Few questions, would be great if you can answer them. This is for a built up property in Delhi (A flat) 1. Is "e change of name" same as mutation? 2. Can i just use the UPIC (property ID) transfer option to tranfer UPIC from previous owner to myself, that would also update the property tax records if i understand correctly. धन्यवाद इस महत्वपूर्ण जानकारी को सरल शब्दों में समझने के लिए। सर मैंने सुना है हरियाणा में आजकल आपकी म्युटेशन अपने आप ही हो जाती है रजिस्ट्री के समय उसकी फीस भी वहीं भरवा ली जाती है। अगर मैंने 5 नवंबर 2019 को एक रजिस्ट्री करौ तो उसकी म्युटेशन हो गई है या नही कैसे पता करें ऑनलाइन ।

Thanks for the detailed information. As said, in case of built-up property (other than agricultural), the Registration of the property is final proof of ownership and Mutation is only for Property tax. So, mutation is not required to prove ownership ?

No, Mutation is not the proof of ownership. It just states the name of the person from whom the property tax should be collected. That's it.

I got all municipal record on line n paying all taxes n electric bill on line. But I couldn't get success in finding my land record in Bhiyan software. My residence is in Naharpara which is missing in software. Even I couldn't get B1 record of my property. If you have any idea plz guide me thanks for your explanation in video. Stay blessed always.

Thanks Sir for the informative video. My father bought a land from a certain Mr.Y who didn't get the mutation done on the land which originally belonged to a Mr.X. Also the UP Bhulekh land record is showing it to be registered under Mr.X and his son and neither the name of Mr.Y nor my father is showing in the record. My question is - Can Mr. Y(Who hasn't done the mutation) sell the land to anyone? Is this a fraud ? Or should my father get his mutation done in his name and the land will be his... Please explain this Sir 🙏

Thank you. Your vedio is very informative. You showed in your vedio that for a house property, mutation is not required in land records if the mutation is done in municipal records. Is this true in all states in India or this varies from State to state? I am asking this because I live in छत्तीसगढ़ state and here some lawyers are saying that mutation in land records is essential if mutation in municipal corporation had already been done for a house property to sell or transfering it to anyone.

बहुत महत्वपूर्ण जानकारी दिया आपने है। Plz Reply. मेरे पिताजी 2001 में खेती वाला जमीन रजिस्ट्री कराई आज तक म्यूटेशन नहीं हुआ। मेरे पिताजी और विक्रेता दोनों दुनिया मैं नहीं रहे । अब विक्रेता और विक्रेता के छोटे भाई के बीच जमीन बंटवारे विवाद में मे कोर्ट केस हुआ है,तो विक्रेता के छोटे भाई मेरे खेत की बुवाई रोक दिए हैं विक्रेता के छोटे भाई कोर्ट का ऑर्डर दिखा रहे हैं कि हम दोनों भाइयों को आधा-आधा जमीन लेना है इसीलिए मेरे जमीन से भी आधा लेने के लिए बोल रहे हैं। मेरी बहुत बड़ी गलती है कि मैं म्यूटेशन नहीं कराया। अब क्या करूं सुझाव दिया जाए।

Thank you for the informative video. For agriculture land, should one then insist on making final payment at the time of mutation instead of sales deed registration? Also, while one goes till mutation to complete the transaction, it still does not rule out the seller may have previously sold to someone else, and it may not be in our knowledge (information hidden by seller), how can one mitigate this risk?

Some times, land developers acquire agricultural land and convert into salable residential plots. In that case, whether mutation is compulsory. In one other case, some time, some colonies are in Panchayat area, after some if municipal committee takes it its jurisdiction , in that case mutation is required. Pls advise.

Very useful video. If a person applies for loan on a property that has been given to him by gift deed, should the loan be sanctioned. Or any other doc is needed ? Like mutation ? Property here is a built up house.

खेत खरीदने के पहले इंतकाल निकलवा के देख लिया कि उसी के नाम है और किसान कर्ज चेक कर लिया कितना है अब और क्या चेक कर की विवादित तो नही है? रजिस्ट्री भी करा ली है पर दाखिल खारिज के लिए तहसील से घर पर एक कर्मचारी आया था बल्कि 1 महीना भी लिए हुए नही हुआ है

Sir u explained it very well. I have a query. Maine 2018 me ek residential plot buy kiya tha lucknow city me. Abhi main upbhulekh par khasra no. Daal de check kar raha hoon to records not found show kara raha hai. Abhi mujhe construction nhi karana hai. To kya mutation karana jaroori hai ya baad me jab construction karayenge tab nagar nigam me register kar sakte hain? Please clear my doubt sir!

Please mention if did not do mutation but purchase land through registered sale deed what will be legal effect .

Very useful Video. Please explain if a residential Property(Flat) is mutated in the name of Successor in the Municipal Corporation based on the Will Deed, is it necessary to get it registered again in the Registrar's Office for change of Ownership?
