I'm wondering if anyone else has seen this. My son sold his house in CA last year and he was receiving offers listing "cash at closing to buyer" in amounts that would have given the buyer all of the profit plus thousands out of his pocket! One simply said ALL profit from the house plus an additional 10% in cash to the buyer PLUS they wanted him to agree to pay all recurring and non recurring costs associated with purchase and maintenance of the home for 5 years as reparations! It was crazy what they were asking for. He took it off the market and sold it to an investment group as cash only within a week.

This was a good video. We dealt with some of that when buying the house we are now in several years ago. We had a really good real estate agent (who is now retired) who helped us along the way. It made all the difference in the world.

My wife and I are getting moved to montana within about a year. Your videos have been very helpful thank you! The only real option for us is to buy land and build, which is exciting, yet very nerve racking and also almost impossible to set a good budget on there is just a ton of variables! Nonetheless youre videos have still been very informative and helpful so thank you and I hope your future business prospers sir!

Im combat vet Here in NY .....I have bought homes from the VA loan system back in 2000 Today a lot of vets are saying the Govt is forcing many homes on vets to be much more expensive then the type of home a lot of vets want. They turn down the cheaper homes like modulars with land and make you want to buy much more finished expensive houses.

that keeps the big banks and the builders cashed up. IN Canada the big banks will load huge amounts to young couples and play the "age" game. If you're a senior with cash and pension income, the banks will only count the pension , not your cash, which with two of my senior lady friends was the amount the house cost. It's illegal, but not enforceable.

If I had a magic wand here would be the philosophy that I would impose on people to get them off the plantation. 1. Buy a home that is no more than 5 times your annual income at the time of purchase. 2. Buy a car that is no more than 1/5 your annual income at the time of purchase. 3. Do not retire if you have a car payment or mortgage. 4. Go to the cheapest college or vocational school that works for you. 5. Save a minimum 1/5 of your annual salary every year in a 401k or similar. 6. *BONUS* if you have time left in your working life and you pay off your first mortgage - get another home following rule 1 (repeat this as much as you can) If you do these things & start as young as possible can, then you'll be in the top 1% and you'll be off the plantation in retirement.

Hellinois, what can you say, one of the most corrupt and criminal states in the country……born and raised in Peoria, brother could not wait to leave and have never looked back. In the recent past they had three socialist governors in club fed at the same time. Chicago and cook county are the armpit of that state.🦨

I'm seeing a number of videos about the buyer agent contract changes. It's getting ugly out there. One agent said the first thing a buyer's agent does is call the selling agent to see if they are willing to assist with the buyer agent's commision before viewing a property. Another broker/buyer agent said they plop their fee on top of the purchase offer/price. Maybe seller's agents can have variable sale price depending on how much a buyer is willing to kick in on the commision?

best way to guess a price/worth/value is to know what it take to build a house... don't buy something if you have no clue what it takes to build it or maintain it.... and if you can't build or maintain it YOURSELF then you got no business buying it (cause there ain't no one that will do it for you without charging you TOP DOLLAR ... think about it !... if someone got to come out to fix something for you then you're going to pay them to drive their equipment out there, set up everyday, then tear down the set up everyday and that's a half day's work in itself (so that's twice the cost just for labor and equipment/shop fees) and don't get me started on environmental issues that you'll pay for... if you're from the city then my advice is stay in the city or go play "green acres" somewhere else...

Home inspectors are caught between listing faults, and keeping the seller’s realtor happy otherwise they would not get any future business from them and a bad name with the realtors in general. I was a residential home inspector and the graft and greed is as bad as working for the government. Realtors want a clean report, and major items can easily get misrepresented or ignored depending on the agreement between realtors and the inspectors. Ever notice they never want to allow a potential buyer to be their own inspector, just allow them a couple of casual walkthroughs, and the biggest joke is allowing a dollar amount for fixing small insignificant repairs while larger programs are overlooked. 🙏

If you were worried about what the listing agent thought of you, you weren’t doing your job. I always tell buyers to hire an inspector because 99% of buyers don’t know what to look for. I want the inspector to point out every issue, who wants lawsuits down the road if something comes up that an inspector should have found?

What if everyone was honest, sellers fully disclosing known issues and past inspections, allowing the typical inspection, accomodating typical contract terms, and then sellers fully disclosing their buying capabilities. How necessary would an agent be? Giving up $16k (or more) in fees to an agent for a $500k transaction...that is a lot of money. I don't know. You were describing a worst-case straw man. A roof is SO easy to inspect and very easy to assess. It is things like quality of the well, plumbing, poor wiring, bad septic, bad foundation...those are more challenging, but still, not that hard. When a seller runs to an agent and signs a contract to sell, it seems like the course is set, and all of us end up paying even when a property is ripe and ready to sell. I love to talk to sellers and/or buyers. I have nothing to hide. I believe there are eternal consequences for misleading someone. I agree, a selling agent can guide a seller to make a house more sellable and give advice on sale price, but still...that can be done without an agent. Sigh. Anyone want to FSBO their lakefront, I am always looking.

Unfortunately, that utopia that you describe doesn’t exist. Everyone has always had the choice of whether or not to use an agent, and they still have that choice. Most people aren’t familiar with everything that goes into the purchase of a house and since it is usually the largest transaction anyone ever has, it’s not a bad idea to use a qualified agent. Hopefully, your FSBO deals won’t end up costing you a bunch of money because of something that you weren’t aware of, or worse yet, end up in court. The cost of an agent is WAY less than that scenario.

A good agent always costs you a lot of money ! just hire a real estate attorney to handle things and do your homework and inspection. Realtors are going away this is just step one in the elimination of them. Either way they are telling by around 2030 you will own nothing anyways ! Can you see it coming yet ???

Our family long term lawyer cost as much as a realtor, and in Calif. you pretty much are almost a lawyer if you have a real estate license. the liability is huge, the information and knowledge over the top. Idaho, Montana, et al perhaps not so much, yet.
