I can't imagine buying a house anywhere without a realtor. Especially in another city. We've owned a place at Myrtle many years now (2 different places over time) and know the area fairly well, but I still would never dream of buying our next house without a realtor.

Thanks William! I hear ya. The income from employment is higher in the northeast. I lived that life and know it well. But I don’t miss the higher insurance, expenses, rat race or shoveling snow 🌴😎 It is true the job income is less here in Myrtle Beach, but so is the cost of living. So I guess it’s all relative. My sister in law moved to Myrtle Beach she is retired and loves it, so my husband and I would love to move there until I looked into Pensions there and unfortunately they tax state pensions so that made up our minds not to move there. So we are now looking to move to Tennessee where they don't tax pensions or IRA's If you receive a pension look into this be smart!!

Hi Jerry, I enjoy your video's as they help me understand different subjects. With that being said Jerry on this particular video you said the buyer lost $34,000 due to the "Stupidity Tax". Unless I missed it and I apologize if I did.....you didn't explain how they lost that money. I can take a couple of guesses as to how they lost that money but it would have been helpful if you explained in detail how they lost it. Thank you.

You're right. You need a knowledgeable realtor if you don't know prices and details about properties. I like what I see in Myrtle Beach, SC. Property taxes seem very low, depending on the property. Other properties seem to have very high property taxes.

Several helpful things I can let you know. This may not be what you want to hear...but its the truth. #1 good rental is harder to find. Why? Because Myrtle Beach area is ranked #2 fastest gowning metro are in the nation. So what is happening is everyone has the same idea, so its about your competition and finding a decent place because someone is already in that rental. #2 We have several clients who have moved here and are renting. What they are finding...is that as prices continue to increase, they are finding it harder to get a place in their price range and they have competition when buying. The one thing they have said multiple times is they wish they would have bought right away instead of renting. I'm juts relaying what they are telling us. By the same token, someone asked me if I am going to sell my house myself. A good agent knows how much to sell for, and how to negotiate the best price for me. Also, by listing, I have every agent/ broker wanting to sell my house, not just me!

I am a great negotiator! Thus I know I need the information you have. PS, I have moved seven times, all at least two states away. Each time I found the perfect property on line that I knew I would love. Then I saw the actual property with my realtor. Never bought one of them, always a different one. I am a firm believer in buyers reps.
