thank you for getting back to me. I’ve got 1 more question. I live in Saskatchewan Canada. Winters are incredibly cold, -30c on a regular basis and in the summer dry hot heat. I bought a house with a crawl space. It has a loosely installed 1mm vapour barrier and no dehumidifier it’s entire life. There is no standing water, no mold and everything looks good. I am encapsulating it regardless and am curious if there’s a more budget friendly dehumidifier for a climate where it probably won’t be running all that much. Thanks again.

Hello, I have a weird issue. House is 1986. Part crawlspace and parts basement. Concrete block basement walls and house has a brick veneer. About 12ft so ago we had a drain system installed by a crawl space contractor. We have a sump pump in the crawl space side and everything flows into it from the basement and crawl. What’s weird is the concrete walls in the basement effervescence comes up within about a 18” of the rim plate. When it rains the Mortar joint turn damp and blocks they touch. No running water just damp. It’s like the brick and mortar soak up moisture. Only the wall that faces north does this. Prevailing wind is from that direction and blows against the house there. What’s up? What can we do?

James, if the wall is wet, but not wet enough to get the ground wet, you might want to try and address the issue with downspout extensions and French drains. You might also find this video useful (kzbin.info/www/bejne/b5rbh3adgtuIr80)

If there’s no standing water, it’s a French drain and sump pump usually overkill?
