That's pretty up to date as far as expenses go. It's a good idea for the video though! I think if I do something like that I'd love to have someone on and do an interview or something. Someone who specialises on tax deductions, optimizations etc.

As a teacher and a first time mom, I have been wanting to try something new esp as teaching field has been hugely impacted by the covid situation. (I have honor BSc deg from uoft and masters in education from uoft - so I like studying and learning new things) I am wondering if working as a part time realtor is a smart idea for a teacher working full time? My idea is weekends and esp, the summer. Would love to see you make a video on working as a part time realtor!

I....don't know 😄 So all of my videos are from my personal experience and my goals. I don't really have any part-time goals. I would say it's 100% a great option. But it will be your small business you are building. It will take work and you will have to be reactive. I'm trying to picture your clients if you know what I mean. Thats where it gets a little tricky because they want great service on their time. Hope that helps a little. I would search that topic, "Real Estate Part-time" I won't be doing any videos on it just because I feel I shouldn't speak on it if you know what I mean. 👍

Hey @callum Your videos are great.... I was thinking to study online and over the course of several months, give my exams and all until I'm licensed... I'm thinking to do this part time as I'm currently working full time in the IT field.. What would you recommend?

Hey Askar, thanks for that! Yes, so just to give you a rough idea, I will be completed the entire program by Sept 17th. I started May 1st. I never studied more than 3hrs a day and completed it in 4.5 months. So that was my time frame if it can give you a good idea! 👍

Yes most if not all brokerages will hire new agents. Maybe some teams within brokerages have some guidelines but 99% of situations they will.

Hi Callum...this video assumes as you say a "go it alone" type of business model. Why then are you including a marketing budget? Is marketing not included as part of the overall support an agent gets by aligning with a particular brokerage? If you have watched any of my other videos Telelisting is ALL YOU NEED to create a $100,000 a year business in you first year. Website, CRM, Weekly training and support also included in our monthly fee. Annual. And the RECO fee is bi-annual.

Some of the payments & expenses are monthly others are annual or even bi-annual.

Hi Callum, I revisited this video and want to clarify about the insurance costs. Are there any other insurance costs, as in the case of other licensed professions, besides the one charged by RECO?

No thats it. eXp Realty actually offers Health Insurance if you like and of course your car insurance might go up a bit as you will be most likely driving a bit more.

You can get creative with the marketing to drain that price down and as you get more sales you can decide if you want to spend more into it but marketing comes in many ways.

Callum hi!! so those expenses are pretty high for agents that are just beginging their career in real estate, is there any way to get around those costs?? I mean, until selling your first property? or is it a must must! ??

It's been a while since I've been through that video but unless I talk on marketing (which some of the best marketing you can do is free) then most you will pay at the beginning and continually yes. You do have the choice to not join a local board. But I strongly suggest against that. You will not be able to provide the proper service to you clients.

Hey Callum, not sure if you have this info handy, but I’m interested in leveraging my property staging skills and business development skills by becoming a real estate agent and offer staging for my properties. Do you know if this model works? Is it too much work to handle? My idea is to work as an agent full time, with a team to help with staging. But I would oversee designs and tell the team what to do onsite.
