Loving the attention to detail. There are many out there that wouldn’t even notice/put into place the extra little bits here and there. Seeing you spend that extra time on details would give me confidence everything else we done to the highest standard! Keep up the good work

It’s nice to see the pride in the detail, too many people would ignore these details or make a lame excuse that it can’t be done, the old buildings in Worcestershire and Warwickshire are full of these. I’m looking forward to the refurbishment of your house along with its upgrade, I’ve been responsible for some of these in London and they are always a challenge many problems to be solved!

Interesting to see different regs depending on where you are. Here in NI, our windows are set behind outer skin, in cavity. Also where new extension meets existing dwelling, we need to cut a 50mm strip between outer& inner cavity & insert DPC and 50 mm kingspan insulation. This is to prevent cold bridge & damp travelling into what’s now the interior.

Great to see someone building with a focus on detail and to ensure longevity in the build. As an independent engineer i am shocked when viewing new mass build homes that so-called brick laying pro's cannot build a non complex wall in alignment. Just last week, new build site, every home i had to assess for sign off had on average a 45mm outward slope on the bungalows facing bricks and on two stories builds we went up to 65mm (these are timber frame builds). Where block walls were utilised for rendering these were not only sloping outwards (so bad the lack of alignment could be seen by eyesight only) but there was no consistent mortar layer depth across the row (just looked horrific all be hidden by the rendering). Openings for doors / windows were excessively outside specification and fitters were having to utilise foam and mastic to attempt closure. These homes were not low cost but mid to upper price bracket.

In possible defence....if its timber frame, brickwork follows the framework maintaining cavity size. This has been an issue with timber frame in this country for 30/ 40 years. The timber kits are generally poor, not to correct size and added to that if the workmanship on the kits is poor it effects the outer skin. There's only 1 correct way to overcome any issue with kit/ plumbness, thats to do substructure outer skin post kit erection, setting cavities with a plumb bob from the eaves/ gables. Will never happen with major builders because of time constraints. As an example, a few years ago i did some work for a house builder called Stewart Milne. Stewart Milne are primarily a timber frame kit MANUFACTURER. Their kits didnt fit their houses. On 1 i had a 20mm cavity at dpc level. I measured all walls at dpc height with their contracts manager. Every wall was within 3mm of the plan dimensions, yet no cavity was more than 50mm with the kit up. The kit was oversize at dpc height, if you then factor in any discrepancy in panels being plumb, timber frame does not work in this country because we cant manufacturer it correctly nor construct it correctly. Bricklayers always set a profile up braced above their work height at cavity width, regardless of plumb because basically they have to in order to maintain cavity width and for the lintols to fit over openings. I hope this gives you some clarification as to the likelyhood of why they lean out of plumb. As for bed joint depth, that might be because of the need for a compression allowance, which goes back to the kit. If the compression isnt built into window height dimensions then it has to be done via bed joints. This is my experience and ive worked on many sites over 30 odd years that have been timber frame. I was a brickwork contractor on a few smaller frame developements and i refused to set out any sub structure brickwork until the kit was up. We never had an issue with plumb on those sites.

Always preferred to birdsmouth the rafters over the top plate as well, granted they may have to be cut individually but no chance of slipping! Also it looks as though the corbel didn’t start low enough or wide enough to mask the end of the fascia.🤔not picking fault just an observation😉good work

It should be standard practice on reveals to set back the inside course 25mm. It makes such a difference in the end result 👍 Your clients are you to have you guys👍

I think you made the right call with the kneeler as they say the devil's in the detail and it shows that you have taken the time and effort to replicate those same aesthetics as found in main building. Nice work, Stopping the blockwork 25mm back either side is a nice detail, what compliments it even more is the single sided closer like the Unilin MGW FR Cavity Closer Checked 2400 x 150 x 150 which then sits flush in the cavity.

Definitely worth doing the tile knee, aesthetics are everything with extensions, it's what sets you apart from the run of the mill builders, personally i think i would have repointed all the brickwork above the roofline, where the bathroom window is, but it all eats into the profit, lovely job though.

Another informative yet entertaining video. I look forward to seeing the total overhaul of your own house. Because you mentioned underfloor heating and new central heating system, have look at multifuel thermal store cylinders from Advance Appliances in Walsall. An amazing piece of kit which takes energy from all different sources and stores it as hot water to be used in all forms including underfloor heating as well as radiators. They have a video on KZbin which describes exactly what they do.

maybe not massive difference but there are things we do in a different way. here it is more divided into different companies, one makes the plinth, a mason makes the wall and then the timber comes and makes the rest

Personally I think it is always more satisfying to think back knowing you could not have done better rather than making excuses as to why you did not create a feature when others obviously think its what should have been done. When the feature is viewed few will comment because its how it should be making you think was it worth it? Yes, every time, you can't go back!

I converted our flat roof extension to pitched. Made it up as I went on. Wished I'd seen this 30 years ago. I built outer wall under rafter then pvc clad to cover. Its still up.

It’s the little details that make a good job a great job. You were 100% right to do so. Love the quality of all your work. The elephant in the room with all tradesmen is that off camera is the quality the same. Sadly in my experience no and that’s why I don’t like tradesmen and do everything myself

Not stopping the block work just above the rafters underside, and not making room for insulation on top of the block, will create a thermal bridge... Could result in condensation and mould

I think that youi should of put a kneeler on the other end, but just 3 that is 1 brick high so that if you looked up you would see it under the fascia board.

use a bevel for your raking cuts you can set the angle to the string and youll always have the right angle

Absolutely love the videos bud! Working my way through them! My question is whats the cost differences between different types of extensions? Single story, single story with foundations put in for future 2nd story added on at a later date and also 2 story extensions. The cost also between breeze block outer wall with rendering compared to bricks (smaller and require more plus more time) if much of a difference? I dont know what you charge, but worth every pretty penny! Love the passion you put in and the quality!

Details to blend with existing should always be included. I know you built it over the first lift scaffolding, but I would have started enough courses down so the end of the soffit and fascia were boxed in by the tile corbel. Not sure how you are going to detail the gable end of the fascia and soffit now.

Love watching good builders at work. The only 2 times we had builders they were shite! Ignorance? Laziness? or both I don't know but they made crap stupid mistakes

i love the detail for the overhanging tiles .. really good.. but the roof adjoining your extension.. is there a gap there between your extension .. and next door.. there seems to be a gap .. it will fill with debris and create damp .. is there a gap there ??.. or have you some kind of filling tile to negate that .. thank you

Hello Sean, hope you're well mate. We can't just go to next doors building, we could find ourselves in a whole world of trouble regarding boundary issues. We have to stay well within the land boundaries of the customer. Hope that helps?
