslines are a practical way of making sure that the area remains orderly and organized. The staff room, though quite small is a lot better than most of the other staff rooms you featured in this channel. Third, is the layout of the bedrooms. Again, unlike all the other bedrooms of the houses you have featured in this channel which are usually just boxes with windows and a door for the bathroom, the bedrooms in this house have layouts that when you open your door, you are greeted with a built-in that welcomes you to the room. This is because the bathrooms were incorporated in the design of the room to give some privacy because you don't see the bed immediately. This layout of the bedrooms is typical of American or European homes. Most bedrooms in the houses you featured offer no such privacy because once you open the door the bed is the first thing you will see. It is refreshing to see a new layout such as the bedrooms of this house. Fourth is the kitchen. The island is big enough to accommodate a breakfast counter and more importantly, the island is where your buffet will be when you have a family occasion since it can accommodate all the food trays brought by relatives for the potluck. The microwave and oven have cabinetry of their own which is nice but the refrigerator should be next to the sink for practicality because most things you get from the fridge or freezer usually have to be washed first. The patio right next to the dining room is ideal for the Titos who will be vaping and smoking and drinking, of course. There are a lot more nice things in the house but these are the most notable I have seen. The builder deserves congratulations for not skimping on the finishing and the new and refreshing layout of the house. I am really interested in knowing the builder for I might need their services in the near future.

The only thing I don't like about that house is the metal railings on the stairs. I think it can be more elegant if they use tempered glass.

I can tell Jake was truly enjoying touring this house! In turn, it was such a joy for me to watch! I love how every bedroom has its own personality. Unlike other houses where the non-master bedrooms are cookie cutter and too plain!

Out of all the houses i''ve seen, this is by far the best house! It has lots of space for hanging clothes, it was maximized enough to seem spacious, it even has an Entertainment Room and Family Hallway that could be converted to home library, i love the small details in the feature walls, i also love how each room was wonderfully beautiful with each their own design! so much ideas to put furniture and it doesnt feel cramped! and its 27m??! Perfect House!

I like everything in this house except for these: 1) positioning of ref and oven. If you're always cooking, ung effort ng pagkuha ng goods sa ref to sink medyo malayo then pati sa stove. 2) Sana naglagay sila ng storage room. Later on if they have Xmas decors, cleaning tools, etc dun ang storage. 3) cabinets with mirrors facing bed. Personal preference only. 😁

I love the house...excellent. 😍The only downside is the glass windows. I don’t think I’m comfortable and at peace living in a house na walang window grills for everyone’s safety. Kailangan na maipabago pa ang mga windows. Napaka-clever na ng mga akyat-bahay ngayon. Kahit sa subdivision, nakakapasok. They can easily break a glass window ng walang tunog. Ayoko na lang sabihin kung papano nila ginagawa. If you knew it, I’m sure ipapabago nyo ang windows nyo. ✌🏼✌🏼✌🏼

The house is good. Im not gonna lie. The only thing that is lacking are the windows for ventilation. Yes there are fixed windows for light but it cant convert to airflow. Common areas could use some more airflow.

While it is a well-thought out designed house, i would just like to nitpick on some things I've found throughout the video. First, are the bare LED lamps in the garage which could've been housed in an acrylic white box so it would be diffused and not "bare lamps". 2nd, the kitchen is promising and they even throw the Samsung ref included but they should've used the Samsung Bespoke ref so that it's infused with the cabinet design not just a huge rectangular gray box in the corner, and Lastly, the over-the-top design in the master bedroom - the mirror with a blue column that eats up space. Other than that, this house is superb.☺️

Agree, esp with the Master bedroom. Also, there are some design elements around the house that feel a bit disjointed (not cohesive) and a bit tacky, maybe because there are too many textures or mixing of designs in certain areas that you can't really pinpoint what theme or motif is.

I would have preferred the living room area to be more openly connected to the dining and kitchen area, so I can see all the guests mingling with everybody. I like all the bedrooms, except the staff room, way too small with no apparent windows. If this is mine,😊, I will just make that room as a storage area and have one of the bedrooms inside the house as my staff room. I also like the private enclosed lanai or patio(?), to put plants 🌱 then make it as my coffee area. I can only dream😊for now…I would love to see this place in person to appreciate it in its entirety. 💕 I wonder who is the builder/architect?🤔

Mura na mga properties sa south. North of Metro Manila na ang mahal. Laki ng lot area and well designed at that price is cheap compared sa mga properties sa north part ng metro Manila even in Bulacan. Maybe because major infrastructure projects are now focused in the north
