The thing is that Dumaguete is expat heavy so the rent prices and food prices and prices for services there are probably higher then in none expat heavy areas . Also you have to consider what u get for the price , furnished , internet included , full pool access , full gym access .you can probably get a cheaper deal in dumaguete if you look around but it also comes down to what standards you want , i mean you can probably rent a bahay kubo for 500 pesos a month with no running water , No electric and no aircon , No internet and sleep on a straw matress if cheap is the way you wanna go .

Hi Geo, thanks for that video on Ayang's Place. That looks like a winner to me! I am coming from the US next April for a 30 day look and see. I was originally going to stay at Heidi's Cabin on Antonio Torres Jr. Avenue but price wise it was around $22.00 USD per night. This place is right at nearly half the price. If you are in Dumaguete when I come through I will buy you a coffee or three at Ground Zero. Kind Regards.

Thanks for sharing this video Gio. The prices in Dumaguete have increased, so this is reasonable. We opted to do a three month lease in Valencia for a two bedroom but paid more. We did the three month so we had time to learn more about the area before making a longer commitment, so I think your advice was spot on!

Looks like a nice place Gio, we may be moving back to Dumaguete next year sometime so good info. Either of the Hermogina's are great as well with the one closer to Robinson's being a preference rather than the Banilad version as it's closer to town. Both the upside and downside is you need all your own cooking gear, utensils. plates etc but if you're staying long term you going to need to buy them anyway. 3 bedroom/2 bathroom townhouse is 18k, studio is 10k. Only AC is the main bedroom. This includes water and very good internet but you pay for the electrical. Minimum term is a month so plenty of time to look around and get to know the city better. 1 month rent for a deposit on both as well.

Well now. I agree, looks well kept, pool is pristine. grounds are nice and clean looking. Yes, the units are a little small, but for 1 person it serves the purpose. And I would be inclined to figuratively incorporate the outside amenities for the space provided. Heck, you can even do a little grilling. When it says the electric and water is not included, are the units individually metered for use, or is the cost commonly shared among tenants? All in all looks like a very fair deal.
