Hi, Sam. I'm sure this is probably an overly general question but do you have thoughts on the advantages/disadvantages of going with a new build in an new development during the current market? Personally, I like a neighborhood with established trees and greenery and I know that building materials are up right now...still, wanted to see if you had any insight I hadn't considered. Maybe it's easier to lock in a new build? Thank you.

Great question - in my opinion it depends on how long you plan on living in the house. If you're planning on buying and holding for a long time (5-10+ years, then I can see more value in going after a new construction. One reason why it makes more sense the longer you go, to me, is that if you plan on selling it quickly, there's a greater chance that the builder will be still building in the development, if it's a large one - that's not the end of the world, but I've seen many people be drawn towards the new houses in the same neighborhood as those that are already built, so it could influence how fast your house sells (other factors are involved). But at the same time, I feel like buying new influences the type of neighborhood you get. They don't feel as mature to me as neighborhoods that have been around for a couple decades. I understand the desire for new construction in a time like this, with multiple offers and competition. But in my opinion, just because you get a house without that competition element doesn't necessarily make it a better option. I would still factor in the neighborhood, the house you get for the money, and the builder, etc. I wouldn't be making many decisions with a large factor being convenience of getting an offer accepted, if that makes sense. New construction can be perfectly fine in the right situations, but I don't see it as an easy pivot from resale just because you don't have to deal with the competition.

Chesapeake, VA city bus dosn't come to start until 6:00am. If you work a warehouse or industrial job and have to be at work by 7:00am DO NOT MOVE TO CHESAPEAKE! IF YOUR CAR BREAKS DOWN YOU WILL HAVE TO WALK AT LEAST 30 MINUTES TO A BUS STOP. Chesapeake is huge landwise and has no downtown area. Morning commute by bus in Chesapeake sucks!!! If you commute by bus or bicycle move to Norfolk, Portsmouth, VA Beach, Hampton or Newport News (bus commute starts at 4:40am in these areas and share the same HRT bus system). Norfolk and Portsmouth is known to be very bicycle friendly with bicycle lanes.

all you are complaining about is public transportation. Chesapeake is somewhat rural, if you want the best public transportation, you need an urban environment, which is NOT the reason to move to Chesapeake! All depends on your point of view. Get a job, get a car, get a house, then all is well.
