Customers with lots of money are a nightmare there always right in there little world but it sounds like you priced it wrong and we’re unwilling to compromise on things that we’re going to slow you down your stubbornness cost you the job if you build to the drawings and a structural engineer says to take 100mm of the wall where’s the problem it’s on him even if it is a dumb idea

I wouldnt have even started that job unless the fascia was on. Dry verge always looks crap in my opinion.

the glass company a lot of times wont do the lead work when just supplying the frames that would be left to the builder doing the extension but it should have been foamed trimmed and siliconed ready for flashing for the builder

Has anybody reading this employed a builder who hasn't magically found other problems that have to be fixed?

If the window company said up front they won't make it watertight and the builder/customer went with that anyway, it's 100% the builder's problem! Lots of businesses do that sort of nonsense - carpet fitter won't hoover after because they're not a cleaner, electrician won't fill the holes they made because they're not a decorator... Not my job!

I wish we had some sort of system in the UK where the money was held by a third party and only released to the tradesman when both they and the customer say the job is done and everyone is happy. They all just scarper at the first sign of a problem and after payment, forget it!

Was there an arboricultural impact assessment done? Those tree roots should be pruned back to the edge of the soil with a sharp hand saw or secateurs. I cant imagine why they want to go closer when the trees are that close as you said.

Sealant was necessary and the second layer of lead was good choice. Would’ve used a dust sheet on the glass when raking out however…

If I ever move back to the midlands I'd hire you in a heart beat if I needed work doing.

you could put capping stones on that wall.

I would have studded out the parapet , insulated it then added the lead, as you will get cold spots inside and a dew point which may give rise to further damp and mold where the ceiling meets the brick wall.

How come lead is used in the first place, i think i would have used rubber coated steel.

Both ... Window company took the wrong measurements. Builder had to put in those 4 cm spacers so they could fix the glass to the other end...but and in the process they installed the lead backwards so they are also to blame. BTW Why is UK still uses lead on the roofs? 😂 Haven't you discovered how toxic it is? Especially when it comes into contact with water 😂🤣 We use zinc, copper and aluminum in that situation

Iv been a window fitter for 25 years and id say thats poor surveying obviously the fitter has been told to make it work.me as a fitter would have refused to fit it for that reason wouldnt want my name on that and i also do all my own lead work .good 💪

I didn't see any mention of cavity tray's. Any brickwork above the RSJ's should have a cavity tray installed. Otherwise, any water ingress through the external bricks will run down the cavity or between the inner and outer bricks if there is no cavity. Also, the parapet brickwork should have a damp course under the top course and ideally have overhanging coping stones to throw the water away from the brickwork.

The fact that the roof wasn't / couldn't be fitted flush to the wall to make the primary seal is the real problem. The builder the exacerbated it by simply covering over the gap with the flashing. To state the bleedin' obvious ... when the glazier realised that they couldn't get the frame flush the job should have been halted and a solution found. By the way - I'm sure you can order large tubs of sealant and trowel it on - when time allows for ordering stuff.
