The sky is not falling. But this reinforces the number one rule of expat life: ALWAYS have a well-thought out plan B. For me, that means always having sufficient funds available to relocate to another country, and keeping up to date with the visa situation in at least two or three countries, preferably in different parts of the world, that you could happily and quickly relocate to if necessary. These are extraordinarily turbulent times worldwide, and a little preparation could turn out to be a lifesaver.

@johnforrest4373 Went Oct 93. When all you had was a travel book to rely on.. 2 or 3 times a year till married retired and moved permanently during covid. House is in Chanthaburi.

After years in Thailand, doing business in Chiang Mai, I am happy to have left, living happily in Vietnam. Current turmoil will reduce the amount of longer term xpats. Those that are embedded in this country .. Good Luck .

I just had this happen for a Non Immi O Retirement Visa extension in NBLP. The visa extension was granted within an hour, but a week later, i received a call for an inspection. The next day, 2 police officer visited. They interviewed my girlfriend and the next door neighbor (referring to them as witnesses) then took pictures of everyone standing in front of the house door number.

I understand the scrutiny and having your paperwork in check, as a fellow expat in Thailand however, I'm starting to see a large volume of fellow expats that have been in Thailand a lot longer than myself, simply packup and move onto another country or their home country. I get the general feeling from their discussions that Thailand is not a so welcoming country anymore especially towards expats that want to establish here.

Regarding expats reacting by packing up and leaving Thailand, a big question is whether this reaction is desired or undesired by the Thai authorities.

this is the first time immigration police did not visit our home in 10 years for extension of stay based on marriage but got a phone call from immigration to produce another bank book copy of finds during under consideration period. The letters from the bank and all documents required had already been produced in person and the 1900 bt fee was also paid. The update and copies were produced the same day as the call from immigration.Very strange.

I had an at home inspection early this year. The Immigration Office calls ahead. I look at the home inspection almost like a wellness check. There was not a problem but two witnesses were inconvenienced. At least Thai friends get to see how expat retirees are treated.

I was raided...visited...scheduled visit by Immigration, who politely and professionally verified that I lived where I said I did. The immigration officer told me that they randomly choose 5 visa holders per month (Buriram Province)

I was considering residency at one stage but it's a lot cheaper and less bureaucratic to just bounce in and out of Thailand on tourist visas, hopefully they pull their finger out and seal the deal on the 60 days visa free.

best way to be sure bounce in and out I'm full time living in the Philippines and Thailand is my playground...Sad to say every time I'm about to pull the trigger on a fulltime life in Thailand..they add another hurdle..O well until the Thai start to value us Expats I'm full time living in the Philippines.

​@@SanaAll735i am an Digital Nomad. Thailand wants to enforce people paying Tax who stay longer then 180 days per calender year. In Phillipines this is Not enforced (yet), right?

@@ayebo15 do your research is my advice..but I'm sure your only taxed if your income is from or generated or sourced within the Philippines but to be honest I never heard of any expat paying tax hear..

​@@SanaAll735Hi, yes that's exactly what i have heard from some Guys staying in Phillipines since years. Sadly, Thailand is talking about making everyone staying 180 days or longer a Taxable resident, so Phillipines suddenly Looks more attractive now

@@ayebo15 yes, non Filipino citizens who are retired tax residents of Philippines don't pay tax there on income from outside Philippines.

I am on a Thai Retired visa...ever since the US embassy stopped providing income info letter for yearly Visa extensions ...I have had a Direct deposit Bank of Bangkok bank account... When I renew my Visa yearly...a Bank statement and copy of deposits is required....(I live in Bangkok so my yearly immigration paperwork is processed at Lak Si.)

Completed visa run via Poipet border crossing. Only got 30 day stamp. Immigration on both ends sort of “grumpy”… More English spoken on Cambodia side…

I normally go for 2 months. im not sure I would live there permanently from the UK. I dont have the funds even though I'm retired. I met an older man from the Switzerland he told me it's hard to live there permanently. Even if you have funds, it's so complicated.

They're never going to require tax filings for those who are non resident and stay for less than 180 days as there is no requirement for a tax filing is there? Many people have yearly visas and don't become a tax resident, I am such a case with a Thailand Elite visa, I come and go a few times a year but don't cross the 180 day threshold - as such I don't need to 'extend my stay' inside the country as I get a 1 year stamp every time I arrive at the airport, even if I only stay for a few weeks - but I can travel a lot, or sometimes I'll just stay in Cambodia for many months as I have a 1 year visa for there as well.

as you can't legally own a property, I don't see that you could sell it legally neither :D A condo would be different.

@lingua19999 You can own the house. Not the land. Wife takes care of that part. So yes, you can sell. Long as both are in the loop.

I’m a 45-50 year old Thai-American. This week I had my Thai citizenship sorted out and got my Thai national ID card along with a new Thai passport with 10 year validity. I’ll no longer have to worry about this nonsense when I retire.

My Thai wife is in the US right now visiting a new grandchild and will be there for several more months. Do you know what happens if they decide to inspect me - I'm in Bangkok on a marriage visa. I hope the wife doesn't need to be present.

I could care less if they want to pop by for a visit, just give me a little advanced notice so I'm not walking around in my underpants. Last time they visited we bullshitted for a bit and even took photos next to their BMW police car.

Hello can you give me some advice please, I normally get a tourist visa for 60 days on a UK passport, I hear that now you can get 60 days on entry so that will safe the hassle and cost getting a tourist visa. I want to stay for 6 months Am I right in saying I can extend my visa 30 days per time by extending TWICE at immigration and TWICE doing a land visa run? Much appreciated if you can advice if this is all accepted.

I just arrived on holiday 2 days ago, stamp is still 30 days. Not sure what’s happening with the 60 days that was announced.

Not a lawyer (should make that my nickname). Just scrolling through comments. But NO. Actually, no decree, law or anything has been passed. No one can say with any certainly what will be passed, if anything. There is, IMHO, zero change that they will bother tourists with this. They may sometimes lack a verbal filter, but they're not idiots. Thailand gets >10% from their income from tourism, they know better than to f** with that. IF foreigners will have to file tax reports this is going to apply to long-stay visas.

Tax filing has nothing to do with visa type. Anybody in Thailand 180 days or more in a Calendar/Tax year is a tax resident and for singles/couples with income more than 120K/220K THB you have to file a tax return. Thailand guide line for maximum stay on tourist status has always been 180 days and until a few years ago it was a max of 90 days in any 6 month period but that was stopped the same time they introduced the max of 2 land/sea visa exemption entries per Calendar/Tax year. I would expect Thailand to get strict on the max of 180 days on tourist status. Anybody trying to claim their income is below 120K for single & 220K for couples would get refused future visas and extensions due to lack of funds and there are penalties for not filing or false filing and when no tax return has been filed statute of limitation us 10 years so if you get away it now it might bite you latter with penalties of double the tax bill or 200,000 THB fine per tax year which ever is the greater.

@@IsaanMan I'd like somebody to explain exactly how Thailand will track foreign income from 2024 and exactly how Thailand can prove any cash you do remit through a Thai bank account is either INCOME and/or hasn't already been TAXED, on top of that how many working hours will it take to administer and do the relevant checks/audits on it for all the 200,000+ foreigners living there.
