At 10:25, she wanted to say that if you sell your holdings in less than 3 years period (in cases of RIET's), than it would be treated as STCG (Short Term Capital Gain) tax (i.e. 15%) for taxation purposes and if you sell your holdings after 3 year period, than it would be treated as LTCG (Long Term Capital Gain) tax (i.e. 10%) unlike in the case of stocks. And it does not have any Lock-In period.

Some good points which I like abt the channel: 1) Presenting complex points in simple language which even a beginner can grasp 2) Using text and Images wherever required and not just using audio (sometimes audio get missed but having a text of it in the side helps to catch up w/o having to rewind the video) 3) Trying to cover as many FAQs as possible which can come to a viewer's mind.

💯 percent bull-shiting ( Real intention is really doubtful) ...........After you buy, Tomorrow morning this lady shouldn't start saying you should not invest on this (as per her previous track period) ...Definitely it's not ideal time to buy Mindspace ipo esp at this point of time ... During lockdown lots of small medium and large companies shut down their operations , offices ( even nike, Reebok) and stopped paying their rents ... Real estate is the last thing to invest at this point of time.... All Mindspace customers like Accenture travelex Capgemini Syntwl BOA, eclerx, JPMC TCS Wipro hcl have also told their employees ( huge no of employees) to work from home.. then what's need of having big office in an IT park?? You are not investing your money only for Dividends ..right ?? dividends are only a small portion... then you can invest all those Govt companies which are giving less return and good dividends? Why Mindspace real-estate IPO??? Keeping all these pointers , if still anyone suggests to buy , then the intention is highly doubtful.. .Also please note that lots of youtubers, influencers are getting funded from companies to promote their brands,products etc Hence be alert ..dnt fall prey for these influencers who made their money like this .... Whatever loss happens mostly in trade market are from the retail customers ...so it's your money 💰 , be watchful ..rather you can invest in any suited IT companies ( TCS ,Mphasis , Persistent tech Mahindra etc) for next 3 -6 months ...

@@digitalganguli To your last point on IT service firms, all they provide are facilities for offshore development center and branding. Most hardware and software license are paid by overseas clients. These service companies may also pay for travel and external accommodation. Typically, labor accounts for 40 percent of cost. The service company keeps 60 percent and then they hedge the currency in foreign markets as their inflow is in dollar/euro and labor outflow in rupees. Why are you so charmed by the name? There are some differences in nature of labor and capital in various service firms which range from around 30 to 210 dollars giving different branding. Many employees of such firms like to go abroad also. Further, these service companies obsessively collect data to improve margins. You may have to enter timesheets in 3 to 4 places just for a single piece of work. Even top management had to submit timesheets. A little bit too much. Also, these companies are very cash rich. They sit on tons of money if you look at their balance sheets. Some companies even stop serving coffee at 5:30 PM.

Not a lock in period as such, but if you sell the shares/units within 3 years, you'll be incurring STCG tax. I think 15%. After 3 years it's LTCG tax.

No lock-in for investors. The point is that Mindspace has to keep one unit in their portfolio for at least 3 years, means they can't keep flipping the properties the REIT owns. This is to ensure the point of 'steady income'.

17:43 for two years 18 and 19, they have shown zero "Cost of work services" . Meaning they deliberately delayed payments of vendors for two years so that they can show profits after tax.

If the expenses (such as property renovation and others) are greater than the rent collected, then you as a unit-holder won't be receiving any dividends for the current year. But You will receive the rents in form of dividends whether or not the company makes a profit (in terms of capital appreciation). Unless in a case when all the existing tenants defaults which is next to impossible given the current situation of 172 tenants.

And then based on the profit from the operations of the company, additional dividend can be paid out? Additionally, would like to know what could be the percentage of the dividend paid out? In a good case, with slight affects from COVID and assuming rentals are going on pretty good around 75 percent of their properties are occupied etc. ? I am trying to understand how much dividends are we talking about here, if I get 200 units of the REIT after the IPO? Thanks !

Ans as per the Indian Laws for RIET's, a RIET is only liable to pay 90% of profits generated through rent collection and i am assuming that the profits generated through other operations would be used to buy new properties which will further increase the unit price of the RIET.

Thank you for the review. Recently, during a conversation with a friend of mine, I was told that the MNC he is employed with shot down the plan of shifting to a newer office in spite of the fact the business had paid booking amount. The business decided to forgo 15L in view of new norm (WFH). I'm sure all the contacts would have termination clause and if things worsen businesses will try to exercise it. Personally, I feel this is a risky affair in the current condition.

You forget one important point to discuss, which is dividend yeild. This reit is having a dividend yeild of 3.5% which is very low. However post ipo and in f.y 22 it is claiming that yeild will increase to 7.5% were calculation for such basis of estimate is not present in public. Also in your video the avg lease period is 5 year but in future if work from home is encouraged co are entitled to break the lease agreement prior to the expiry as well. Generally most of the companies paying divided yearly. But there are some good companies also and they are paying interim dividend regularly. So there is no limit regarding payment of dividend on annual basis only.

Future model is WFH, big IT Companies understood and moving in that direction, and technologies will be developed on that basis. Save Rent expenses. Commercial properties will be converted to residential and sold as residents.

Leasing companies are seeking discounted rents by as much as 30-40%, due to hit in business as well seeing lesser demand for leasing space in the future. This has been reflected in their prospectus. It's a no brainer that the rental market and property market in general, don't have any growth in near term, and in fact it will be negative. I would avoid this issue like a plague, or should I say Coronavirus.

No, the REIT has to hold an investment for a minimum of 3 years. That is, any property they but should be held with them for three years before they can sell it.

No, I think, if we wanna get tax benefit, v should hold at least 3yrs, r else v have to pay 15% tax on divident (I feel so)

@@prakashb.h.9881 in the video, point 3 of the restrictions placed on REIT's state - "The portfolio acquired is required to be held for a period of at least three years from the date of completion or purchase, as applicable, pursuant tk the REIT Regulations". Her presentation got cut after she said the first line.

Very very useful app I am a retired guy and my retired benefits kept in banks which gives very very low interest@5:5% per year which is injustice to senior citizen whose life is at high risk and frequent unhealthiest status so this type of investment will give better support on monetarily

This is a minimum investment of Rs. 50,000 approx. We as investors must be cautious as well as skeptical. When I read about this REIT offering, I have a few questions: Why an IPO now out of all times? Why would a real estate firm need Rs. 10,000 million now? Aren't there real estate projects at a standstill all over the country? Does SEBI really monitor how the proceeds are utilised? Doesn't this feel like a front to siphon-off money to bail out long dead projects? With these thoughts, I wouldn't take such a risk of a huge proportion.

They are old tax of 30% which they are currently paying compared to new one ,so if they pay 30% the taxable incomes is more and overall profitability is decreased and that which they are going to give us in form of dividend so.. we will not be taxed but we will revieve somewhat same amount if they had gone for new tax . So overall I think it's same whata are your views Ma'am???.... I would like to hear from you??
