We just moved to the Johnson City area in July 2023. We are Florida natives. We are so much happier in TN. Only shock to us was the cost of water. I mean it can get outta hand quickly when you are used to watering your lawn every day. Other than that we will never live anywhere else. We love the mountains and the weather.

Originally from the Chattanooga area. Moved away years ago and came back in 2019. All was as expected and "normal" for Tennessee home buying save one thing. The real estate agents in the Tri Cities area were like a mafia, more focused on cooking up deals for one another rather than serving the interests of their buyer. I went through FOUR before I found ONE who would respond to what my interests were rather than what he/she thought I should have or want or be interested in. I was a cash buyer to boot. So my advice to anyone moving to the Tri Cities is this, if you have any doubts or concerns about your agent's primary focus or interests, dump them immediately. Don't waste your time with their excuses or reasoning as to why they are not looking out for your interests. What I've found since living here for three years now is that the real estate agent community is cliquish and their principle interest is in moving properties for one another rather than their clients. You are warned.

Thank you for the video...I'm now convinced about TN. I'm living here in California and its hell for me here. I live in gang territory so crime is out of control, homeless people are everywhere, taxes are outrageous, traffic is unbelievable, and politically I'm conservative so people out here think I'm one step away from being a Nazi. because they are so far to the left. I'm also a Christian and so many people here despise me and ridicule me because of my faith. I just want a place where I can live peacefully and worship the Lord. I'm staying here until my mom passes away but then after that, I want out of Southern California. It breaks my heart to see how my state has changed in the 50 years of my existence...eventually I'll have to find a new home. I have several friends that moved to TN and it has been such a culture shock that they can never see themselves coming back to California...even to visit. God bless Tennessee and its great people!!!

Great video! We live in Southwest Florida and took a weekend trip to Chattanooga about 2 years ago and fell in love with the people and the scenery in East Tennessee. We started to discuss moving there, and spent that Christmas in Gatlinburg. We had been leaning toward somewhere around Knoxville...but we took a quick trip to Johnson City, and I was immediately hooked on the entire area. However, my wife still wasn't sold - until she took a weekend trip with a friend and spent more time between Johnson City and Bristol - now she's hooked. We're moving to the area this June, and we can't wait!

I lived in FL for 15 years, the heat there has become untolerable. I can't even visit my best friend in Lakeland anymore. To o freaking hot... TN is nice, but you will have a few mornings in winter that will chill you to the bone, but it is better than FL. I am currently in GA and heading to NE TN likely myself as I am approaching retirement. I have visited a few places in NE TN and like the Bristol area myself, but is it a bit pricier and as far north as you can go in TN too. There are less expensive and more tolerable climates a bit further south in TN... All in all, it is a beautiful and affordable state for retirees. You cannot really go wrong. Watch the crime stats and demographics as you make your decisions...

What does Northeast TN offer for soon-to-be retirees who are looking for land, so they can build their own 3000 sq ft Craftsman dream home, on 3-5 acres of unrestricted wooded land away from highways and traffic? The quiet of nature, with no HOA telling them they can't put up a solid wood privacy fence, have backyard gardens, put up a small greenhouse if they like, and maybe even have 3-4 chickens for eggs. Seems like there's a lot of beautiful land out there, but they are gobbled up by big developers who split it up to investors, and then make it so all you can have is a house with a "view" and social functions. Coming from the overdeveloped Atlanta suburbs, we want our peace and nature back. Can Northeast TN be our retirement utopia?
@TNVAHomeTeam

NE TN is great for people like yourself. It's a huge area geographically and the majority is rural. In between every town is farmland or woods. Very few HOA's in the area in comparison to bigger cities. Go onto Realtor.com & search for land & instead of picking a city, choose a county. Sullivan county, Carter county, or Washington county mightr have some options for you.

The thing you need to know about building a house up here is that the land is hilly, and we're not talking about the long rolling hills of Kentucky, either. There's an astonishing amount of residential architectural variety everywhere you go in East Tennessee because of that, so you might have a single floor bungalow right next door to a split level with a two car garage in the back. Both would have been designed specifically to fit the land they're built on, and the variation is that different just from one lot to the next. The point is, if you're building yourself, you'll pretty much have to get someone to survey a site on the land for you and then custom design the layout to suit the geography. If you decide to do it, I have to admit I'm a little jealous. I love my home, but designing one from scratch sounds like a lot of fun.

A very, very well done video. I have tried Northeast Texas, but find it is NOT for me. I was about ready to move back to Southern PA, but I think I need to check out Tennessee. I would LOVE a slower pace, because everyone in Texas is in a hurry! And, is it ever expensive down here! I'd just like to find the horse areas. Actually, my first farrier in Texas, who has since left the state, told me 2 yrs ago that I needed to look at East/Northeast TN. He said my little Mustang mare would do well there...and he told me I'd never find what I was looking for in Texas. Boy, do his words echo in my mind.

Thank you for all that good info. However, in your videos you usually say nothing about such important criterias as healthcare rating and crime rates in the areas you speak about. Especially when there is comparrison to be made betwern VA and TN. For instance, VA's much higher health care rating (as one of the best in the country and much-much better than Tenessee's in terms of quality, price and accessibility) may be a deciding factor for families with childreen or retirees. Same goes for crime rating and its importance for anyone who is contemplating a relocation.

I have watched your video and you sincere love for the area is evident. I am interested in moving to Bristol and am planning a trip to look at land to put a modular home from Impresa. The home will be roughly 2300 sq st. I’m hoping we can book an appointment. Thanks Kellie Freedman

I live in Trade, TN it’s about as far northeast in the state as you can get. Out of TN’s 647 cities, towns, municipalities and unincorporated areas, we’re the highest, oldest, and snowiest. It’s an amazing place to live in the mountains but with the recent influx of people (which I’m not against) the lack of infrastructure is a real problem. For example if you’re moving here and plan on building there’s a two and a half year wait to have a well dug.

First, the most important thing to me is the PEOPLE. I heard the people there are great in accepting people from out of state. I am a country girl and I love the idea of having lots of land around the house I move into. Secondly, I am retired & need an affordable place to live. Third, I have two Border Colies that are like my children; I need a fenced in yard for them. I do not want to be near a busy highway or mountain roads and prefer to be next to neighbors that have chickens, goats, roosters, donkeys and horses and all what wildlife that makes beautiful music in the morning. I love four seasons. I now live 30 minutes from grocery stores, home depot, samsclub, tractor supply and all the necessary stores. I only go to town once a week & that's fine with me.

I have been wanting to move out of New Jersey and Tennessee is on the list I'm looking to move to. Would like to be around the East Central to North East area of the state where I can have some acreage. Getting away from the big city and fast pace, meet new people, and where I can make a fresh start. Just need to find a job where I can support myself

This is just us, but living in Hawaii,surrounded by ocean, I rarely went to the beach because I was always busy working to keep up with the cost of living. Plus there was never any parking because of all the tourists. Hawaii is amazingly beautiful but God made all the earth beautiful in its own ways. Seeing the ocean when driving always pleased me but now that we are retiring, we are thinking about moving to TN where we intend to enjoy all you’re talking about without going into poverty. Love to listen to you talk. Thanks .
